DDA to launch 'Premium Housing Scheme 2025' on Aug 26; location, price, more details of HIG, MIG, LIG, EHS flats here
In a post on X, on August 16, on the occasion of Janmashtami, DDA stated, 'On the auspicious day of #Janmashtami, DDA announces 'Premium Housing Scheme 2025' with Ready-to-move-in flats.' The locations at which these HIG, MIG, LIG and EHS flats will be available are Vasant Kunj, Jasola, Rohini, Dwarka and Pitampura, among others.
Set for e-auction Mode, apartments located in Pocket 9B of Jasola, and sectors 16B and 19B of Dwarka will be up for grabs.
The booking for freehold property can be made in online mode.
Launching on August 26 this year, interested buyers must visit the official website 'eservices.dda.org.in' for more information.
According to Times of India report, around 250 flats will be available for e-auctioning. Besides the above-mentioned locations, DDA flats in Jahangirpuri, Nand Nagri, Ashok Vihar and Shalimar Bagh will also be put up for e-auction.
The scheme received approval on July 11 during a DDA meeting chaired by LG VK Saxena.
As per the report, the scheme includes 48 middle-income group units in Jahangirpuri, Dwarka, Nand Nagri, and Pitampura, 39 high-income group flats in Vasant Kunj, Sector 19B in Dwarka and Pocket 9B in Jasola; and 22 low-income group flats in Rohini.
"The scheme also includes 16 car garages in Pitampura and 51 scooter garages across Mall Road and Ashok Vihar, offering comprehensive options for both housing and parking in some of Delhi's most prominent localities," Delhi Development Authority said.
Prices of flats will vary for different categories as HIG flats are most likely to be offered at a reserved price ranging between Rs1.64 crore and ₹ 2.54 crore. Meanwhile, value of MIG flats might range from ₹ 60 lakh to ₹ 1.5 crore and LIG flats from ₹ 39 lakh to ₹ 54 lakh.

NEW DELHI: The Delhi Development Authority (DDA) has awarded the first project under its new Special License Property (SLP) initiative to Fleur Hotels , a subsidiary of Lemon Tree Hotels , officials said on Saturday. The project is expected to generate approximately Rs 10,000 crore over a 55-year period. "DDA had invited bids through a Request for Proposal (RFP) issued on May 2, 2025, for a 2-acre land parcel in Nehru Place earmarked for a five-star hotel. The bidding process, conducted on August 13, saw Fleur Hotels secure the project with an annual license fee offer of Rs 27.19 crore, about 50 per cent higher than the reserve price of Rs 18 crore," DDA said in a statement. This marks a major shift in DDA's land disposal policy. Moving away from the traditional freehold and perpetual lease models, the SLP initiative allows long-term development on an annual license basis. Reforms set into motion last year by Lt Governor VK Saxena, have yielded spectacular results in terms of revenue generation for the DDA even while facilitating the much needed developments in the capital, the statement added. According to officials, the Rs 10,000-crore revenue estimate includes annual fee escalations over the 55-year license term. "This new model is expected to significantly boost DDA's income, while facilitating key infrastructure development across hospitality, healthcare, logistics, and retail sectors," the statement added. The project awarded to Fleur Hotels will see the development of "Aurika" at Nehru Place, one of Delhi's largest luxury hotels with over 500 rooms. Lemon Tree Hotels, which operates more than 110 properties in over 75 cities, plans to bring its upscale brand experience to the Capital through this venture.

The auction, conducted on August 13, saw Fleur Hotels win with a bid of ₹27.19 crore per annum — nearly 50% higher than the reserve price of ₹18 crore. The fee will rise annually through the licence period, ensuring DDA a steady stream of revenue. 'This model moves away from DDA's old reliance on freehold or perpetual lease allocations, which were often unviable due to high land costs,' said a senior official. 'The focus now is on long-term annual licensing, which ensures marquee projects while keeping DDA the ultimate landowner.' The model, the official added, will also be extended to hospitality, warehousing, health, and retail projects. The Nehru Place hotel will be operated under Lemon Tree's luxury brand Aurika. Officials said it will be among Delhi's largest hotels, with over 500 rooms and suites, signature dining outlets, expansive banqueting facilities, and leisure amenities. The project will be modelled on Aurika, Mumbai SkyCity, blending 'grandeur with a distinctive Delhi flair.' For Lemon Tree Hotels, which caters to over 1.5 million guests annually across 110+ hotels in 75 cities, the Nehru Place project strengthens its presence in the Capital. 'Delhi has always been a strategic focus for us. Aurika's entry will deliver a luxury experience that's about living, not just staying – a landmark in style, comfort, and service for the region,' said Patanjali Keswani, chairman and managing director of Lemon Tree Hotels. The bidding process was managed by SBI Capital Markets Ltd., which acted as transaction advisor.
