
Luxury Development Edition Birmingham Secures £127.5 Million Backing From Eldridge
The loan from Eldridge Real Estate Credit follows existing funding for the project provided by PGIM to Court Collaboration.
Funding will support the construction of the flagship 581-apartment scheme in the heart of Birmingham. The new debt facility provided by Eldridge Real Estate Credit is one of the largest fundings announced this year for a residential development outside London.
Edition Birmingham, which is being sold and marketed by Select Property, is located off Centenary Square, close to the Library of Birmingham and the £1.2 billion Paradise scheme. It is a short walk away from Colmore Row, the heart of the city's business district. The development's one- and two-bed apartments are split between two connected towers of 46 storeys and 15 storeys.
Midgard has been selected as the contractor on the development, which has already secured over £87 million in revenue through off-plan sales. Phase one is expected to be completed by 2027.
Edition's residents will have access to an unmatched range of wellness-led amenities and benefits. Alongside cutting-edge gym and spa facilities, residents will enjoy a 20-metre above-ground swimming pool with an accompanying hydro pool, plunge pool, sauna and steam room. Residents will also be able to relax at a sky lounge complete with private dining experiences on the 44 th and 45 th floors.
The development also includes a premium co-working lounge, called The Study, and outdoor co-working space on a 14 th -floor garden terrace. Other outdoor amenities include a 9,000 sq ft podium terrace with a cinema screen and a BBQ area that connects the two buildings.
Eldridge Real Estate Credit invests in real estate credit opportunities throughout the US, UK and Europe, including construction, transitional, and special situation opportunities across the capital structure. The platform has originated over $10 billion in loans, leveraging an experienced team with a disciplined approach seeking to create long-term value.

Trump announces tariff deal with South Korea — U.S.'s 6th-biggest trading partner
President Trump announced Wednesday he has struck a trade deal with South Korea, imposing a 15% tariff on goods from the country. Mr. Trump wrote on Truth Social that South Korean goods will face a 15% tariff — lower than the 25% he threatened earlier this month — while U.S. imports to South Korea will not face tariffs. He said South Korea will be "OPEN TO TRADE" and will accept U.S. automobiles. South Korea appears to be the latest key U.S. trading partner to reach an agreement with the Trump administration, ahead of a Friday deadline when Mr. Trump says he'll impose hefty tariffs on dozens of countries. The South Korean government has not publicly confirmed the deal. The president announced a deal with Japan last week and a deal with the 27-nation European Union on Sunday. Deals are still outstanding with the U.S.'s three largest single trading partners: Canada, Mexico and China. In addition to the 15% tariff, Mr. Trump said South Korea agreed to "give to the United States $350 Billion Dollars for Investments owned and controlled by the United States, and selected by myself." South Korea will also buy $100 million dollars' worth of liquified natural gas or other energy products, and will "invest a large sum of money for their investment purposes," the president said. South Korea was the U.S.'s sixth-largest trading partner last year, not including multi-country blocs like the European Union, according to Census Bureau data. "A Whale of a Problem: Why Self-Custody Might Sink Bitcoin Giants"
For over a decade, the mantra for bitcoin holders has been clear: "not your keys, not your coins." But as bitcoin matures into a globally recognized asset, that mindset is no longer sufficient for whales managing hundreds of millions in BTC. The recent movement of over 80,000 BTC from eight Satoshi-era wallets — the largest such transfer in bitcoin's history – has reignited attention around how legacy holders manage and eventually unwind vast positions. Holding spot bitcoin directly, especially in large quantities, exposes investors to avoidable risk, operational headaches and regulatory friction — not to mention the kind of custody nightmares that can keep even the most seasoned holders up at night. Physically backed crypto ETPs have been available in Europe for over seven products combine the transparency and safeguards of traditional markets with the innovation of digital assets — offering stronger security frameworks, improved liquidity access, tax and compliance efficiencies and the ability to use them as collateral for loans. For large holders, the case to move into regulated wrappers is becoming too strong to ignore. Liquidity is a major concern. Large holders who want to unwind a position often face significant slippage and counterparty risk on centralized exchanges. Alternatively, they must appoint external firms to manage the process, triggering time delays due to onboarding and KYC and often paying a premium in execution. With an ETP, the administrative hurdles are front-loaded; once onboarded, the investor has access to the ETP's liquidity pool, simplifying and accelerating exit strategies when timing matters. Many whales believe that self-custody maximizes security. In reality, managing large spot positions is incredibly complex. Key management, cold storage logistics, succession planning and internal controls require infrastructure that few individuals — or even crypto-native funds — can maintain securely at scale. Regulated ETPs sidestep this entirely by offering professionally managed custody solutions — combining segregated accounts, insurance coverage and direct oversight from financial regulators. European structures go even further with bankruptcy-remote frameworks and legal title to the underlying BTC. This isn't about giving up ownership, in fact, it is an upgrade to how that ownership is held: securely, transparently and with institutional-grade safeguards to avoid loss and fraud. For example, the Lazarus Group, one of North Korea's most notorious hacking organizations, has been responsible for a significant number of crypto-related breaches, resulting in the theft of $1.5 billion this year alone. This is especially valuable in jurisdictions like Switzerland and Germany, where long-term holders can optimize capital gains treatment. For whales thinking long term, the flexibility of in-kind flow is a major upgrade. It also unlocks new financial optionality; rather than selling their bitcoin during a major life event like buying a home, investors can borrow against their ETP holdings and access liquidity without ever parting with the underlying asset and triggering capital gains. Self-custody will always have a place, especially for users in unstable regions or those needing financial sovereignty. But for whales with scale, the trade-offs of holding spot BTC are increasingly hard to justify. Bitcoin ETPs are simply less of a headache: they reduce risk, improve liquidity access, simplify compliance and offer long-term infrastructure for serious capital allocators, allowing big investors to sleep easy at night. The future of bitcoin ownership isn't about whether you can hold your keys, it's about whether you should.
