'We also aim to reduce property overhang by guiding developers on what types of residential and commercial projects are most viable, based on current and forecasted market conditions,' he said. As a private sector body, Johnny said they couldn't control policy, but they could support their members with solid market research to help them align their developments with actual demand. The third vision, he said, is for Shareda to embrace digital transformation and enhance support for its members through improved market intelligence, digital accessibility, and stronger engagement with financial institutions. 'We plan to create a centralised, members-only digital platform where developers can easily access the latest government policies, regulatory updates, market research, and technical resources without the need to physically attend meetings.

This ensures they stay informed and agile in a fast-moving environment,' Johnny said. Recognising that financing and construction are the two largest cost centres for any development, he said Shareda will focus on deepening collaboration with banks and financial institutions. State bond repayment not solely Warisan's doing, says Masidi

He said the bonds, issued in December 2014 during the Barisan Nasional administration, came with a Bank Negara Malaysia requirement for a dedicated Sinking Fund to ensure repayment on maturity. Advertisement Under the terms, RM200 million was to be deposited annually into the fund over five years, allowing the state to accumulate the necessary amount before 2019. By the time the Warisan administration assumed office in 2018, most of the funds had already been secured for the repayment. Masidi said the RM1 billion in the Sinking Fund in 2019 enabled a one-off payment to settle the bond debt in full. He stressed that the repayment reflected prudent planning by the previous administration rather than any special initiative by its successor. Given possible 100 air conditioners and compressors from 1 to 2 horse power each pumping out extremely hot air nonstop during office hours into these spaces and trapped in this enclosure, the installation of 10 big ceiling fans will only blow all these hot air downwards towards all the customers sitting in all those coffee shops and restaurants below, ' Ho noted. 'We as architects, with our PAM Chapter Institute office located in this Damai Phase 4, we naturally feel it would be better to install exhaust fans centralised on top of all roofing ridges, to suck out all those accumulated hot air to discharge them above the roofing spaces,' Ho said. Aseanta launches tourism awards

'The first is the 39th Aseanta Tourism Awards, and the second is the Discover Asean microsite by AirAsia Move,' said Aseanta President Eddy Krismeidi at the launch event held at the Asean Secretariat in Jakarta. Advertisement Eddy said the two initiatives not only reflect Aseanta's response to current tourism challenges but also its readiness to seize future opportunities. 'These initiatives reflect our determination to recover, innovate, and thrive,' he said. The Aseanta Tourism Awards, he explained, have been held for 39 editions and have long served as a platform to recognise and honour the best in Asean tourism – from community-based initiatives to large-scale innovations in marketing, sustainability, and excellence in tourism services. Registration for the Aseanta Tourism Awards is now open and will close on Oct 31,2025, with the winners to be officially announced at the Asean Tourism Forum 2026 in the Philippines. The second initiative presented at the event was the launch of the Discover Asean microsite, a digital travel booking platform from AirAsia Move, introduced by Aseanta in collaboration with AirAsia. Advertisement 'This microsite curates essential and inspiring content, from cuisine, culture, and attractive destinations to verified immigration links and the latest travel information,' he said. The application, he added, integrates tourism services that travelers need and want while also enabling easy access to flights and hotel rooms. 'In this way, intra-Asean travel becomes more intuitive, informative, and inspiring,' Eddy said. Meanwhile, Indonesia's Deputy Minister of Tourism Ni Luh Puspa expressed the government's appreciation for Aseanta's efforts in realising the two initiatives.
