Empowering the next generation: Emirates Islamic introduces ALPHA Youth Account

Dubai, UAE: Emirates Islamic, one of the leading Islamic financial institutions in the UAE, has launched its new ALPHA Youth Account, designed to help parents save for their children while empowering the next generation with essential financial literacy skills.
Customers can open the ALPHA Youth Account for their children under 18 years of age. Account holders receive access to a dedicated mobile banking app which allows them to manage their money and begin their financial journey online, while receiving exciting rewards. ALPHA Youth Account holders will also receive an opportunity to participate in a Kunooz Savings Account daily draw of AED 1,000, get a complimentary Debit Card, pay zero monthly fees, and enjoy special offers on entertainment, dining and shopping malls.
The ALPHA Youth Account enables easy money transfers from parents to their children and offers parents better oversight into their child's spending habits. Parents applying for an ALPHA Youth Account for their children will also receive an opportunity to enter a Kunooz Savings Account draw for AED 1,000,000 every month including an exclusive entry to an AED 50,000 draw. The parents also receive complimentary membership to the Rewards Plus App providing a range of offers and discounts at more than 2,000 dining, shopping, entertainment, wellness, and luxury venues across the UAE.

The company aims to hand over the AED 200 million Tulip Oasis X Residences in Majan, which was launched last month, in the second quarter of 2026, said Director Eliyas Faddul. 'As we manage the construction process in-house, this enables us to bypass public tendering processes. This approach gives us a greater flexibility in controlling timelines, quality, and resources,' he said. Faddul expects Dubai's off-plan real estate market to remain strong and stable through 2025 and 2026, driven by population growth, investor confidence, major infrastructure projects, and continued government support. Interview excerpts: What market factors compelled you to launch Tulip Oasis X Residences in Majan? We identified a clear market opportunity in Majan, an area that had limited high-end residential offerings. The demand for quality living spaces was high, and with our legacy of over 35 years in engineering, construction, and real estate, we saw an opportunity to bring a refined development that sets the benchmark for modern, luxury living in Majan, as it was underserved location and primarily catered to only Emirates cabin crew. We are committed to creating functional yet luxurious spaces, which was a key factor in choosing this location for the project. When do you intend to deliver/hand over the project? We are targeting a handover in the second quarter of 2026, with the possibility of completion scheduled for as early as March 2026. Our track record of delivering projects on time, often ahead of schedule, has been a key part of our reputation. We remain dedicated to offering seamless customer experiences, resulting in greater customer satisfaction. This has supported us in selling out projects within two to three months of the launch, predominantly through word of mouth. What is the tender timeline for the project? As we manage the construction process in-house, this enables us to bypass public tendering processes. This approach gives us greater flexibility in controlling timelines, quality, and resources. By leveraging our expertise in construction, including MEP, glass & aluminium works, and extra-low voltage (ELV) systems, we ensure that Tulip Oasis X Residences will be executed to the highest standards, maintaining full oversight at every stage of the project. When did you acquire the land for the project? Are you now seeing an increase in land prices in Majan? We acquired the land for Tulip Oasis X Residences on 25 July 2022. Since then, we have experienced a significant growth in land values in Majan. With property prices increasing by approximately threefold, there is a growing demand in the area, making Majan an emerging residential hub for families and business professionals. How do you intend to fund the project? We typically fund our projects through a combination of internally retained earnings from completed developments and strategic support from our banking partners. This balanced approach ensures financial stability and timely execution throughout the project lifecycle. Who is the project's architect? What is your project's USP in terms of design? The architect for the project is Proline Engineering Consultants, which whom we have collaborated with for over 15 years. We are closely involved with Proline at every stage — from floor plan layouts to exterior design — ensuring the project reflects our standards, vision, and attention to detail. The project's unique selling proposition lies in its lifestyle-focused design, offering spacious interiors and modern amenities that complement our vision of community-centric living. What will be the sustainable