
RERA cracks down on flashy real estate ads with new rules
But under a recent order by TNRERA (Tamil Nadu Real Estate Regulatory Authority), builders showcasing ads with vague, exaggerated, and misleading claims are set to get pulled up.
With this crackdown, TNRERA has sent a strong message to the real estate industry: promotional gimmicks and half-truths will no longer be tolerated. The era of unchecked advertising is over. And buyers, finally, have the right to clarity.
TNRERA has made it mandatory for all real estate advertisements whether in print, on television, outdoor hoardings, digital platforms, or social media to prominently display the project's RERA registration number, a scannable QR code (as per form-C), the official website of the authority, the approved location of the project, and complete promoter contact details.

The guidelines, which came into effect on July 1, also prohibit the use of vague disclaimers such as "terms and conditions apply", and prevent promoters from using inflated phrases such as "100+ amenities" that are not backed by actual, verifiable offerings.
The order by chairperson Shiv Das Meena, states that the directive is aimed at curbing misleading practices and ensuring that buyers can easily verify the authenticity and legal status of real estate projects before making decisions. The rules specify that RERA details must appear at the top right corner of all advertisements, including hoardings and print material, with a minimum font size to ensure visibility.
"The mandate also extends to the finer details. Every ad must mention the promoter's name, office address, and contact information. If a landmark is cited, only the actual distance via the most commonly used route is allowed no reference to travel time, which can vary with traffic, is permitted. The location must match the officially approved plan submitted for registration," said S Ramprabhu, chairman of the DTCP committee at the Builders Association of India.
For projects exempt from RERA registration such as those completed before May 1, 2017 the advertisement must clearly state the exemption and the reason. In addition, online property portals are no longer allowed to feature or promote any project that does not carry valid TNRERA registration details, QR code, and the official website address.
Media outlets, too, are being held accountable. TNRERA has warned that any media platform publishing non-compliant advertisements could face escalation to the Ministry of Information and Broadcasting and other regulatory bodies.
Violations will attract penalties under sections 61 and 63 of the Real Estate (Regulation and Development) Act, 2016.
To support these changes, Regulation 8(3) of Tamil Nadu Real Estate Regulatory Authority (General) Regulations, 2018, has been amended to make it clear that all real estate publicity whether through press, banners, pamphlets, or social media must carry RERA registration details as prescribed under the revised Regulation 6.

Kerala has set an example of a 'welfare magnet State' through its 'systematic and organised labour welfare initiatives and inclusive development', especially for migrant labourers, says a paper presented at the 'Regulating for Decent Work' conference of the International Labour Organisation (ILO) at Geneva between July 2 and 4. The paper, presented by K. Ravi Raman, member, State Planning Board, also suggests the possibility of designing a better economic and fiscal strategy towards the migrant welfare system, including an 'exclusive budget' for the guest workers. The cost to the State to ensure dignified work and living conditions for them by maintaining welfare benefits for another five years is estimated to be ₹454 crore. Mr. Raman says that Kerala was the first State to implement the Inter-State Migrant Workmen (Regulation of Employment and Conditions of Service) Act, 1979, 'in letter and spirit,' by registering those who bring workers to the State and by providing a comprehensive welfare package for the workers. The government introduced the Kerala Migrant Workers' Welfare Scheme, jointly implemented by the Kerala Building and Other Construction Workers' Welfare Board and the Labour department. The social safety net includes health and education assistance, death benefits, financial aid for repatriating the body of a deceased worker, financial relief for those who are permanently disabled and unable to work, medical benefits, terminal benefits, educational grants, and maternity benefits. The welfare schemes are implemented by the Labour department, the Welfare Board, and the State Health Agency. Migrants are able to generate an average surplus income or savings of about ₹4,000 per month. Moreover, around 32% of them remit more than ₹30,000 per year. It is estimated that the annual outflow to other States from Kerala is between ₹7,500 crore and ₹8,000 crore. The paper points out that rapid urbanisation, demographic shifts, and changes in fertility rates are key factors contributing to Kerala's current status as a favoured destination for inter-State migrants. The State has the highest proportion of elderly people — the non-working-age population — at around 14%, well above the national average of 9%. The total fertility rate has declined to 1.5, well below the replacement level. This drop has led to a shrinking domestic labour pool, a trend that is even more pronounced among the Scheduled Castes, from whom a significant portion of the workforce is drawn. The State's average population growth rate is expected to turn negative within a decade, with some districts having already arrived at this figures. With mortality and fertility rates reaching saturation, Kerala's demand for workers continues to rise and is currently being met by inter-State migrants. The wages on offer are also higher — ₹893.6 compared to the all-India average of ₹417.3. Migration typically occurs from high-fertility, low-wage regions to low-fertility, high-wage regions. However, Mr. Raman points out that with declining fertility rates and rising wages in the sending States, Kerala is likely to witness a drop in the number of inter-State migrants in the near future.

