UOA Development enters Johor property market via jv with Uptown Haven

UOA Development Bhd, through its wholly owned subsidiary Regenta Development Sdn Bhd, has entered into a joint venture with Uptown Haven Sdn Bhd to acquire and develop a property project in Johor.
The parties today signed a shareholders' agreement and subscribed shares in Midtown Sanctuary Sdn Bhd, the joint venture vehicle that will own and develop the land.
UOA and Regenta will jointly hold a 75% equity stake in Midtown, while the remaining 25% will be held by Uptown Haven, a private property investment firm owned by Ian Ong See-Yen.
Midtown has entered into a sale and purchase agreement with Symphony Access Sdn Bhd to acquire a 4,918.119-square metre freehold land in Johor Bahru for RM62.4 million.
Following the share subscription, the paid-up share capital of Midtown is RM250,000.
UOA, via Regenta, holds RM187,499 in capital, representing a 74.9996% equity interest, while Uptown Haven has subscribed for RM62,500 worth of shares, equivalent to 25%. Regenta itself holds a nominal RM1.00 in Midtown, or 0.0004%, as part of the structure.
The project will involve the development of serviced apartments for public sale.
UOA and Uptown Haven have also agreed on key governance terms, including board representation, pre-emptive rights, and profit-sharing in proportion to their respective shareholdings.
The joint venture marks UOA's expansion beyond the Klang Valley and is not expected to have any immediate material financial impact on the company.— TMR

KUALA LUMPUR: The Federal Land Development Authority (Felda) will consult the Prime Minister's Department to determine the best approach for distributing the RM100,000 allocation to each village in its land schemes, as announced by Prime Minister Datuk Seri Anwar Ibrahim yesterday. Its chairman Datuk Seri Ahmad Shabery Cheek said the move aims to ensure the funds are distributed efficiently and achieve the government's objectives. "We will refer to PMD to establish the appropriate criteria for recipients to ensure that the assistance is properly utilised and achieves the intended goals," he said. He said the allocation would be tailored to the needs of individual villages, some of which have Land Scheme Working Committees (JKTR), cooperatives, or youth councils. Ahmad Shabery said this to reporters after launching the Felda Robo and Novate 2025 programme, themed 'Young Innovators, Global Future,' at the Mega 3D Carnival (MK3D) 2025 at the Malaysia International Trade and Exhibition Centre (Mitec). Also present was Felda director-general Datuk Dr Suzana Idayu Wati Osman. Yesterday, Anwar announced the RM100,000 allocation for each village under Felda to fund development projects decided by the local residents. This initiative aligns with the Madani government's focus on consultation and empowering the people. Regarding the delisting of FGV Holdings Bhd (FGV) from Bursa Malaysia, Ahmad Shabery said it should not be viewed negatively. He said delisting will allow for a restructuring of the company without being constrained by the regulations governing public companies, ultimately enabling Felda to fully own FGV and run welfare activities for settlers more effectively. Anwar had earlier confirmed that Felda would have control over FGV's direction once the delisting process is completed, which will begin on August 28.

Key initiatives include tourism projects, SME support, and infrastructure upgrades tailored to local needs. In Selangor, Hassan Mukmin Amat, a second-generation settler, proposed developing recreational attractions like an ATV park to boost tourism. 'Sungai Bernam is already popular among anglers, so we can capitalise on that,' he said. In Terengganu, Mat Zain Mat Uyob plans to purchase a tractor to reduce palm oil transportation costs. 'This will save RM60 per ton and increase settlers' income,' he explained. Kedah's Felda Laka Selatan will expand cabin accommodations due to high demand. Rodhi Md Rejab noted, 'Our cabins are fully booked weekly, thanks to our strategic location near schools and the Thai border.' Melaka aims to support local SMEs. Nizam Baharom said, 'A sales hub will help small businesses market snacks like chips and pastries more effectively.' Perlis will focus on facility upgrades and social programmes.
