Wynn bullish on Las Vegas as demand remains ‘healthy'

Wynn Resorts' operating revenues for its Las Vegas segment, where the company operates Wynn Las Vegas and Encore, increased slightly (0.3%) in the fourth quarter of 2024, according to an earnings report.
Wynn's adjusted property EBITDAR in Las Vegas in Q4, meanwhile, was $267.4 million, down 1.25% year over year from $270.8 million in the fourth quarter of 2023.
Despite the decline, CEO Craig Billings said in the report that Wynn 'delivered strong quarterly performance in Las Vegas on very tough comparables.' During a Thursday earnings call, Billings expressed optimism for the Nevada market, touting healthy travel demand as a driver of future growth.
In Las Vegas, demand remained healthy in the fourth quarter of 2024, with nongaming business strong despite tough year-over-year comparisons during the week of Formula 1's Grand Prix, Billings said during the call. He added that EBITDA during 2024's F1 event was about $20 million lower than in 2023.
Despite the year-over-year decline, Wynn's daily EBITDA during the 2024 event was 'materially elevated relative to the years before F1 was a fixture in the market,' Billings said.
Wynn competitor MGM Resorts International also reported a decrease in casino and room revenues in Las Vegas during 2024's F1 event compared to 2023.
Strong travel demand in Las Vegas has kicked off 2025, with group and convention room nights on the books for the year at 'healthy ADRs,' according to Billings.
'Transient booking demand over the last two weeks has been extremely robust. When coupled with a calendar that is once again chock-full of large demand drivers in the market, the setup for 2025 feels good,' Billings said. Las Vegas is poised to benefit from sports tourism, specifically.
Other factors that will help Wynn 'exit 2025 even stronger,' include the anticipated opening of food and beverage concept Zero Bond at Wynn Las Vegas as well as a planned renovation of the Encore Tower and 'other relatively modest targeted investments,' Billings shared on the call.

Four Seasons will bring a new-build luxury hotel and branded residences to Charleston, South Carolina, the hospitality brand announced this week. Four Seasons Hotel and Residences Charleston will span 139 guest rooms and 36 residential units. A collaboration with Tampa, Florida-based Strategic Property Partners, the property will also offer event space, dining and luxury amenities. With the project, Four Seasons expands its luxury hospitality offerings to a 'vibrant city and beautiful destination,' according to Bart Carnahan, president of global business development, portfolio management and residential at Four Seasons. Charleston has seen heightened tourist levels in recent years. Located in Charleston's historic district, the new Four Seasons Hotel and Residences will 'blend Charleston's charm and heritage with modern luxury, offering guests and residents a sense of belonging, warmth and ease,' according to Four Seasons. The hotel will offer four restaurants and bars, an outdoor pool with private cabanas and roughly 7,000 square feet of event space. There will be a full-service spa with private treatment rooms and hydro-thermal facilities, a fitness center and shops at the property as well. The project is a collaboration with New York City firms Morris Adjmi Architects, Lark Design Studios and Hollander Design, handling the residential interiors, hotel interiors and landscape architecture, respectively. Slated for completion in 2028, the hotel will expand Four Seasons' North American portfolio to a new destination — and a burgeoning tourism market. In 2024, 7.89 million tourists visited the greater Charleston area, having an economic impact of more than $14 billion on the region, according to Explore Charleston's 2024 Economic Impact of Tourism report, obtained by Hotel Dive and conducted by the College of Charleston's Office of Tourism Analysis. Tourism's economic impact on Charleston last year represented a new city record and a 7.1% increase over 2023, per the report. 'Charleston's travel demand is driven by a distinctive combination of cultural, hospitality and high-end experiences,' Brad Cooke, executive vice president of development at Strategic Property Partners, told Hotel Dive. 'The city's historic charm, walkable downtown and preserved architecture consistently attract visitors seeking culture-rich getaways. At the same time, Charleston has cultivated a nationally recognized culinary and arts scene, drawing food lovers, creatives and event goers year-round.' The market's hotel RevPAR and ADR were also up year over year in 2024, according to the report, though occupancy was down slightly in 2024 and not yet recovered to pre-pandemic levels. Four Seasons is also expanding to Utah's Deer Valley, near Park City. In December, the brand announced a hotel and branded residences project coming to the Deer Valley East Village redevelopment, where Hyatt Hotels and Hilton are also expanding. In October, Four Seasons Hotel New York reopened after being closed for more than four years. Starwood Hotels development chief talks brand revival, growth opportunities

