‘Unliveable': Shock price paid for 100-year-old cottage

An 'unliveable' cottage on a tiny block has sold for $1.4m after languishing on the market for 18 months because it can't be knocked down.
The crumbling, three-bedroom house on a 240 sqm site is one of the last of its kind in original condition in the Brisbane inner-city suburb of Spring Hill — only a stone's throw from the CBD.
Records show the house was built in 1925, which means it can only be renovated, not demolished, and last sold in 1983 for just $60,000.
Surrounded by multi-million dollar properties, the house at 24 Gloucester Street was marketed as 'ready to renovate' by selling agents Sam Mayes and Zac Tully of SPACE Property Paddington.

Mr Tully said the sale price set a new benchmark for the entry-level price of a house in Brisbane's inner-city.
'Unliveable cottage on 240sqm of land and the house cannot be knocked down,' he said.
The home had been in the same family for over four decades, and the owners had initially listed the property with price hopes of $1.5m-plus.
Architectural historian Marianne Taylor posted the property on her House Detective social media account, saying she would 'definitely buy it' if she had the money.
'This is likely a very old Brisbane home on a beautiful inner-city street...It would also come up a treat with a sympathetic reno!' she wrote.
'I'd love to do some metal detecting in the back yard, as I bet it hasn't been disturbed much since the house was built!'

Duelling perspectives on Australia's transition to renewables and whether it is dead in the water have played out on the floor of one of the country's major annual mining conferences. More than 2,300 delegates are in Kalgoorlie-Boulder, 600 kilometres east of Perth, for the annual Diggers and Dealers Mining Forum, bringing the industry's practical and financial arms together for the 34th time in Western Australia's gold mining capital. While this year's gathering comes amid a surging gold price, questions over housing the industry's local workforce, and shaky futures for nickel and rare earths, organisers chose to shine a spotlight on the future and feasibility of Australia's shift to renewables. While miners, particularly in remote parts of Western Australia, have followed the state's smaller communities in setting up their own independent renewable energy infrastructure, the forum's keynote panel questioned the likelihood of renewables meeting the nation's total energy needs. The panel, featuring Canadian nuclear energy advocate Chris Keefer and Centre for Independent Studies (CIS) director of energy research Aidan Morrison, urged attendees to question the assumptions being made by industry and political leaders. "There is no serious intellectual defence for the prospect we'd meet net-zero targets in 2050," Mr Morrison said. He told the forum that the transition to a fully renewable grid was only being propelled by increasingly generous state and federal subsidies. "Forcibly intubated and resuscitated by government subsidies," he said. "It shows what it looks like to have a resuscitated zombie coming to life, the dead starting to walk again." Dr Keefer said nations such as Australia and Canada were getting caught up in a geopolitical fight over energy between China and the United States that they had no part in. "The levers of emissions reduction are not really in the hands of countries like Canada and Australia anymore," he said. "In Inner Mongolia, [China is] building what they call 'energy bases' — something like 6 gigawatts of solar, similar amounts of wind and batteries. "But also coal, mine-mouth coal, 4 to 5 gigawatts." The panel, moderated by broadcaster and CIS executive director Tom Switzer, also questioned the feasibility of renewables powering Australia's enormous grids on the largest possible scale. "As if we're some singular, big bucket where if it's sunny somewhere, it's immediately shareable somewhere else on the continent," Mr Morrison said. "If you think about that from a cold, hard engineering perspective, it is absolutely bonkers." Others at the conference were more positive about renewables and pointed to smaller, localised successes. Australia's first "net-zero" gold mine was announced at the forum late on Tuesday. Bellevue Resources managing director Darren Stralow said the mine, 40km north of Leinster in the northern Goldfields, recorded net-zero carbon emissions for the first half of 2025. "It's allowed us to work with some like-minded partners, to see if there's a benefit to that in terms of revenue, and to look to sell our gold in a bit of a different way." The mine is forecast to be 80–90 per cent powered by renewable energy, the highest penetration in Australia. For Regis Resources managing director Jim Beyer, renewables were a question of economics rather than advocacy. "For a remote mine site, renewables make good economic sense," Mr Beyer said. "At Duketon [1,000km north-east of Perth] we put in a solar farm and it saved us diesel. It is a similar story with wind and solar infrastructure at the remote Tropicana Gold Mine, about 1,000km east of Perth. "Power there runs off gas," Mr Beyer said. "But when the blades are turning and the sun's out … it's cost-sensible as well as carbon reduction." Resources Minister Madeleine King pointed to heavy renewable energy investment at the Kathleen Valley Lithium Mine and the Bellevue Gold Mine, while reiterating the government's position. "I don't mind people having an opinion; I don't share that opinion," she said, in response to the keynote panel's comments. Her West Australian counterpart, David Michael, said there would be no shift in the government's position on uranium mining, ruling out any further approvals following those granted by the Barnett Liberal Government in 2017. Deep Yellow's project at Mulga Rock, estimated to be Australia's third-largest untapped uranium resource, is the only project in WA free to proceed under current laws.