elements of the project? We are incorporating a dynamic range of sustainable features aimed at reducing environmental impact and enhancing energy efficiency. The spacious apartments are equipped with inverter AC units and fresh air handling unit systems, which significantly reduce cooling energy consumption, with energy-efficient built-in appliances. In alignment with DEWA's green initiatives, we are also installing EV charging stations to support the growing shift toward electric mobility. These steps reflect our commitment to sustainability and future-ready living and supporting the UAE Vision 2030 initiatives. Have you seen tender prices rise due to the UAE's booming real estate sector? We serve as our own contractors and do not engage in the traditional bidding process. However, we have observed an overall increase in construction costs across the UAE, driven by the sector's strong performance and rising demand for materials and skilled labour. Our expertise in utilising in-house capabilities for key systems helps us navigate these challenges, ensuring we maintain high standards. What are the biggest challenges you see in the coming years? One of the biggest challenges for any developer is keeping up with the evolving trends in residential design, customer preferences such as changes in layout preferences, unit sizing, and the types of amenities residents expect. We combine focused market research with our decades of experience and valuable customer feedback from both past investors and prospective buyers. Our ability to balance innovation, sustainability, and the needs of the community has supported us in aligning with the evolving market needs and delivering value-driven developments. How much landbank do you own in the UAE? Land investment has always been an integral part of our core strategy and decision-making process. We currently own several plots in Majan and are actively exploring additional land acquisitions across Dubai. How many projects do you plan to launch in 2025 and 2026? Looking ahead, we are set to launch three additional residential developments with a combined estimated value of AED 700 million. This marks a significant milestone in our continued expansion, reinforcing our commitment to delivering high-quality living spaces and strengthening our market presence. These projects reflect Madar's commitment to quality construction, sustainable development, and community-centric living. Are there plans to enter other Emirates and markets in the Middle East? The Dubai real estate sector is booming, and we see tremendous potential to leverage our expertise across the other Emirates. Currently, our focus remains on enhancing our footprint in Dubai. As part of our long-term vision, we aim to bring our value proposition across countries in the Middle East region. What is your outlook on the real estate market in the UAE, particularly Dubai's off-plan market, for 2025 and 2026? Dubai's off-plan real estate market is expected to remain strong and stable through 2025 and 2026, driven by population growth, investor confidence, major infrastructure projects, and continued government support. This model prioritizes efficiency, quality, and impact, aiming to simplify and enhance the lives of its citizens. His Highness Sheikh Mohammed bin Rashid Al Maktoum said: 'Today we launch the second phase of the Zero Government Bureaucracy programme, a national project designed to create simpler, faster, and more impactful government services. In its first phase, the programme reduced service delivery time by over 70%, eliminated more than 4,000 unnecessary procedures, and saved customers over 12 million hours.' His Highness Sheikh Mohammed added: 'We are grateful to the over 30 government entities and 690 teams involved in streamlining government procedures. Today we expand these efforts, focusing on eliminating digital bureaucracy to realize our goal: a government without complexity, services without waiting times, and results that tangibly improve people's lives.' His Highness Sheikh Mohammed announced the launch of the second phase of the Zero Bureaucracy programme, at an event that detailed the next phase of the programme and its objectives. The launch event, held in Dubai, was attended by over 200 ministers, deputy ministers, and directors general of federal entities. The programme serves as a comprehensive national framework for Zero Bureaucracy projects and initiatives, uniting the efforts of all ministries and government entities. Its strategic objective is to establish the UAE government as the global leader in service delivery, ultimately achieving zero bureaucracy. Mohammad Al Gergawi: Phase 1 results align with leadership vision His Excellency Mohammad Al Gergawi, Minister of Cabinet Affairs, stated that the achievements of the Zero Bureaucracy Programme's first phase align with the UAE leadership's vision to prioritize citizen services and continuously improve and simplify processes. In his opening remarks at the launch of the second phase, His Excellency