NEW YORK — Many hoteliers at this week's hospitality investment conferences in New York City spoke warily about ongoing economic uncertainty. But for the newly revived Starwood Hotels, the future is bright, according to Chief Development Officer Abhay Bakaya. In a conversation as part of the Boutique and Luxury Lodging Association's 2025 Boutique Hotel Investment Conference, Bakaya said Starwood plans to have approximately 50 hotels open by 2030. Currently, it has 40 hotels in its combined pipeline and portfolio, half of which are already open, Bakaya shared. 'We're very targeted in terms of how we want to curate the brands and where we want to see them come to life,' said Bakaya, who went on to share the company's plans for expansion and brand strategies. Formerly SH Hotels & Resorts, CEO Barry Sternlicht rebranded the company to Starwood earlier this year, reviving the brand he'd founded more than 30 years ago. The following are top takeaways from Bakaya's conversation with BLLA's Ariela Kiradjian, in which he shared insights into the company's transformation and its plans for future expansion. When asked what was the catalyst for Starwood's return, Bakaya joked, 'probably Barry [Sternlicht] wanting to.' 'But I think, in all seriousness, it was the stage we're at as a company, given the scale we now have,' he added. 'We really do see ourselves as sort of a beacon for lifestyle and creative hotels with a strong scale and strong platform.' In 2016, Marriott International acquired Starwood's hotels — including Westin, W Hotels and Le Méridien — growing its portfolio to more than 5,700 properties at the time. Sternlicht got permission to revive the Starwood name earlier this year, and has used the new name to reposition his 2015-founded SH Hotels & Resorts. Bakaya said the company's rebrand better aligns with the scale and infrastructure it now offers. 'You can create the brands, but behind the scenes, it's a lot in the infrastructure, a lot of the technology, a lot in the distribution we drive,' he said. 'The brands have now evolved. … We have a strong point of view on them, and we have a lot of scale coming.' Bakaya said a key difference between Starwood now and its previous iteration is that the first time around, it was 'really a big real estate play.' Now, though, 'it has its own intention and growth path.' The company signs roughly five or six deals a year, 'and we're quite steady with that,' Bakaya noted, adding that Starwood is looking mostly at more established markets, such as global gateway cities, and, increasingly, resort markets. Though Starwood's existing approach is asset-light, the company is open to both acquiring existing assets for conversions as well as new-build construction, Bakaya shared. 'We're always debating … is it somehow more effective to do conversion versus new builds? And I think it could really work either way,' he said. Starwood owns the 1 Hotels, Baccarat and Treehouse Hotels brands, all of which play in different spaces. 'Each brand has a very specific purpose,' Bakaya said, calling 1 Hotels Starwood's 'core brand.' He added that the flag, which already has a 'really strong' U.S. presence, is now pushing international expansion. 1 Hotels' first Seattle property opened last month, and its Austin, Texas, hotel will open next year. The ultra-luxury Baccarat, meanwhile, is 'more selective' about where it expands, depending on the caliber of developer willing to sign on and the appetite of the local market. In its pipeline are a hotel in Rome opening this year, as well as residences slated to open in Miami in 2027. Starwood's newest brand, the 4- to 4.5-star Treehouse Hotels — which opened its first location in California's Silicon Valley this year — has plans to open in Miami, the U.K., Australia and Saudi Arabia by 2028. Bakaya said that a lot of Starwood expansion has been 'driven by the U.S. traveler, because that's where the propensity to spend comes from.' He added that he'd love for Starwood to expand further in Texas, pointing to 'a number of sites on offer in Dallas.' He said the company is also considering drive-to markets for resort development. 'We're not driven by having to sign X-number of rooms a year,' he said. 'We are very focused on the story behind each signing — why it makes sense for us, and [if it is] additive to the brand.' The rest of the strategy hinges on Starwood's ability to develop an appealing hotel. '[It] may sound obvious, but it's often the softer touches that really help give the hotels a little bit of that romance that I think they need to really pop,' he said.