Donald Trump has threatened to slap tariffs of up to 250 per cent on foreign-made pharmaceuticals – a move that would hit Australian producers hard. The US President last month flagged his administration was planning imposts of up to 200 per cent on pharmaceuticals, giving drugmakers up to 'a year and a half to come in'. But in an interview overnight, he said he wanted to tighten the timeline. 'We'll be putting (an) initially small tariff on pharmaceuticals,' Mr Trump told US business news channel CNBC. 'In one year, 1½ years maximum, it's going to go to 150 per cent and then it's going to go to 250 per cent because½ we want pharmaceuticals made in our country.' He did not say what the initial rate would be, but earlier in the year he said duties on the sector would start from 25 per cent. Mr Trump caused a stir in Canberra when he first announced he was mulling over tariffs on pharmaceuticals, with Treasurer Jim Chalmers saying the Albanese government was 'urgently seeking' details. Australian pharma exports to the US were worth more than $2bn in 2024. Exports are mostly blood products and vaccines but also include packaged medicines and miscellaneous products, such as bandages. But Mr Trump's threat to hit the industry with steep levies is driven by ire over high prices in the US rather than animosity towards allies. A RAND Corporation report found that Americans pay nearly four times than Australians for medicines and about three times more than the average in other developed economies. In Australia, that is largely due to the Pharmaceutical Benefits Scheme, which compels drugmakers to negotiate prices with the federal government if they want to sell their products. Similar mechanisms exist in New Zealand, Canada, the UK and Europe. Mr Trump last week wrote to 17 major pharmaceutical firms demanding they lower their prices for American consumers and bring them in line with prices overseas.

