Karnataka issues draft notification increasing stilt parking height to 4.5 metres

The Urban Development Department (UDD) has issued a draft notification relaxing the height of stilt parking from 2.4 metres to 4.5 metres to provide for mechanical multilevel parking in the civic limits of Bengaluru.
The additional height will not be calculated for the height of the building for the purpose of property tax and other regulations.
The notification makes corresponding amendments to the Revised Master Plan - 2015 to apply the rule prospectively.
Bruhat Bengaluru Mahanagara Palike (BBMP) had announced the relaxation of stilt height in this year's civic budget presented in March earlier this year.
The new rule will mainly be adopted in apartment complexes.
'Nowadays, many households have multiple cars. Presently, we are providing only one parking spot per flat. With this rule, we can provide two parking spots by implementing multilevel car parking,' said Suresh Hari, Secretary, Confederation of Real Estate Associations of India (CREDAI), Karnataka.

Bengaluru: Bruhat Bengaluru Mahanagara Palike Chief Commissioner Maheshwar Rao on Thursday instructed officials to speed up the closure of potholes on city roads. Addressing a virtual meeting on pothole repairs, Rao said, 'Develop comprehensive micro-plans for your respective zones and close all potholes using hot mix, cold mix, or eco-fix materials within deadlines.' He directed that potholes on major arterial and sub-arterial roads be addressed to Traffic Police data, 4,500 potholes have been identified across the city, of which 3,621 fall under BBMP's jurisdiction. 'All identified potholes must be closed immediately,' he said, while stressing the need to hold contractors accountable. 'Identify roads under the Defect Liability Period (DLP). If potholes develop on these roads within that time frame, the original contractor must repair them,' Rao told officials. He added that potholes flagged by the Traffic Police are mapped via the Geographic Information System (GIS) and instructed that post-repair photographs be uploaded for verification. Rao also called for inter-departmental coordination to ensure effective monitoring and asked officials to submit details of roads where post-construction repairs were neglected to agencies concerned, including the Metro, Bangalore Electricity Supply Company (BESCOM), Bangalore Water Supply and Sewerage Board (BWSSB), and National Highways Authority of India (NHAI). The meeting was attended by Special Commissioner (Planning) Karigowda, Joint Police Commissioner (Traffic) Karthik Reddy, zonal commissioners, joint commissioners, chief engineers, and other senior officials.

The announcement was made by BBMP Chief Commissioner M Maheshwar Rao, IAS, who said the new system is part of BBMP's broader efforts to bring ease, transparency, and speed to property-related services. In a related move aimed at offering long-awaited relief to property owners, the Karnataka State Cabinet recently approved the regularisation of B-Khata properties issued by BBMP up to September 2024. This decision will enable such properties to be upgraded to A-Khata status, giving residents access to essential civic amenities and long-term legal clarity. 'When giving it, we will specify the parameters. If property owners comply with the parameters, then B-Khata will be issued,' said Law Minister H.K. Patil, following the Cabinet meeting held on July 18. Together, these reforms are part of a broader effort by the state government to enhance transparency, improve service delivery, and ensure that citizens benefit from a more efficient property management framework in Bengaluru.
