Arada awards construction contract for Masaar Central

Valued at AED60 million, the construction contract to build Masaar Central has been awarded to Intermass, the well-established Sharjah-based contractor, which is already working on several residential phases at Masaar.
Masaar Central will provide a range of retail, dining, wellness, and education services across 53,000 square feet of gross leasable area, and will be anchored by a Carrefour supermarket, a Wellfit gym, and a Bright Star RGS nursery.
Ahmed Alkhoshaibi, Group CEO of Arada, said: 'Masaar Central will be the social and retail heart of the community, offering a high-quality, convenient and engaging environment that complements its forested surroundings. With half of Masaar already complete, 1,500 homes handed over and a vibrant community taking shape, this contract award brings us closer to completing all elements of the master plan by the end of 2026.'
Spread over a 19 million square foot area, Masaar features 3,000 villas and townhouses spread across six gated districts, all linked by a green spine featuring 70,000 trees.
Existing elements and facilities within Masaar include the Masaar Discovery Center and a number of family attractions, including a children's adventure playground, water play area, skate park and Zad food truck park. The project also contains Reigate Grammar School Masaar, a branch of one of the UK's top private schools, which is due to open in 2027.
Surrounding the masterplan is Masaar Track, a 6.6-kilometre forested cycleway incorporating bridges and tunnels, which currently welcomes thousands of cyclists every month, while The Loop offers onsite bike rental and repair services alongside a café.
Masaar is ideally located in the up-and-coming Suyoh district, close to Tilal City, the Sharjah Mosque and Arada's first project, Nasma Residences. The community has easy access to Emirates Road and Mleiha Road, and is a 15-minute drive from Sharjah International Airport and 20-minute drive from Dubai International Airport.
Masaar has been one of the most successful and in-demand communities in Sharjah and the UAE. In February 2025, Arada launched Masaar 2, a 2,000-home community located close to the original Masaar, which sold out in just three hours. Construction at Masaar 2 will begin before the end of the year, with the first homes scheduled for completion by end-2027 and full community delivery expected by 2028.

Growth was reportedly driven by favourable market dynamics and the success of a powerhouse strategy, which unlocked value across both static and digital signage. The second quarter of 2025 also marked the official launch of Multiply Media Group (MMG), uniting BackLite Media, Viola Media, Media 247 and Purple Printing to create a new UAE-based market-leading media company. MMG has also expanded its footprint in the UK, through its long‑term partnership agreement with Wildstone, securing exclusive rights to operate high‑impact digital out-of-home (DOOH) sites across central London. In a key leadership move in 2025, Viola Communications also appointed industry veteran Piero Poli as CEO to accelerate AI‑led innovation and drive regional expansion. With more than 25 years of experience across media, digital transformation, and data strategy, Poli brings a global perspective and a sharp focus on what's next. His mandate at Viola Communications includes: scale impact, deepen client value and future-proof the agency through AI-powered intelligence, strategic partnerships and integrated media solutions. The financial results of the media and communications vertical were part of Multiply Group's larger reporting on EBIDTA excluding fair value changes of AED395m in Q2 2025, registering AED 214m in group net profit excluding fair value changes, with 39 per cent revenue growth across its operating portfolio. Samia Bouzza, Group Chief Executive Officer and Managing Director, Multiply Group, said, 'This quarter's revenue growth of 39 per cent reflects the strong double-digit performance delivered across all verticals. This momentum translated into a 69 per cent increase in operating EBITDA and a 52 per cent rise in net income from our operating subsidiaries.' Bouzza added, 'While our inorganic initiatives contributed to the Group's overall growth, organic EBITDA from our operating businesses increased by 54 per cent year-on-year, led by our media and mobility verticals.'

Arada completes issuance of $450 million Sukuk

Arada Developments, rated B1 by Moody's and B+ by Fitch, has successfully completed the issuance of a $450 million Sukuk, which has been listed on the London Stock Exchange and the Nasdaq Dubai. The five-year fixed rate RegS Sukuk issuance, rated BB- by Fitch and B1 by Moody's, was priced with a coupon of 7.150 per cent, tightening 47.5bps- 60bps from the initial price guidance of 7.625 per cent-7.750 per cent for a spread of 317 bps over US Treasuries, for the tightest reoffer yield ever achieved by Arada. The proceeds of the issuance will be used for a tender offer of up to US$100 million on Arada's existing Sukuk maturing 2027, with the balance for general corporate purposes. The Sukuk issuance saw strong demand from both regional and international investors with a subscription order book peaking above $2 billion (excluding Joint Lead Managers), equivalent to over four times the offer size. Prince Khaled Bin Alwaleed Bin Talal, Executive Vice Chairman of Arada, said, "Our latest successful return to the global markets reflects once again the trust being placed by regional and international investors in Arada's track record, robust financial position and growth prospects. This issuance serves as a platform of our next phase of growth as we continue target growth opportunities both at home in the UAE and abroad.' Investor interest for the Sukuk was diversified geographically, coming from Europe, the Middle East and Asia. The investors for this issuance include banks, private banks, asset and fund managers, and hedge funds. The Joint Global Coordinators for the Sukuk were Abu Dhabi Commercial Bank, Abu Dhabi Islamic Bank, Dubai Islamic Bank, Emirates NBD Capital, First Abu Dhabi Bank, Mashreq and Standard Chartered Bank, while Arab Bank, Arqaam Capital, Bank ABC, RAK Bank, Sharjah Islamic Bank and Warba Bank acted as Joint Lead Managers and Bookrunners. Since its launch in 2017, Arada has launched nine successful projects in both Sharjah and Dubai, and has a pipeline of existing and future projects in the UAE and Australia valued at over DhsD90 billion.
