The brand strategy behind DAMAC's Chelsea Residences

DAMAC Properties has revealed its Chelsea Residences by DAMAC, its residential development born from its global partnership with Chelsea FC. The branded homes aim to blend Chelsea's heritage with DAMAC's luxury credentials.
Campaign Middle East spoke with Amira Sajwani, Managing Director of Sales & Development of DAMAC Properties and Todd Kline, President – Commercial, Chelsea Football Club to uncover the 'why' behind the branded residence.
'To be at the forefront of branded residences, bringing different brand identities into our projects is something we're very passionate about,' Sajwani said.
To explore this interest, she stated the next arena that the group wanted to explore was health and longevity. 'This is a goal that aligns with the UAE's vision over the next 10 years as well,' she said, in reference to the UAE's National Strategy for Wellbeing 2031.
Further building on this, Kline spoke to Chelsea's incentive behind the partnership. 'While Chelsea is a football club at heart, we really are a lifestyle brand,' he said. 'This project is a great brand extension to actually have our fans and football fans in general to be immersed in all things Chelsea.'
Kline stated that DAMAC was an obvious choice to partner with to bring the Chelsea brand to the world. 'There's a very small percentage of our fan base that will actually get a chance to come to Stamford Bridge, or meet a player,' he said.
'A brand such as DAMAC is synonymous with luxury, design and craftsmanship and that's something that speaks right to the heart of what Chelsea FC is all about,' he said. 'To push the envelope and do things that have never been done before.'
Both brand ambassadors said that creating an immersive experience into the Chelsea FC brand is another factor behind the Chelsea Residences.
Sajwani listed several tailored amenities that the property will offer to consumers in the region. This includes a rooftop Chelsea FC branded football pitch, a fitness club that will offer the same treatments as Chelsea FC footballers and more.
'Consumers can expect the project to be as quirky as having the building light up every time Chelsea scores a goal,' Sajwani said.
Looking ahead, DAMAC and Chelsea FC plan to bring more experiences to audiences in the region and the UK over the three-year agreement leveraging the Stamford Stadium, social media campaigns, and digital experiences.

Dubai real estate: JVC, Meydan, Dubai Marina among top property choices for first-time buyers, experts say

A new report by Chestertons MENA has identified six fast-growing residential communities in Dubai where first-time buyers are finding both affordability and impressive rental yields, with some locations offering returns as high as 7.39 per cent. The real estate consultancy said a combination of improved infrastructure, off-plan pricing, and supportive buyer initiatives is driving demand in areas such as Jumeirah Village Circle (JVC), DAMAC Island, Dubai South, Meydan City, Dubai Marina, and Downtown Dubai. 'These are not just affordable entry points, they're smart long-term investments,' said Mania Merrikhi, Chief Operating Officer and Managing Director at Chestertons MENA. 'The demand is increasingly driven by younger and international buyers seeking lifestyle, value, and long-term growth.' At the top of the list is Jumeirah Village Circle (JVC), which offers yields of 7.39 per cent with average prices around AED 1,238 per sq. ft.. DAMAC Island, an off-plan development, offers similarly high returns at 7.38 per cent, with units priced as low as AED 823 per sq. ft. Dubai South and Meydan City also stand out, with average yields of 6.77 per cent and 7.14 per cent respectively — both benefiting from master-planned infrastructure and growing family appeal. Even in more central and high-end locations like Dubai Marina and Downtown Dubai, yields remain competitive at 6.24 per cent and 6 per cent, highlighting continued investor appetite across price tiers. Market shift favours master-planned suburbs The report points to a broader shift in buyer behaviour, as demand moves beyond traditional luxury hubs into well-connected, suburban-style communities. With central land becoming increasingly scarce, developers like Emaar and Binghatti are doubling down on new master plans, while government agencies such as the RTA and Dubai Land Department continue to invest in long-term growth. 'Full-service communities offering convenience, amenities, and affordability are becoming the new standard,' said Mohamed Mussa, Executive Director of Chestertons MENA. 'We're also seeing a new wave of family-oriented investors entering the market, helped by more flexible lending and policy support.' First-time buyers, in particular, are benefiting from reduced down payment requirements and developer-bank mortgage tie-ups, which have lowered barriers to entry. These developments align with the UAE's broader economic diversification plans, including the emirate's D33 agenda — a roadmap expected to generate sustained urban and financial growth through 2033. While Dubai remains the primary focus, Chestertons also pointed to growing interest in Abu Dhabi, where large-scale infrastructure projects and new residential schemes are attracting cross-emirate investment.

Newcastle reject Liverpool opening bid to sign striker Isak, say reports

Newcastle have rejected Liverpool's opening bid to sign unsettled Sweden striker Alexander Isak, according to reports on Friday. Isak has been training at his old club Real Sociedad this week after reportedly telling Newcastle he wants to leave St James' Park. The 25-year-old has been linked with Liverpool since the end of last season and the Premier League champions are now believed to have formalised their interest with an offer of around £110 million ($159 million) plus potential add-ons. But Newcastle, who reportedly value Isak at £150 million, remain keen to hold onto their prize asset and have rebuffed Liverpool's initial bid. Isak, who joined Newcastle in a £60 million move from Real Sociedad in 2022, scored 23 Premier League goals last season to help Newcastle qualify for the Champions League. He has three years left on his Newcastle contract, but did not travel to Asia for the Magpies' ongoing pre-season tour, with the club saying he had a minor thigh injury. On Thursday, Real Sociedad confirmed he was at their Zubieta facility with his own trainers. It was reported on Friday that Newcastle had told Isak he could agree a new deal containing a get-out clause for next year, but he responded by insisting he wants to move now. Liverpool manager Arne Slot has already bolstered his attacking options by signing Eintracht Frankfurt striker Hugo Ekitike and Bayer Leverkusen playmaker Florian Wirtz during the current transfer window. But the Reds are keen to make their forward line even more formidable by adding Isak as they look to win back to back English titles for the first time since the 1980s. Newcastle boss Eddie Howe struck a defiant note earlier this week when he said: 'He is still our player. He's contracted to us. 'We, to a degree, control what is next for him. I would love to believe all possibilities are still available to us. 'My wish is that he stays, but that's not in my full control.' Liverpool have spent over £250 million so far in the summer window, with Milos Kerkez, Jeremie Frimpong and Giorgi Mamardashvili joining Wirtz and Ekitike at Anfield. Meanwhile, Premier League side Chelsea loaned teenage defender Mamadou Sarr back to sister club Strasbourg on Friday for the upcoming Ligue 1 season. The French club confirmed the loan move on its website, having sold the highly rated Sarr to Chelsea in June. Strasbourg is owned by the consortium led by Todd Boehly and Clearlake Capital that bought Chelsea in 2022. The 19-year-old Sarr is a France under-20 international. He was a regular last season, playing 27 league games as Alsace-based Strasbourg finished in seventh place to seal a place in the Conference League playoffs. He previously played briefly for Lyon. Chelsea won the Conference League last season and will play in the Champions League after finishing in fourth place in the Premier League. Strasbourg was bought by Chelsea's ownership group, BlueCo, in 2023. Chelsea said Sarr had signed a contract until 2033 but didn't disclose the transfer fee. Strasbourg opens their league campaign at Metz on Aug. 17. Elsewhere, West Ham midfielder Lucas Paqueta has been cleared of spot-fixing charges by an independent regulatory commission, the club announced on Thursday. Agencies
