
Branded real estate: Four Seasons completes Mumbai residential tower with 80% units sold
Located in the city's Worli district, the new Four Seasons Private Residences Mumbai development has already sold 80 per cent of its units.
Luxury Mumbai residences reach sales milestone
Described as one of the world's tallest branded residential towers, the project comprises of 41 homes across 64 floors. Residences range from full-floor three-bedroom units to five- and six-bedroom duplexes.

The development includes services operated by Four Seasons employees and led by a dedicated Director of Residences. Homeowners will have access to a Residents' Club, a lounge and media room, private dining area, gym, meditation garden, pickleball court, over an acre of greenspace, an elevated pool with a cascading water feature, and a rooftop lounge with an outdoor cinema and viewing deck.

The design of the tower was led by architecture firm Gensler and interior design studio Yabu Pushelberg. Residences incorporate directional alignments and shapes based on Vastu principles, spacious kitchens, and home automation systems.
Residents will also have exclusive access to the adjacent, newly renovated Four Seasons Hotel Mumbai. The hotel features textile-inspired rooms, AER rooftop bar, Opus restaurant, and proximity to Worli Sea Face, Willingdon Golf Course, Mahalaxmi Racecourse, and the Bandra-Worli Sea Link.
Four Seasons Private Residences Mumbai joins the company's India portfolio alongside Four Seasons Private Residences Bengaluru and Four Seasons Hotel Mumbai.

Emaar's H1 2025 property sales increase by 46% to reach $12.5bn
Emaar Properties continued to deliver solid numbers, as it sustained the momentum in Dubai real estate from the first quarter to more record-breaking numbers in the second. Emaar Properties reported sustained growth across all core business segments in the second quarter with continued strength in property sales, a growing revenue backlog, and improved profitability. For the first half of 2025, Emaar reported property sales of approximately AED 46 billion (US$12.5 billion), a 46 per cent increase compared to H1 2024 and surpassing all previous sales records. Revenue increased to AED 19.8 billion (US$5.4 billion), marking a growth of 38 per cent YoY, driven by robust performance across development, retail, hospitality, and international operations. Emaar reports strong H1 2025 results EBITDA was at AED 10.4 billion (US$2.8 billion), up 30 per cent, with a healthy margin of over 52 per cent. Net profit before tax increased to AED 10.4 billion (US$2.8 billion), recording a growth of 34 per cent. Revenue backlog from property sales grew to AED 146.3 billion (US$39.8 billion) as of 30 June 2025, representing a 62 per cent increase YoY, further reinforcing the company's future revenue visibility. Revenue backlog in Q1 this year was approximately AED 127 billion (US$34.6 billion). Mohamed Alabbar, founder of Emaar, commented: 'Numbers alone don't tell the full story. With 25 new project launches across prime master communities, Emaar Development, the company's UAE businesses, witnessed exceptional growth in H1 2025 as property sales reached AED 40.6 billion (US$11.1 billion), reflecting a 37 per cent surge over the same period last year. Emaar Development reported revenue of approximately AED 10 billion ($2.7 billion), achieving a growth of 35 per cent YoY, and a net profit before tax of AED 5.5 billion (US$1.5 billion), which was up 50 per cent compared to H1 2024. Consolidated revenue of Emaar Properties from its property development business in the UAE during H1 2025 increased to AED 13.5 billion (US$3.7 billion), up 50 per cent YoY. Revenue backlog from UAE developments reached AED 128.6 billion (US$35 billion) as of 30 June 2025, also up 50 per cent YoY. Shopping malls, retail, and commercial leasing The company's shopping malls and leasing portfolio also delivered a strong performance, driven by continued growth in tenant sales and healthy occupancy across key assets. As of 30 June 2025, Emaar's mall assets maintained an average occupancy of 98 per cent. Revenue was at AED 3.2 billion (US$871 million) in the first half of 2025, up 14 per cent YoY. EBITDA was AED 2.8 billion (US$762 million), an increase of 18 per cent. Strong demand for real estate assets in India and Egypt led to Emaar's international operations clock property sales of AED 5.3 billion (US$1.4 billion), an increase of 200 per cent over H1 2024. Revenue reached to AED 1 billion (US$272 million), up 26 per cent, contributing approximately 5 per cent of total revenue of Emaar in H1 2025. Hospitality, leisure, and entertainment businesses also recorded strong performances. Emaar's UAE hotels achieved an average occupancy rate of 80 per cent in H1 2025, compared to 78 per cent in the corresponding period last year. Revenues from the business was AED 2.1 billion (US$572 million). The company added two hotels with over 600 keys in the first half of 2025.

Abu Dhabi's secondary property market hits new highs as growth broadens across the capital
Abu Dhabi: Abu Dhabi's secondary property market – where buyers purchase previously owned homes – continued its upward trajectory in Q2 2025, recording 967 transactions worth over AED 2 billion (AED 2,048,544,561). According to the latest market report from Crompton Partners Real Estate, gains are no longer limited to a handful of hotspots, with price growth now spreading more broadly across the emirate's communities. The report reveals that areas which had previously lagged, including Reem Island and Al Reef, are now recording double-digit price increases. Well established hotspots such as Yas Island, Raha Beach, and Ghadeer posted gains of over 30% in several developments. And with very few communities seeing growth below 10%, the capital city's secondary property sales market is showing the kind of widespread momentum last seen in Dubai during its 2022–23 surge. According to Crompton Partners' latest report, most areas recorded double-digit increases year-on-year, with only a handful experiencing slight declines. Al Reem Island led transaction volumes with 434 units sold worth AED 775 million, while Al Reef 2 posted the highest annual turnover rate at 28%, underlining strong buyer demand for established properties, and reflecting fast-moving inventory. The standout performers were Noya, Viva and Luma on Yas Island, which saw prices surge 47% compared to Q2 2024, while Water's Edge, West Yas, Yas Acres and Ansam all posted gains above 20%. Ghadeer Phase 1-Villas climbed 35%, Reef 2 rose 33%, and Bandar at Raha Beach saw gains of over 30%. Price growth across communities ranged from AED 7,585 per square metre in Reef 1 Apartments to AED 48,404 in Mamsha, the highest average per square metre in the city, highlighting the diversity of investment opportunities available in the resale market. Abu Dhabi seems to be the flavour of 2025. Areas that had lagged in previous cycles, like Reem Island and Al Reef, are now catching up with impressive double-digit gains, while established hotspots on Yas Island, Raha Beach and Ghadeer continue to deliver 20% to 30% increases.' 'The range of pricing per square metre serves to highlight an increasingly diverse market with opportunities across all price points. Dubai Municipality has announced a major surge in construction activity, with more than 30,000 building permit applications processed in the first half of 2025 — a 20% increase compared to the same period last year. The total licensed built-up area exceeded 5.5 million square metres, all approved for immediate execution, with July alone recording 1 million square metres of newly licensed space.