Al Gergawi highlighted the collaborative efforts of '30 government entities and 690 teams, which successfully eliminated over 4,000 unnecessary procedures, reduced service delivery time by over 70%, and removed 1,600 redundant requirements. The UAE Government has recognized and celebrated the top three performing government entities in implementing Zero Bureaucracy.' His Excellency Al Gergawi said: 'The results of the previous phase represent a new, more effective model for government operations, by leveraging internal teams to re-engineer processes and enhance service efficiency. More importantly, this translated to over 12 million hours and AED 1.12 billion saved annually for the public, customers, businesses, and investors.' His Excellency Al Gergawei stated that the next phase will focus on further reducing unnecessary procedures, streamlining digital applications by achieving zero digital bureaucracy, and ensuring a 24-hour uptime for digital systems, strengthening digital integration between government entities, and enhancing the overall digital customer experience. Significant results In its first phase, the Zero Bureaucracy programme achieved significant results, establishing a new model for government operations. Over 690 teams from 30 government entities eliminated over 4,000 unnecessary procedures, reducing service times by over 70%. This streamlined 200 million annual transactions, saving customers and businesses 12 million hours and AED 1.12 billion annually. Top-performing teams received awards valued at AED 7 million in recognition of their contributions. Expanding the scope The second phase of the programme will expand its scope to fully eliminate digital bureaucracy, streamlining online processes and applications. This involves modernizing all government digital systems and effectively integrating AI. The programme will also continue to eliminate unnecessary government procedures and services, remove redundancies between entities, and abolish all non-essential burdens and requirements. Government achievements During the launch event for the Zero Bureaucracy Programme's second phase, His Excellency Abdullah bin Sultan bin Awad Al Nuaimi, Minister of Justice, highlighted the Ministry's achievements and journey in eliminating bureaucracy. He showcased several initiatives that contributed to the Ministry winning first place as the Zero Bureaucracy Awards' Best Government Team. His Excellency Mohammed bin Taliah, Chief of Government Services in the UAE Government, outlined the second phase of the programme, which aims to further eliminate unnecessary procedures and requirements, eradicate digital bureaucracy, and remove redundant or unnecessary requirements. He explained that the next phase will focus on enhancing government integration, data sharing, developing innovative joint solutions, and adopting leading business practices. Interactive session with the private sector The government workshop concluded with an interactive dialogue session titled " Zero Bureaucracy and the Private Sector." Participants included Marwan Ibrahim Haji Nasser, Chairman and CEO of Tadawi Healthcare Group, and Fouad Mansoor Sharaf, Fuad Mansoor Sharaf, Managing Director of the UAE Shopping Malls at MAF Properties. The session explored the speakers' insights and perspectives on how eliminating bureaucracy impacts the private sector's efficiency, performance quality, and service excellence. Launched in November 2023, the UAE Zero Government Bureaucracy programme simplifies and streamlines procedures, eliminating unnecessary requirements. The first phase targeted a reduction of 2,000 government procedures and a 50% decrease in processing times, reflecting the leadership's commitment to creating a leading future-forward experience that enhances lives, fosters a pro-business environment, and attracts talent.

Saudi-based Islamic Development Bank issues mandate for USD 5-year sukuk

The Islamic Development Bank (IsDB), rated AAA by Moody's, S&P and Fitch, all with a stable outlook, has issued a mandate for a five-year benchmark US dollar Reg S sukuk with IPTs at a secured overnight financing rate (SOFR) with mid-swaps plus 58 bps. Headquartered in Saudi Arabia, the bank, which comprises 57 shareholding member states, said the issuance will come under its 25 billion Trust Certificate Issuance Programme. The sukuk will have a fixed, semi-annual profit rate and will be priced on June 17. It will be listed on Euronext Dublin and Nasdaq Dubai. BBVA, BMO Capital Markets, Citi, Emirates NBD Capital, Goldman Sachs International, NATIXIS, Societe Generale and Standard Chartered Bank have been appointed Joint Lead Managers. Formed in 1975, the multilateral development finance institution lists Saudi as its major shareholder, with prominent member states including Libya, Indonesia, Iran, Qatar, Egypt, Kuwait and the UAE. In March, IsDB raised $1.75 billion through a benchmark sukuk issuance, its first US dollar benchmark issuance of 2025, following last year's three public benchmark transactions.