Delta Lithium is betting on long-term upside with new drilling at Yinnetharra Acquisitions have significantly grown Delta's Yinnetharra landholding, paving the way for more drilling opportunities The company is keen to use its strong balance for potential M&A down the track Fresh from the demerger of its gold assets into ASX-newcomer Ballard Mining (ASX:BM1), Delta Lithium (ASX:DLI) has come to the fore with ambitious growth plans for its Yinnetharra project, timing an upcoming drilling campaign for what analysts suggest could be the cyclical bottom of the lithium sector. For strategic players like Delta, acting counter-cyclically means taking a long-term view, especially when it comes to exploration and acquiring high-quality assets at a discount. It may seem risky but downturns offer unique opportunities for companies looking to de-risk and position themselves ahead of the next boom. That's been Delta Lithium's strategy with the expansion of its project footprint at Yinnetharra earlier this year after its purchase of Minerals 260 (ASX:MI6) Aston project and Zeus Resources (ASX:ZEU) Mortimer Hills landholding. Both acquisitions took Delta's total footprint in WA's Gascoyne from 1769km2 to more than 3100km2, opening immediate exploration opportunities along strike of the company's existing deposits at Malinda and Jameson. Near total control of Leake Springs lithium hub Mortimer Hills is just 5km southeast of Malinda while Aston is ~20km from Malinda and another 2km along strike from the 800,000t at 1.66% Li2O Jameson prospect. The company now controls almost all of the Leake Springs meta-sediment unit, which hosts the Malinda and Jameson resources for a combined 21.9Mt of lithium. Mortimer Hills presents enormous prospectivity owing to its location near Malinda, where Yinnetharra's M1 and M36 pegmatites contain a combined 14.6Mt of the indicated resource, providing enough confidence to begin mining studies. Aston features multiple lithium, tantalum and rubidium soil anomalies, including a 5km-long lithium trend at Pyramid Hill – with no drilling previously undertaken. Many of these tenements adjoin Delta's existing holdings and JV areas, streamlining exploration and potential development. Final piece of the lithium puzzle DLI managing director James Crosser told Stockhead Aston filled the last crucial piece of the puzzle for the company as it looked to utilise the knowledge gained over the last few years and apply it over that ground. 'It filled the last keystone in the Leake Springs meta-sediment unit to the southeast of Jameson – and we knew that the anomalism in the surface geochemistry trended that way,' he said. 'Minerals 260 had done some fairly extensive work across the six or seven kilometres of strike that we were most interested in and being able to acquire that ground for the deal we did was too compelling to ignore. 'It was a good pick up.' With an extensive heritage survey all wrapped up, Crosser said the $107.7m market cap explorer was eager to drill more holes into the Jameson prospect to expand the resource the company defined there. 'We'll then progress out to the southeast along the Leake Springs metaseds across the Aston project and drill some holes into that and then some other prospects on our tenure like Yamazaki back towards Melinda, and we're really hopeful that we'll hit some more lithium pegmatites on the way,' he said. 'There's a fair bit of drilling to be done to keep us busy for the rest of the year but the work we'll be doing isn't the high intensity, multiple drill rig work we were doing when we were delineating Malinda. 'We're being a lot more judicious with the amount of capital we're spending until the lithium market looks like it has turned, and we're starting to maybe see that now,' Crosser added. 'Until we're a bit more confident, we're being a little restrained, keeping the geology teams on that relatively cheaper field work with some modest drilling on high priority targets rather than drill everything.' Delta keeps eyes on lithium at Mt Ida Despite a busy start to the year with Yinnietharra acquisitions, Delta continues to prioritise lithium development at Mt Ida, adjacent to the gold resources at the site. In 2023, the company revealed combined inferred and indicated resources at Mt Ida of 14.6Mt at 1.2% Li2O and 191ppm tantalum pentoxide, with the indicated resource (7.8Mt at 1.3% Li2O) representing a 136% increase on the previous estimate. Given the scale of the Mt Ida Gold MRE and a potential future standalone mining operation, Delta's board decided to demerge the asset into Ballard to drive value for both Delta and new Ballard shareholders. The demerger received strong institutional and retail support, raising $30m through an IPO to drive a 130,000m drilling campaign and tap into 26km of under explored greenstones along gold-rich structures known for major finds. Crosser said Delta was quite proud of getting Mt Ida into its own little home, with the demerger taking up most of the company's time. 'The most prudent thing for us to do now is wait and see how the Ballard feasibility on the gold proceeds,' Crosser said. 'When Ballard is able to put some real infrastructure and mining shapes around the gold - particularly at the Baldock deposit where Delta's lithium is - we'll be able to collaborate on optimising that outcome to suit Ballard as much as suit Delta. 'We're really waiting to see that come together so we can leverage off Ballard's investment to get a cheaper outcome and to exploit our lithium there.' Potential M&A on the cards Now, with Delta's 46% equity position in Ballard and its cash balance of nearly $59m, Crosser said the company was set on using its strong balance sheet to have a look around and see if they put that towards some good M&A. 'We're particularly interested in projects that support our current strategy, which is to bolster the scale and scope of our existing projects and also perhaps open a third front,' he said.
