MNCs prefer institutional office assets for setting up GCCs in India: C&W
Property consultant Cushman & Wakefield in its report 'Asia REIT Market Insight 2024-25' highlighted that the three listed office REITs have delivered more than 15 per cent of capital appreciation in the last 12 months ended June.
There are three office REITs in India -- Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT -- while the Nexus Select Trust is backed by retail real estate.
As of June 2025, the Indian REIT market, comprising all four REITs, had an operational portfolio size of more than 105 million sq ft.
"By the end of the calendar year 2025, a fourth office REIT is expected to make its listing debut on the bourse," the report said.
Bengaluru-based Sattva Group and Blackstone-backed Knowledge Realty Trust (KRT) have already filed Draft Red Herring Prospectus (DRHP) with the SEBI.
"With 48 million sq ft of pan-India Grade A office space (37 million sq ft operational and 11 million sq ft under development), we expect to see KRT become one of the largest real estate investment trusts listed in India," the consultant said.
The report highlighted that MNCs are preferring institutionally owned office assets.
"At a Pan-India level, GCCs have accounted for 28-29 per cent of GLV (gross leasing volume) on average over the last four quarters up to Q1 (January-March) 2025," the report said.
In contrast, the consultant said that REIT landlords were able to achieve 40-60 per cent of total leasing demand coming from GCC firms.
In the 2024 calendar year, Cushman & Wakefield data showed that the gross leasing of office space stood at record 89 million square feet across seven major cities.
The report also mentioned that India's office REIT stocks have outperformed the Bombay Stock Exchange (BSE) Realty Index significantly.
During the 12-month period up to June 2025, all three office REIT stocks delivered more than 15 per cent capital appreciation.
"The key driver has been the underlying strength of India's office real estate market, triggered by heightened demand from GCCs, engineering and manufacturing, and BFSI firms," the report said.
The consultant noted that REIT landlords are also benefiting from growing preference for premium workspaces by corporates.

Nayara Energy moves Delhi HC against Microsoft for suspending key services
Indian oil refining and marketing company, Nayara Energy, which is backed by Russian investment, has taken legal action against Microsoft. The company said the US-based tech firm had abruptly and unilaterally suspended essential services without any prior warning. "Microsoft is currently restricting Nayara Energy's access to its own data, proprietary tools, and products --despite these being acquired under fully paid-up licences," stated Nayara. Petition filed in Delhi HC The company has filed a petition in the Delhi High Court. It is seeking an interim injunction and immediate restoration of services to protect its rights and ensure continued access to important digital systems. According to Nayara, Microsoft did not discuss or notify the company before cutting off services. "This action has been taken unilaterally, without prior notice, consultation or recourse, and under the guise of compliance," the statement added. Sanctions lead to disruptions Nayara, which purchases large volumes of Russian oil, was recently sanctioned by the European Union. The company is mostly owned by Russian entities, including oil giant Rosneft. Although the sanctions are from the EU, Nayara claims that Microsoft -- a US-based firm -- is not legally required to enforce them under American or Indian law. Despite this, sources said Microsoft suspended Nayara's services last Tuesday. Since then, email accounts and Teams access for Nayara employees have been unavailable. Microsoft has not commented on the matter. Following the sanctions, at least two ships avoided loading refined products from Nayara's Vadinar facility. One crude tanker carrying Russian Urals was also diverted. In addition, Nayara's CEO resigned and was replaced by Sergey Denisov. Key role in India's energy sector Nayara Energy highlighted its important role in India's fuel economy. The company contributes around 8 per cent of the country's refining capacity and 7 per cent of its petrol pump network. It is also developing about 8 per cent of India's polypropylene capacity. While facing these challenges, Nayara said it remains committed to maintaining uninterrupted supply across India. Focus on domestic market and growth Operating under the motto 'In India, for India', Nayara mainly serves the domestic market through retail outlets, institutional sales, and partnerships with other oil marketing companies. The company is also investing in petrochemicals and clean energy, generating thousands of jobs. Nayara added that it complies fully with Indian regulations and continues to work closely with Indian authorities to maintain transparency and accountability.

