KLCC Property focuses on asset rejuvenation, modernisation

KUALA LUMPUR: KLCC Property Holdings Bhd (KLCCP) is maintaining a selective yet strategic approach as it explores potential new assets as part of its long-term portfolio expansion.
The company remains open to opportunities that align with its core strengths and disciplined investment strategy, chairman Datuk Annies Md Ariff said.
KLCC Property is exercising prudent capital management, with this year's focus firmly placed on asset rejuvenation and modernisation within the planned budget cycle, he added.
"We will continue to maximise our asset potential through regeneration and modernisation efforts, leveraging strategic collaborations to deliver unique customer experiences," he said at a press conference after its annual general meeting today.
Chief executive officer Datuk Mohd Salem Kailany said no new acquisitions are currently under consideration.
"No current acquisition plans, locally or overseas. Earnings growth will be driven by our core strength and disciplined execution. We remain focused on being a stable, high-yielding and defensive stock.
"A major step we took during the year was the acquisition of the remaining 40 per cent equity in Suria KLCC, enabling more dynamic mall management which led to a 99 per cent occupancy rate and over 50 million footfall last year," he added.
For the financial year ending December 31, 2024, KLCC Property recorded a 5.7 per cent year-on-year revenue increase to RM1.7 billion, rising from RM1.62 billion in 2023.
Its pre-tax profit climbed to RM1.2 billion, a modest 1.2 per cent growth compared to RM1.19 billion in the previous year.
In line with the results, the company declared a record high dividend payout of 44.50 sen per stapled security, which is the highest since its listing and represents a 9.9 per cent rise from the previous year.
On the hospitality front, Mandarin Oriental Kuala Lumpur recorded a 21 per cent increase in revenue per available room (RevPAR) and a 25 per cent rise in banquet and catering revenue, solidifying its position as a market leader in RevPAR.
KLCC Property acknowledged ongoing global uncertainties, including tariff impacts and geopolitical risks. However, it noted that no significant direct effects have been observed thus far.
The company clarified that it has no direct involvement or timeline concerning the Bandar Malaysia project.
"Bandar Malaysia is not under KLCCP or KLCC Reit. It is with KLCC Holdings Sdn Bhd, and they are currently in the process of putting up a new development plan," Annies said.

Group CEO Dr Prem Kumar Nair said while underperforming assets in China represent only a small fraction of IHH's overall portfolio, they have recently shown signs of improvement. 'In fact, the group remains optimistic about its prospects in China and is set to invest in a major ambulatory care centre in Shanghai,' he told reporters after the company's annual general meeting today. Dr Prem said what is particularly significant at this stage is the recognition that IHH must undergo – a comprehensive transformation to achieve many of its strategic goals. 'As a well-established organisation, some of our hospitals have been serving communities for decades – Punggol East in Singapore, Gleneagles with a 65-year legacy, Mount Elizabeth approaching 50 years, as well as Gleneagles Penang and Pantai Hospital Kuala Lumpur, both with over half a century of service. 'Given this legacy, we are now shifting our focus towards key transformation areas. 'One of the most important is the introduction of a new care model, which we have already begun implementing in markets like Singapore and Hong Kong. We are also actively encouraging other countries within our network to adopt this forward-looking approach to healthcare delivery,' Dr Prem said. The group's revenue in FY24 increased 16% to RM24.4 billion, and earnings before interest, taxes, depreciation and amortisation) stood at RM5.4 billion, a 17% growth from FY23. Profit after tax and minority Interest (Patmi) declined 10% to RM2.7 billion, mainly due to the one-off gain from the disposal of the International Medical University in 2023. Excluding extraordinary items, Patmi grew 32% from a year ago to RM1.7 billion. Return-on-equity (ROE) growth remains a key focus, and on the back of the strong financial performance, IHH declared a total of 10 sen per share in ordinary dividends in FY24, an increase from 9 sen per share in FY23. 'Many have asked whether factors like tariffs and geopolitical uncertainty – including developments in Turkiye and the US presidency of Donald Trump – have had an impact on us. 'Despite these external challenges, we have demonstrated strong resilience, delivering double-digit revenue and profit growth and achieving an ROE of 9%, edging closer to our target of double-digit ROE,' Dr Prem said. He said IHH's success is defined by meeting or exceeding a comprehensive set of indicators for each value-driven care procedure. Currently, the group is tracking eight high-volume procedures under this framework – including total knee replacement, colonoscopy, and breast cancer – monitoring over 360 indicators every month. These procedures account for about 20% of all inpatient admissions across the network, representing a significant portion of patient care and clinical activity. 'By next year, we plan to expand this programme to include two additional procedures, such as Caesarean sections, allowing more patients to benefit from outcome-driven care. 'To achieve and elevate the level of quality we aim for, we are making strategic investments in cutting-edge medical equipment and improved infrastructure,' Dr Prem said. As a group, he pointed out, IHH reinvests its profits into clinical research, quality improvement programmes and innovations aimed at enhancing patient outcomes. The company has embraced technology-driven care, such as ProtonBeam therapy for cancer treatment, and is creating seamless digital experiences to elevate service quality, including through the MyHealth360 app, which gives patients direct access to their healthcare. Equally important, Dr Prem said, IHH is committed to empowering both patients and staff by investing in continuous learning, development and modern work tools to enable its people to deliver exceptional care and perform at their best.

BNM imposes over RM4.9m in fines on HSBC, Maybank Islamic, and Bank Pembangunan for regulatory breaches

BANK Negara Malaysia (BNM) has slapped hefty penalties exceeding RM4.9 million on three major financial institutions for breaches involving customer due diligence, sanctions screening, and credit reporting. HSBC Bank Malaysia Bhd (HBMY) and HSBC Amanah Malaysia Berhad (HBMS) were fined a combined RM3.26 million for repeated failures to comply with anti-money laundering (AML), counter-terrorism financing, and sanctions screening requirements. BNM's on-site reviews found that HSBC did not properly verify beneficial owners of customers and repeatedly failed to conduct timely sanctions screening during customer onboarding, despite earlier remedial efforts. These lapses, it said, put the financial system at risk of abuse for terrorism and proliferation financing. 'The remedial measures implemented by HSBC were insufficient, resulting in similar breaches which recurred in 2024,' said BNM. HSBC has since upgraded its systems to block account openings until sanctions screening is completed. Maybank Islamic Bhd was fined RM1.2 million for submitting inaccurate and late data to the Central Credit Reference Information System (CCRIS), affecting credit records of borrowers. Accurate CCRIS reporting is crucial to ensure fair credit assessments and prevent wrongful loan denials. BNM noted the issue 'affected the accuracy of credit reports in the CCRIS system.' Maybank Islamic has implemented measures to prevent recurrence. Bank Pembangunan Malaysia Bhd received penalties totalling RM493,500 for shortcomings in customer due diligence and sanctions screening, including failure to identify beneficial owners properly and delays in screening customers against updated sanctions lists. BNM said these lapses were caused by staff's inadequate understanding and internal control gaps. BPMB has taken steps to strengthen its compliance and employee training. These enforcement actions reflect BNM's commitment to ensuring the integrity and resilience of Malaysia's financial sector. 'The enforcement actions taken are in line with our approach and are aimed at promoting sound risk management practices in the financial sector,' said BNM. BNM urged all financial institutions to prioritise accurate credit reporting, rigorous customer due diligence, and effective sanctions screening to protect the financial system from abuse and maintain public trust. — TMR
