
Dholera investment regions sees 10-fold jump in land prices over a decade, say developers

The
Dholera Special Investment Region
(SIR) in Gujarat, envisioned as a smart industrial city under the
Delhi-Mumbai Industrial Corridor
(DMIC), has witnessed a tenfold increase in
land prices
over the past decade, driven by growing investor interest and rapid
infrastructure development
, according to local developers.
'Prices per square yard across various Town Planning (TP) Schemes in the Dholera region have increased to a high of Rs 7,000 to Rs 10,000,' said Lalit Parihar, Founder and Managing Director of Dholera-based developer Aaiji Group, citing available industry data. In other TP schemes, land prices currently range from Rs 3,000 to Rs 7,000 per square yard, reflecting a tenfold rise over the last 10 years, he added as quoted by PTI.
The region's transformation is being accelerated by major infrastructure projects nearing completion, including the Ahmedabad-Dholera Expressway and the upcoming international cargo airport, both expected to be operational in 2025.
'The 109-kilometer expressway is progressing rapidly, and projects like the Bhimnath-Dholera broad-gauge rail line and the Vande Metro will significantly enhance connectivity in the region,' said Ruturajsinh Chudasma, Partner at Dholera-based Infinity Infracon.

AP will lead India's AI revolution: Naidu
Vijayawada: Chief Minister Nara Chandrababu Naidu on Saturday said the State was taking several bold steps to lead the Artificial Intelligence (AI) revolution in India. The Chief Minister was referring to the state government's partnership with global chip giant Nvidia Corporation signed on Friday. "Under the leadership of IT Minister Nara Lokesh, we have entered into an MoU with Nvidia to build a strong and inclusive AI ecosystem in the state," said Naidu in a post on 'X'. On Friday, the Andhra Pradesh government and Nvidia signed a memorandum of understanding to jointly advance the establishment of a proposed Artificial Intelligence (AI) university in the state and foster a robust ecosystem through skilling, research, infrastructure development, and startup acceleration. With support from Nvidia for curriculum and training, 10,000 engineering students will receive skill training over the next two years, he said, adding that 500 AI startups from Andhra Pradesh will gain access to Nvidia's 'Inception Program' for global exposure and key resources. Further, plans are underway to establish India's first AI University in collaboration with Nvidia for shaping the infrastructure and research capabilities, said the Chief Minister. From education and skilling to research and innovation, this initiative is laying the foundation for a Swarna Andhra Pradesh, Naidu added.

Aravind Srinivas claims ‘After Perplexity Labs, AI's IPO drafting accuracy rises to 98-99%'
Published 8 Jun 2025, 05:42 AM IST Taking the cue from Goldman Sachs' CEO David Solomon's statement that 'AI can write 95% of an IPO prospectus accurately', Perplexity boss Aravind Srinivas made an even bolder assertion — after Perplexity Labs, he believes that the probability of AI writing an IPO prospectus accurately has increased to 98-99%. Earlier this year, Solomon, while at the Cisco AI Summit in California, claimed that AI can write 95% of an IPO prospectus accurately and humans are required for the last 5% of the work, a Financial Times report had pointed out. Discussing the process of drafting an initial registration prospectus for an IPO, known as the S1, Solomon noted that while a team of six people can complete it in around two weeks, AI can now accomplish the same task 'within minutes.' 'The work of drafting an S1 might have taken a six-person team two weeks to complete, but it can now be 95 per cent done by AI in minutes. The last 5 per cent now matters because the rest is now a commodity,' he said. Goldman Sachs has 11,000 engineers among its 46,000 employees, who Solomon said are 'using AI to help draft public filing documents', the FT report added.