TCS layoffs: Why India's IT dream needs a wake-up call in the age of AI
Tata Consultancy Services' (TCS) recent announcement that it will be laying off 12,000 employees, amounting to 2 per cent of its global workforce, has expectedly started causing significant hand-wringing about the impact of AI on India's labour market. The clarification from K Kirthivasan, the company's CEO, that the lay-offs are because of 'skill-mismatch' and not AI, however, is unlikely to quell growing unease within the country, as the IT sector has had an outsized impact on India's economic story. It employed just over five million people in 2024 but contributed to around 7 per cent of GDP and accounted for 50 per cent of India's services exports. Unsurprisingly, therefore, the IT sector has traditionally been the most straightforward and sought-after path to upward economic mobility and prosperity for India's legions of engineering graduates, and any dip in the employment prospects of this sector is likely to have significant ripple effects on India's economy and politics. Coupled with several other more bombastic statements by global giants like Meta and Salesforce on the reduced need for entry-level engineers and a turbulent business outlook for India's IT sector, an anxiety-inducing cocktail is born. In this context, there are three key takeaways from TCS layoffs to keep in mind. First, it is of course entirely likely that these layoffs are not caused by AI. Net hiring by India's IT giants has been going down for several quarters, partly to balance the aggressive hiring spree in the aftermath of the Covid pandemic, and partly due to a more volatile global economy, which has reduced spending by potential clients. This slowdown in hiring is not limited to the IT sector. That said, there are also other emerging industries, particularly Global Capability Centres (GCCs), which now employ nearly 2 million, and the startup ecosystem, which are fast becoming attractive alternative employment pathway for young engineers. We are not even sure what the actual impact of AI on employment and labour force participation globally has been so far, so it might be a little premature to lay the blame for these cuts at AI's feet. Second, this does not mean that AI will not have an impact on India's IT sector. Historically, our IT giants have based their offerings on India's labour cost advantage, relying on the hundreds of thousands of engineers who graduate every year to provide standardised, relatively low-skilled services mostly in support functions at a fraction of global costs, best exemplified by the fact that starting salaries in the IT industry have not changed in a decade. AI can already do nearly everything that fresh hires in the sector are expected to do, and if the cost structures allow, there is very little reason for IT companies to keep hiring tens of thousands of fresh graduates a year. It can be reasonably expected that net hiring in these companies will no longer reach the levels seen in the last couple of decades, and any excess workforce, the so-called 'bench' in IT HR parlance, will be systematically trimmed. Third, the anxiety surrounding a single company's lay-off decision is indicative of a much larger issue in the Indian economy – the fact that quality employment opportunities have not kept pace with economic growth rates and the growing aspirations of India's youth. Low wage levels in the private sector and growing living costs have made India's middle class more precariously placed than ever before, indicated by the rapidly expanding use of personal debt for consumption and basic necessities. The advent and increased use of AI will also change the nature of jobs that are likely to remain relevant. Demand, even within the IT space, is shifting from entry-level testing and support work to domain specialists in areas like cybersecurity, cloud computing, full-stack capabilities and AI itself. There is also growing demand for personnel in sectors like data centre management and chip design. While these jobs are likely to be high-paying, they will require significant investments in education and can never reach the employment numbers of the IT sector. With manufacturing not taking off as expected and the narrowing opportunities in IT, fresh graduates, particularly from Tier-II and Tier-III colleges, might increasingly feel bleak about their employment opportunities. The anxiety around TCS layoffs should be seen in the larger context of the structural issues within the Indian economy. Mitigation of any potential negative fallout due to widespread AI adoption on an already stressed workforce will require a multipronged approach, including a rapid, affordable skilling programme, a complete overhaul of India's higher education system, and policy incentives to boost other sectors, particularly emerging areas like biotech, pharmaceuticals and advanced manufacturing. No longer can one sector take on the burden of upholding India's middle class and economic prospects the way that IT has in the past. Savy Infra & Logistics stock jumps nearly 20 pc in debut trade on NSE SME
New Delhi, Jul 28 (PTI) Shares of Savy Infra and Logistics on Monday ended with a premium of nearly 20 per cent against the issue price of Rs 120 per share on the NSE's SME platform Emerge. The shares were listed at Rs 136.50 per share on the NSE SME index, at a premium of 13.75 per cent. Later, it closed at Rs 143.30 apiece, a premium of 19.42 per cent on the bourse. The market capitalisation of the company stood at Rs 298.19 crore on the NSE SME. In volume terms, 32.29 lakh equity shares were traded on the exchange during the day. The Rs 70-crore initial public offering (IPO) of Savy Infra and Logistics garnered a stellar response from the investors by subscribing 114.50 times on the closing day of bidding on Wednesday last week. The initial share sale had a price band at Rs 114-120 per share. The issue is entirely a fresh issue of 58.32 lakh shares. Gandhinagar-based EPC player Savy Infra & Logistics is engaged in the business of engineering, procurement, and construction (EPC) and logistics, with a focus on infrastructure projects. The company also offers logistics services through an asset-light model by renting trucks and drivers. The company reported revenue from operations of Rs 283.39 crore and profit after tax of Rs 23.88 crore in FY25.
