Bengaluru: The promoter family of drugmaker Blue Jet Healthcare has joined Worli's luxury property rush, snapping up three high-end Mumbai homes for over ₹ 202 crore amid a wave of record-setting deals in the city's most expensive real estate strip. Blue Jet Healthcare chairman Akshay Bansarilal Arora bought two 7,669 sq. ft units with five car parking areas each in the long-delayed Palais Royale for ₹ 57.14 crore each, while managing director Shiven Akshay Arora picked up a 7,747 sq. ft apartment in Raheja Artesia for ₹ 88 crore. The purchases come as Worli's luxury market scales new peaks, with multiple sales above ₹ 100 crore in 2024 and marquee projects like Naman Xana attracting billionaire buyers at record prices. Limited supply, prime sea-facing locations and rising demand are cementing the neighbourhood's status as Mumbai's 'billionaire street.' The chairman's property transactions were registered on 3 May, documents accessed by real estate data platform, Zapkey, show. Shiven Akshay Arora's property was registered on 28 July. While the Palais Royale units were sold by the project developer, Honest Shelters Pvt. Ltd, the Raheja Artesia transaction was a resale deal. The 84-storey Palais Royale, pegged to be the tallest residential tower in India, is still under construction 15 years after groundbreaking. The project has been mired in delays and embroiled in court cases with several buyers even today. It missed another completion deadline in December 2024. Raheja Artesia, on the other hand, is a well-known luxury project by K. Raheja Corp Homes that has been completed and delivered. Blue Jet Healthcare and Honest Shelters could not be immediately reached for their comment on the transactions. A.K. Raheja Corp's spokesperson did not respond to queries. In 2024, 10 homes in Worli were sold for over ₹ 100 crore each, against four such transactions the year before. In total, 30 homes priced above ₹ 40 crore each, worth total ₹ 4,862 crore, were sold in Worli in 2023 and 2024, according to Anarock Property Consultants. This year too, Worli has continued to clock big-ticket luxury home sales deals. In May, Shaula Real Estates Pvt. Ltd, which lists Tanya Arvind Dubash, executive director and chief brand officer of Godrej Industries Ltd, as one of its directors, purchased a duplex apartment for ₹ 225.76 crore in the super luxury tower, Naman Xana. This follows another record-breaking deal, in which chairperson of pharmaceutical firm USV Ltd Leena Gandhi Tiwari bought a 22,572 sq ft space in the same under-construction tower for ₹ 639 crore.

Four Seasons, in collaboration with Indian real estate developer Provenance Land, has completed construction on its latest branded residential project in Mumbai. Located in the city's Worli district, the new Four Seasons Private Residences Mumbai development has already sold 80 per cent of its units. Luxury Mumbai residences reach sales milestone Described as one of the world's tallest branded residential towers, the project comprises of 41 homes across 64 floors. Residences range from full-floor three-bedroom units to five- and six-bedroom duplexes. Bart Carnahan, President, Global Business Development, Portfolio Management and Residential, Four Seasons, said: 'In a city known for its dynamic culture and as one of South Asia's key commercial markets, this development represents a significant milestone for Four Seasons. Record Rs 14,750 crore worth luxury homes sold in Mumbai in 2025 first half

Mumbai: Mumbai's luxury real estate market (Rs 10 crore and above) has set a new benchmark in the first half of 2025, recording the highest-ever half-yearly sales of Rs 14,750 crore across primary and secondary transactions, a report showed on Tuesday. This is an 11 per cent increase in luxury housing sales during H1 2025 compared to Rs 12,300 crore in H1 2024. The overall luxury real estate market hit an all-time high, with a record Rs 28,750 crore in sales value recorded between H2 2024 and H1 2025, according to the report by India Sotheby's International Realty and CRE Matrix. The surge in luxury sales reflects strong momentum in residential demand, driven by rising wealth, investor confidence, and the growing purchasing power of high-net-worth individuals. 'Mumbai's luxury real estate market is at a pivotal moment. Record sales in H1 2025 signal sustained appetite for ultra-premium homes, especially in established micro-markets like Worli, Prabhadevi, Tardeo, Malabar Hill, and Bandra West — driven by better infrastructure and a spate of high-quality new launches,' said Sudershan Sharma, Executive Director, India Sotheby's International Realty. The primary market accounted for nearly three-quarters of sales volume, while the secondary market contributed Rs 3,750 crore, both at their highest in five years. Worli retained its lead as the most preferred luxury destination, contributing 22 per cent of primary sales value. Other thriving micro-markets included Bandra West (192 per cent growth), Tardeo (254 per cent growth), Prabhadevi, and Malabar Hill. 'The 45–65-year age group remained the largest segment of buyers, while those above 65 years grew to 15 per cent of sales. Apartments between 2,000–4,000 square feet dominated, representing 70 per cent of primary sales, the report mentioned. 'During this period, 1,335 luxury units were sold, the highest for any 12-month stretch. The steady rise, particularly in the Rs 20-Rs 40 crore segment, points to sustained buyer interest and a confident, though increasingly selective, high-end luxury buyer,' said Abhishek Kiran Gupta, Co-founder and CEO, CRE Matrix.

According to sources, Uddhav Thackeray gifted Fadnavis a book, titled 'Hindi chi sakti havi ch kashala? (Why should Hindi be compulsory?)'. The Fadnavis-Thackeray meeting took place inside the chamber of Ram Shinde, the chairman of the state legislative council, who is known to be close to Fadnavis. Worli MLA Aaditya Thackeray also took part in the meeting. Mumbai: A day after Maharashtra Chief Minister Devendra Fadnavis, speaking in the state legislative council, made an offer to rival Uddhav Thackeray in a lighter vein to join his side, the two leaders had a meeting at Vidhan Bhavan Thursday. The leaders held talks over the post of the Leader of Opposition in the state legislative council against the backdrop of the tenure of the current LoP, MLC Ambadas Danve, expiring next month, sources said. LoP Danve is from the Shiv Sena (UBT). On Wednesday, speaking at LoP Danve's farewell in the council, Fadnavis joked there was no scope for Bharatiya Janata Party to sit in the Opposition till 2029 when the term of his government comes to an end, but that Shiv Sena (Uddhav Balasaheb Thackeray) 'can come this side'. The CM said, '[In] 2029, we have no scope of sitting in the Opposition. But Uddhav ji, you can shift to this side. This can be thought through.' Outside the Maharashtra assembly, Uddhav Thackeray dismissed the comment as 'banter', something that 'need not be taken seriously'. During the winter session of the state assembly last year, Thackeray had a meeting with Fadnavis, as well, at the Nagpur Vidhan Bhavan, supposedly to congratulate him for taking over as the new CM. The rising interaction between them comes at a time when a silent power tussle is underway between CM Fadnavis and his Deputy CM Eknath Shinde.
