Dividend yields are as of July 31. Here's a closer look at these high-quality, high-yielding dividend stocks. EPR Properties EPR Properties is a real estate investment trust (REIT) focused on experiential real estate. The company owns a diversified portfolio of movie theaters, eat-and-play venues, health and fitness properties, attractions, and other entertainment spaces. It leases these properties back to operating tenants, primarily under long-term, triple net leases (NNNs). Those leases provide it with very stable cash flow because tenants cover all property operating costs (including routine maintenance, real estate taxes, and building insurance). The REIT expects its stable portfolio to generate $5 to $5.16 per share of funds from operations (FFO) as adjusted this year. That easily covers its monthly dividend payment of $0.295 per share, or $3.54 annually. It also provides a cushion and surplus cash to invest in more experiential properties. EPR Properties invested $86.3 million into new properties in the first half of this year. Recent investments included acquiring land for $1.2 million and providing $5.9 million in mortgage financing secured by improvements at a health and wellness property in Georgia. It also acquired land for a new eat-and-play property development in Virginia for $1.6 million, which has an expected total cost of $19 million and an anticipated completion in 2026. The company plans to invest $200 million to $300 million in new properties this year. This includes $106 million for experiential development and redevelopment projects it plans to fund over the next 18 months. These investments should grow EPR's FFO and dividend. The REIT raised its payout by 3.5% earlier this year. Vici Properties Fellow REIT Vici Properties also invests in experiential real estate. However, its primary focus is on market-leading gaming, hospitality, wellness, entertainment, and leisure destinations. For example, it owns several iconic casinos along the Las Vegas Strip, including Caesars Palace Las Vegas, MGM Grand, and the Venetian Resort Las Vegas. The REIT also leases its properties under long-term NNN contracts with operating tenants. These leases currently have a weighted average remaining term of over 40 years. A growing subset of its leases -- 42% this year, rising to 90% by 2035 -- link rents to inflation. Its strategy of investing in large properties with long-term, inflation-linked leases provides it with stable and rising rental income. Vici Properties currently pays out $0.4325 per share each quarter in dividends, for a total of $1.73 annually. It produces plenty of cash to cover that payment level -- $2.35 to $2.37 per share of adjusted FFO is expected this year. The REIT uses the cash it retains to invest in additional experiential properties. The company has secured two notable new investments this year. It has agreed to provide a loan of up to $510 million to fund the development of the North Fork Mono Casino & Resort in California. Additionally, Vici has committed to investing $450 million into a mezzanine loan related to the development of One Beverly Hills, a landmark luxury mixed-use development in California. Vici's new investments help drive growth in both its FFO per share and its dividend. The REIT has raised its payment for seven straight years (each year since its formation). It has grown the payout at a 7.4% compound annual rate during that period, outpacing the 2.3% average of other REITs focused on properties secured by NNNs. Those properties provide them with rising streams of rental income to pay dividends and invest in additional properties. China cites ‘backdoor safety risk' in Nvidia's H20 AI chip; company denies allegation
Chinese authorities have summoned U.S. chip giant Nvidia Corp. over alleged security vulnerabilities in its H20 processor, a move that could complicate the company's efforts to re-enter the Chinese market just as Washington and Beijing struggle to make progress on a renewed trade truce. The Cyberspace Administration of China (CAC) called Nvidia representatives to a meeting to discuss 'serious security risks' tied to its H20 AI chip, Bloomberg reported, citing a statement from the internet watchdog. The agency pointed to comments from U.S. lawmakers advocating for tracking capabilities in advanced chips sold overseas, and asked Nvidia staff to explain potential vulnerabilities and provide supporting documentation. The probe casts a shadow over Nvidia's China business weeks after co-founder and CEO Jensen Huang visited Beijing and met with local AI firms and officials. While the company has denied any wrongdoing, saying its chips do not contain so-called 'backdoors', the timing of the investigation has raised eyebrows in the tech and policy communities. Security doubts cloud comeback 'The CAC's scrutiny over H20 security risks could further erode Nvidia's Chinese market share amid rising domestic competition, and immediate H20 sales resumption may face delays due to regulatory uncertainty,' Forrester analyst Charlie Dai told Bloomberg. 'It also aligns with China's broader push to accelerate domestic semiconductor alternatives for technological self-reliance amid U.S. export controls.' The H20 chip was designed specifically to comply with U.S. export restrictions on advanced semiconductors. Washington recently lifted some of those curbs, reportedly in return for increased access to Chinese rare earth minerals, just as trade talks in Stockholm aimed to extend a temporary tariff truce. While those negotiations were described as 'constructive,' no concrete resolution emerged. U.S. Commerce Secretary Howard Lutnick had framed the resumption of H20 sales as a breakthrough following earlier discussions in London, a claim that now appears increasingly uncertain. Domestic rivals gain ground The CAC's move also boosts local competitors. Huawei's Ascend 910C chip is now seen as a viable domestic alternative to the H20, particularly for inference workloads. According to Bloomberg, Huawei Technologies Co. now spearheads a nationwide effort to develop homegrown technologies to reduce China's reliance on American hardware and circuitry, and catch the U.S. in potentially game-changing technologies. Nvidia, meanwhile, reiterated in a statement that 'cybersecurity is critically important to us' and denied any claims of remote access or tracking features. 'Nvidia does not have 'backdoors' in our chips that would give anyone a remote way to access or control them,' the company said. As both countries tiptoe through fragile trade negotiations and navigate semiconductor nationalism, Nvidia's experience could signal deeper fault lines in tech diplomacy. India indicates it will keep buying Russian oil despite Trump's threats
NEW DELHI (AP) — India has indicated that it would continue buying oil from Russia despite threats by U.S. President Donald Trump. The Indian foreign ministry said its relationship with Russia was 'steady and time-tested,' and should not be seen through the prism of a third country. Addressing a weekly presser on Friday, spokesman Randhir Jaiswal said India's broader stance on securing its energy needs was guided by the availability of oil in the markets and prevailing global circumstances. The comments follow an announcement by President Donald Trump that he intends to impose a 25% tariff on goods from India plus an additional import tax because of New Delhi's purchases of Russian oil. The threat came as the U.S. president has increasingly soured on Russia for failing to agree to a ceasefire in Ukraine and has threatened new economic sanctions if progress is not made. India bought 68,000 barrels per day of crude oil from Russia in January 2022, but by June of same year oil imports rose to 1.12 million barrels per day. The daily imports peaked at 2.15 million in May 2023 and have varied since. Supplies rose as high as nearly 40% of India's imports at one point, making Moscow the largest supplier of crude to New Delhi, the Press Trust of India reported, citing data from Kpler, a data analytics company. India's daily oil consumption is pegged around 5.5 million barrels, of which nearly 88% is met through imports. The country has historically bought most of its crude from the Middle East, but this has changed since Russia's full-scale invasion of Ukraine in February 2022. India, the world's third-largest crude importer after China and the U.S., began buying Russian oil available at discounted rates after the West shunned it to punish Moscow.
