
Four Gombak industrial land parcels for sale at RM38m, company plans payout amid lack of new investment options
In a filing with Bursa Malaysia today, the company said the four parcels, measuring 14,086 square metres and including a single-storey detached warehouse and a guard house, are located in Gombak, Selangor.
'The group is principally involved in the trading and distribution of industrial tools and equipment, including electric power tools, electric motors, mechanical hand tools, mechanical air tools, and bathroom products.
'As part of its business operations, part of the subject property is currently being used as a warehouse to store inventories,' it said.
In conjunction with the proposed disposal, the company intends to revise the utilisation of proceeds from the earlier disposal by JKB Development of a leasehold industrial land in Setapak, Kuala Lumpur, which was sold for RM43.08 million and completed on June 4, 2024.
It also announced a proposed special cash dividend of 12 sen per ordinary share in Jasa Kita, amounting to approximately RM53.95 million, to be distributed to entitled shareholders on a date to be determined and announced later.
The company said the proposed disposal and tenancies would allow the group to meet its objectives without disrupting its existing business operations.
These objectives include unlocking and monetising the value of the subject property, improving the group's financial position and performance, while allowing continued use of the property for ongoing business activities through the proposed tenancies.
'With regard to the proposed variation and special dividend, and considering the lack of suitable business opportunities and assets, the company believes distributing the proceeds as a special dividend is an appropriate way to reward shareholders,' it added.
Barring any unforeseen circumstances and subject to the necessary approvals, the proposals are expected to be completed by the fourth quarter of 2025.

KUALA LUMPUR, Aug 2 — The Federal Land Development Authority (Felda) can begin to independently determine FGV Holdings Bhd's direction once the company completes its delisting process from Bursa Malaysia, which will commence on Aug 28, said Prime Minister Datuk Seri Anwar Ibrahim. The prime minister said that this move will enable Felda, together with its cooperative and settlers, to fully focus on the agency's original mission of safeguarding the rights, returns, and interests of the settlers. Earlier, the media reported that Deputy Prime Minister Datuk Seri Ahmad Zahid Hamidi announced that Felda now holds 92 per cent of the shares in FGV, paving the way for full ownership and restructuring of the company. Johor eyes Singapore's hawker model to boost local market standards
JOHOR BAHRU, Aug 2 — Johor is looking to adopt elements of Singapore's thriving hawker centre and public market management model to enhance quality, cleanliness and overall business environment at similar facilities across the state. State Housing and Local Government Committee chairman Datuk Mohd Jafni Md Shukor said the initiative was inspired by a recent working visit with Menteri Besar Datuk Onn Hafiz Ghazi to Geylang Serai Hawker Centre, one of Singapore's best-known food and market hubs. 'The centre not only draws tourists but also serves as a thriving community economic zone, blending modern design, high hygiene standards and strict health regulations while preserving cultural heritage,' he said in a statement today. Mohd Jafni said Johor intends to apply the model's key features, such structured stall planning, regulated licensing, scheduled inspections and inclusive community spaces, in areas such as Johor Bahru, Iskandar Puteri, Pasir Gudang, Kulai, Pengerang and Pontian. He also highlighted Singapore's Community Development Council (CDC) Vouchers, digital subsidies of up to SGD500 per household, usable at registered local vendors and markets, excluding supermarkets and major franchises, to support small traders directly and ease the cost of living. EPF mulling two-tier account system to support post-retirement income, says deputy finance minister
KUALA LUMPUR, Aug 2 — The Employees Provident Fund (EPF) is proposing a two-tier restructuring of members' retirement savings to provide a more stable and sustainable income stream after retirement, Deputy Finance Minister Lim Hui Ying said today. In a Facebook post, she said the proposed new structure will split future EPF contributions into two components — a Flexible Savings account, which members can withdraw at any time, and an Income Savings account, which will be disbursed periodically until depleted. 'This is a key step towards ensuring members have a structured and reliable income during retirement,' she said. Lim stressed that the proposed changes will not affect the existing withdrawal rights of current EPF members. The new structure will apply only to new members after the implementation date, while existing members may choose to opt in voluntarily. She added that the proposal is still in its early stages and that the government is committed to gathering public feedback before proceeding. 'The Madani government will continue to listen to the people and conduct thorough engagement sessions before any implementation. The aim is clear — to help Malaysians manage their retirement savings in a more structured, fair and sustainable way,' she said.
