
UAE: Rents on Al Marjan Island increase by 60% in 2 years as demand soars
Rental prices on Al Marjan Island in Ras Al Khaimah have seen a dramatic surge over the past two years, with the median annual rent climbing from Dh40,000 in April 2023 to Dh64,800 in April 2025 a rise of 62 per cent in just two years, according to data from Property Finder.
The most recent figures show a 12 per cent year-on-year increase between April 2024 and April 2025, following a steep 45 per cent jump the previous year.
The sharp rise in rental prices is largely concentrated in apartments and duplexes, which dominate the market on Al Marjan Island, making up 97 per cent of all residential rental listings.
Currently, the median rental price per square foot on Al Marjan Island stands at Dh 81, with listings typically ranging between Dh50 and Dh120 per sq ft. The median size of a rental property is 773 sq ft.
Compared to other sought-after residential areas in Ras Al Khaimah such as Al Hamra Village and Mina Al Arab rents on Al Marjan Island are approximately 20 per cent higher. This premium is driven by the island's growing appeal as a waterfront destination and its proximity to high-profile developments, including the upcoming Wynn Al Marjan, the first integrated resort in the Middle East.
Fibha Ahmed, Vice President of Property Sales at Bayut & dubizzle, highlighted the Marjan island's apartment sector as a key driver of the upward momentum. 'We've seen solid growth across the board, but it's the apartment segment in Al Marjan Island that really stands out,' she said. 'Rents jumped by 42 per cent year-on-year from Q1 2023 to Q1 2024, and then climbed another 13 per cent by Q1 2025.'
This sharp trajectory underlines the growing appeal of the waterfront destination not just for tenants in search of upscale, well-connected homes, but also for investors eyeing compact units with strong rental yields.
According to Fibha, user engagement backs the numbers. 'Our data at Bayut shows Al Marjan Island consistently attracts around 25 per cent of all apartment rental views in Ras Al Khaimah, despite being a smaller community in size. That's a significant concentration of demand, driven by both media attention and actual user interest.'
Ankur Aggarwal, Chairman and Founder of BNW Developments stated that
'Based on current momentum and upcoming high-impact developments, BNW Developments anticipates rental prices in Al Marjan Island to increase by approximately 10–15 per cent over the next 12–24 months. This growth will likely be driven by continued demand from international tenants, rising tourism, and the relatively limited availability of premium inventory.
As projects like the Wynn Resort near completion and tourism-linked infrastructure scales up, we expect further tightening in supply, pushing rents steadily upward. The island is on course to become one of the UAE's most dynamic investment destinations, with robust returns for both short-term and long-term asset holders.'

The appellee reportedly paid the first installment of Dhs6,000, and the plaintiff transferred her Dhs36,000 but she stopped paying the remaining installments. The court ruled to terminate the agreement between the parties and ordered the appellee to return Dhs30,000 to the plaintiff.

EDGE signs record-breaking Dh 9 bn naval contract with Kuwait's Ministry of Defence
3 June 2025 21:04 ABU DHABI (ALETIHAD) EDGE, one of the world's leading advanced technology and defence groups, has announced the signing of a major Dh 9 billion ($ 2.45 billion) defence contract with the Kuwait Ministry of Defence for the supply of FALAJ3 62-metre missile boats. This contract marks the largest naval shipbuilding export in the region and ranks among the highest-value naval export deals globally. As the prime contractor, EDGE will lead the programme which includes the design, construction, trials, and delivery of the vessels, in addition to Integrated Logistics Support (ILS) and In-Service Support (ISS). UAE to implement Midday Break for 21st consecutive year from June 15 to Sept.15, 2025
The Ministry of Human Resources and Emiratisation (MoHRE) has announced the implementation of the Midday Break, prohibiting work under direct sunlight and in open-air spaces between 12:30 pm and 3:00 pm, from 15 June to 15 September 2025. Now in its 21st consecutive year, the Midday Break is rooted in a sustainability-centred approach that the UAE implements in line with its commitment to providing a safe working environment as per international best practices and occupational health and safety standards, protecting workers from injuries and illnesses caused by working in high temperatures during the summer months. Under the terms of the Midday Break, companies are required to provide necessary supplies and arrangements, including shaded areas to protect workers from the sun during the break or while performing permitted tasks. They must also ensure appropriate cooling equipment is available, such as fans, adequate quantities of drinking water, and hydration supplements like electrolytes as approved for use by local authorities, along with other amenities and first-aid supplies at the Midday Break regulations take into account the need for continuity in certain types of work that serve public interests. Exemptions apply to tasks that must continue uninterrupted for technical reasons, such as laying asphalt or pouring concrete when it is unfeasible to complete these activities after the exclusions include work required to address hazards or repair issues that impact the community, such as disruptions to water or electricity supply, traffic congestion, and malfunctions in basic services. The exemption also covers activities that require a permit from a competent government authority due to their impact on public life and Ministry of Human Resources and Emiratisation works to assess the level of compliance with the Midday Break requirements among companies, using its monitoring system throughout the duration of the initiative. This also highlights the high level of awareness regarding the need to protect human capital, the most valuable resource in any company, reflecting the commendable and people-centred nature of labour regulations and practices embraced in the UAE, especially with regards to occupational health and safety.' Al Nassi highlighted the Ministry's commitment to raise awareness among establishments and their workers about the importance of adhering to the provisions of the Midday Break through field visits by inspectors to workplaces and labour accommodations. This contributes to enhancing awareness of occupational health and safety requirements and protecting workers from heat-related illnesses. For her part, Dalal Alshehhi, Acting Assistant Undersecretary for Labour Protection at MoHRE, said, "The Midday Break has become a prime example of constructive partnerships between the Ministry of Human Resources and Emiratisation, the private sector, and the wider community, with many partners developing their own initiatives to support workers while the Midday Break is in effect,' Alshehhi added. "This reinforces the principle of social responsibility and ensures the success of our awareness strategies, further embedding humanitarian values in the UAE's work environment, which welcomes more than 200 nationalities to live, work, and invest, in line with the objectives of the 'We the UAE 2031' vision.' Alshehhi commended private sector establishments that have taken the initiative over recent years to provide fully equipped rest areas designed to ensure workers' utmost comfort during the daily Midday Break, demonstrating these establishments' strong commitment to ensuring workers' well-being before they resume their daily duties after the break. She urged all private sector establishments to adopt similar initiatives, which have a positive impact on workers' health and contribute to enhanced productivity. WAM
