Stageworks lease agreement nears vote; city leaders highlight cost savings

SHREVEPORT, La. (KTAL/KMSS) – After months of delays, the Shreveport City Council appears ready to vote on a proposed lease agreement for the Stageworks facility on Clyde Fant, which city leaders believe will drive economic growth
If approved, the 30-year lease agreement will transform the long-vacant Stageworks building into a hub for entertainment.
'The lease is a triple net lease, which means they will bear all the expenses. Those are just the expenses of the facility itself—about $50,000 a year, which G Unit will assume,' said Shreveport Mayor Tom Arcenaux.
City officials see potential for events there to attract visitors.

'There is no downside to this lease; both places simply save us money, and on the other side, it can have a huge economic impact for the city,' said District E councilman Alan Jackson.
'We believe the real purpose of this facility economically is to put heads on beds, to bring people from out of town to use these facilities and create economic development for the city,' said Mayor Arceneaux.
Despite the delays caused by changes in Louisiana's film tax credit program, the council is confident in future investments at both properties. The lease also requires collaboration with the Shreveport-Bossier Sports Commission to promote amateur sporting events.
The city council will vote on Tuesday.
'This is something that can be terminated by the city if it's not working out, but I believe this is something worthwhile for the city,' said Mayor Arceneaux.
'And so once the council approves this, then Mr. Jackson can go full throttle and bring the G-Unit experience to Shreveport, Louisiana,' said District A Councilwoman Tabatha Taylor.

£10k in cash savings earning peanuts? Considering these dividend stocks could mean a ton of passive income

UK interest rates have been coming down recently. As a result, the rates on savings accounts have been falling too. The good news is that it's still possible to generate substantial passive income with dividend stocks. Here's a look at two UK stocks that offer chunky yields at present and could be worth considering as income investments today. First up, we have HSBC (LSE: HSBA). It's a global leader in the banking space. This is my favourite UK banking stock (even though I don't own it personally today). I like it because it's globally diversified and has exposure to high growth areas such as Asia and wealth management. For the 2025 financial year, analysts expect HSBC to reward investors with dividends of around 67 cents per share. That translates to a yield of about 5.7% at today's share price and exchange rate (income of approx. £285 per year on a £5,000 investment). Dividend coverage (the ratio of earnings per share to dividends per share) is expected to be around two. That's healthy and indicates that there's a low chance of a dividend cut in the near term. It's worth pointing out that banking can be a turbulent industry at times. So with a stock like this, investors need to expect some share price volatility. If one is willing to hold the stock for five years, however (which is generally the minimum recommended time to own a stock), I think there's potential for solid total returns (dividend income and capital gains). Next, we have M&G (LSE: MNG). It's a UK savings and investment company. It's not the most exciting company in the world. But it has a good track record when it comes to paying dividends and it offers a high yield at present. Indeed, for 2025, analysts expect M&G to reward investors with a payout of 20.6p per share. That translates to a yield of about 8.6%. On a £5,000 investment, that works out at around £430 income per year. Dividend income is never guaranteed, however, and investors should note that the dividend coverage ratio here is a little on the low side at around 1.3 (signalling that there's a chance of a dividend cut at some stage). Like HSBC, M&G operates in an industry that can be volatile at times. When financial markets get turbulent, the company's share price can swing around wildly as investors worry about future profitability. This company has stood the test of time though, having been around for over 150 years. So, I think it's worth considering as an income play. It's worth pointing out that when investing for income, it's smart to own at least 15 different stocks. Owning just one or two is quite risky. If one had £10,000 to deploy, it wouldn't be smart to put it all into just two stocks. This could lead to disappointing returns if one (or both) of the stocks experienced some problems. ‘R-Type Delta: HD Boosted' Really Needed The M2 Treatment

The classic shmup 'R-Type Delta' is getting an HD update. R-Type Delta is one of the undisputed shmup classics on the original PlayStation, so this HD release really has a lot to live up to. Of all the great shmups on the PlayStation, two really stood out: G-Darius and R-Type Delta. Don't get me wrong, Einhänder was pretty cool, but not in the same league as these two. A few years back, we were treated with G-Darius HD on basically every platform out there. Developed by retro porting masters M2, the HD aspect of the game was handled masterfully. Now, along comes R-Type Delta, and it too is now getting the HD treatment, but it's not exactly hitting its mark. This is not to say that City Connection does bad work, far from it. The recent Leynos 2 Saturn Tribute was excellently done. However, that game never saw a Western release back when it was on the Sega Saturn, and its art style was old-school 2D pixel art. Put simply, releasing the game as it was with an English localization was pretty much the expected remit, and City Connection certainly delivered on that. R-Type Delta is an entirely different beast, though. Yes, it is functionally a 2D side-scrolling shmup, but the bulk of the artwork is in 3D. It also had some amazing art for its period, even more so than the epic G-Darius. Now, as far as we know, the latest trailer (shown below) doesn't list M2's involvement, so I'm taking that to mean they are not involved. If it turns out that M2 is involved, it's clear that they've either been held back or not involved as much as they needed to be relative to their other games. Put simply, comparing this trailer to the work M2 did on G-Darius HD just makes my heart sink. Of all the R-Type games that really needed some proper HD love, it's definitely Delta. Somewhat related, there are also some amazing toys made by Ques-Q for R-Type Delta, namely the R-9A2 Delta and R-13 Cerberus. Both of which come highly recommended if you can still find them in the wild. She is set to headline not one but two of the city's biggest cultural events. She also released a new single on Friday, titled 'Convenient.' Adreanna was also named one of Shreveport's 50 under 50 in the arts and entertainment category. Shreveport's 'Art•ish event highlights diverse Black artists The Bossier Arts Council Artini event will take place on Saturday, June 14th, and Juneteenth's Art-ish Black Festival will follow on June 15th.