The bidder with the highest bid was technically disqualified on flimsy grounds, whereas the other bidder was already a close business associate of Baramati Agro with no financial capacity or experience of running a sugar unit, the ED said. Talking to reporters here, Pawar said, "When the ED registered the FIR, it named 97 individuals, including some political leaders. My name was not there. Before Baramati Agro purchased the sugar mill, the unit was under an administrator's control as there was no properly elected board of directors. It was the administrator who floated the tender, which Baramati Agro later secured through due process." During the probe, the ED kept all 97 people aside and started a probe against him, he added. "In 2024, I was called to the ED office twice for questioning. I was questioned for 12 hours, I gave all the information to ED officers. They probed everything. They even visited the mill. Though the ED has taken the symbolic possession of the mill, it is still run by me. No farmer will face any issue," he said. Of the 97 persons named in the FIR, many are now associated with the BJP, the Eknath Shinde-led Shiv Sena or Ajit Pawar's NCP, he claimed. "There is an attempt to single me out and take action against me by ED. This looks political but I will fight this battle and win it," he said. When asked why he believes he was targeted, Pawar said, "If you observe, I am the only one who is actively raising voice against the government in the current monsoon session of the legislature." Now that the chargesheet has been filed, the matter lies in the judiciary's hands, he said. "We were waiting for the chargesheet to be filed. Now that it has been filed, we trust the judicial process and are confident of getting justice. I am absolutely convinced that I have done nothing wrong. I am not afraid. We are not among those who run away. We will fight this battle. We are Marathi people - we do not bow before Delhi," he asserted. Court grants time to arms dealer Sanjay Bhandari to avail legal remedy against order declaring him fugitive
New Delhi [India], July 12 (ANI): Delhi's Rouse Avenue court on Saturday granted time to Arms dealer Sanjay Bhandari to exhaust statutory legal remedy against the order declaring him a fugitive economic offender. Bhandari was declared a fugitive economic offender on July 5. The second step is the confiscation of his properties. Special judge Sanjay Jindal granted time to Bhandari's counsel till August 2. Meanwhile, the court adjourned the hearing on the Enforcement Directorate (ED)'s plea seeking confiscation of Sanjay Bhandari's properties. Bhandari's counsel sought time to challenge the order declaring Bhandari a fugitive economic offender. Special Counsel Zoheb Hossain, along with Special Public Prosecutor (SPP) Naveen Kumar Matta and Mohd Faizan, appeared for the ED. It was submitted that notices have already been served on the application. Three noticees have already filed their reply. Zoheb Hosain mentioned before the court that there is a list which includes properties to be included in India, Dubai, and the UK, benami property in Noida and Gurugram, a series of bank accounts in his and his wife's name, jewellery and cash, immovable property in India in Vasant Vihar, Panchsheel shopping complex, and property in Shahpur Jat. On the other hand, counsel for Bhandari sought time on the ground that there is a 30-day time limit to challenge the order before the high court. He prayed to adjourn the time he exhausted his legal remedy against the order. It was also submitted by the counsel that others have an opportunity to make their submissions on the application. 'I have a statutory remedy. Let me exhaust my statutory remedy. The properties mentioned are already attached by the ED,' the counsel said. Zoheb Hossain opposed the submissions by submitting that no adjournment can be sought on the ground of filing an appeal. He said that Bandari's Counsel cannot make submissions on behalf of other notices. On July 5, a Delhi special court declared UK-based arms dealer Sanjay Bhandari a fugitive Economic Offender under the Fugitive Economic Offenders (FEO) Act, in connection with an income tax case involving undisclosed foreign assets. Additional Sessions Judge Sanjeev Aggarwal passed the order following a plea by the Enforcement Directorate (ED), which has alleged that Bhandari had deliberately evaded Indian legal proceedings and possessed foreign assets exceeding Rs 100 crore. The agency emphasised that the UK court's refusal to extradite Bhandari had no bearing on the current proceedings, which are independent and governed by Indian law. Bhandari, however, contested the ED's plea, arguing that his residence in the UK is lawful and backed by a ruling from the London High Court, which denied his extradition, citing concerns over his safety in Tihar jail. His counsel, senior advocate Maninder Singh, claimed the ED's application was vague, lacked jurisdiction, and failed to meet the legal threshold under the FEO Act. Singh had further argued that the monetary value of the alleged offence did not exceed Rs 100 crore, referencing a 2020 submission by the Income Tax Department. He also pointed out that the UK High Court had discharged Bhandari, and no fresh warrants were pending against him. The UK High Court had earlier blocked Bhandari's extradition on human rights grounds, citing risks of extortion and violence in Indian custody. The Indian government's subsequent attempt to challenge the decision in Britain's Supreme Court was also rejected. (ANI)
