Houses delivered in 9 major Indian cities up 33% in FY25: Report

India's nine major cities clocked a 33 per cent annual rise in the number of homes delivered to customers in FY25, said a report on Wednesday, crediting government programmes for affordable housing and making realtors to meet deadlines as among reasons for the trend.
As many as 406,889 homes were delivered in FY25 and 306,600 the year before, according to data analytics firm PropEquity. Kolkata clocked an 88 per cent year-on-year (Y-o-Y) increase in unit deliveries: 9,441 in FY24 and 17,718 in FY25.
Hyderabad and Chennai followed with increases of 61 per cent and 49 per cent, respectively,
Delhi-National Capital Region (NCR) reported an 8 per cent decline: 44,423 units in FY25 compared to 48,388 units the year before.
Samir Jasuja, founder and chief executive officer of PropEquity, said government schemes such as Special Window for Affordable and Mid-Income Housing (Swamih) Fund and Real Estate Regulation Act (Rera) as primary drivers for the growth in deliveries.
'The deliveries have also been expedited due to Swamih Fund and strict compliance and implementation under Rera, which played a major role in developers adhering to project delivery timelines,' Jasuja said.
The report studied home deliveries in Bengaluru, Chennai, Hyderabad, Kolkata, Delhi-NCR, Mumbai, Thane, Navi Mumbai and Pune. Deliveries improved in the housing markets of West and South India.
The western market, which includes Mumbai, Navi Mumbai, Thane and Pune, saw 221,691 units being delivered in FY25 compared to 163,414 in FY24. The region accounted for 55 per cent of the total homes delivered in key markets.
The southern market, which includes Bengaluru, Hyderabad and Chennai, accounted for 30 per cent of total house deliveries. As many as 123,057 units were delivered in the region in FY25 and 85,357 the year before.
Jasuja said that positive market sentiment in the past couple of years has ensured strong cash flows and faster project execution. 'As reputed and branded developers increase their market share, this trend in delivery of homes is expected to continue. Swamih 2.0 will also play a significant role in expediting delivery of stalled projects,' he said.

Amid rising demand for state-of-the-art amenities in housing projects, the 'loading' factor rose to 40 per cent in Q1 CY25 from 31 per cent in 2019 across major Indian cities, according to research by Anarock. In residential apartments, the average loading factor refers to the difference between the super built-up area and the carpet area. This implies that homebuyers are now paying 40 per cent of the total purchase cost for common areas such as elevators, lobbies, clubhouses, staircases, terraces, gyms and other amenities in Q1 CY25, compared to 31 per cent in 2019. Dr Prashant Thakur, regional director and head – research and advisory, Anarock Group, said: 'While RERA now requires developers to mention the total carpet area provided to homebuyers, no law currently limits the loading factor in projects. Q1 CY25 readings show that 60 per cent of the total space homebuyers in the top seven cities pay for is now liveable space, and the remaining 40 per cent is common areas — elevators, lobbies, staircases, clubhouses, amenities, terraces and so on. The average loading percentage was 31 per cent back in 2019.' Bengaluru sees sharpest jump Among the top seven cities, Bengaluru saw the highest percentage increase in average loading, from 30 per cent in 2019 to 41 per cent in Q1 CY25. This trend aligns with a rise in high-end lifestyle demands in the IT hub, prompting developers to offer a wider range of modern amenities, the report noted. The Mumbai Metropolitan Region (MMR) continued to record the highest loading among the top cities, rising to 43 per cent in Q1 CY25 from 33 per cent in 2019. Chennai, on the other hand, witnessed the lowest average loading factor, which stood at 36 per cent in Q1 CY25, up from 30 per cent in 2019. This reflects a city-specific trend where homebuyers prioritise usable space within their homes over expansive shared amenities. Changing norms in urban housing 'In the past, a loading of 30 per cent or less was considered typical. Today, higher amenity loading has become the norm across most projects, partly because homebuyers are no longer satisfied with basic lifestyle amenities — they expect fitness centres, clubhouses, landscaped gardens and grand lobbies. Collectively, these features may improve comfort, community liveability and also resale value; however, homebuyers effectively lose actual usable space within their apartments,' Thakur added. Essential infrastructure in modern housing projects now typically includes additional lifts with higher passenger capacity, larger utility areas and fire escapes that comply with safety regulations. In high-density urban developments, balancing private and shared space has become crucial for long-term value and better living experiences, making some level of higher loading an inescapable part of modern housing. 'In most cases, buyers across cities — except in Maharashtra — are unaware of how much they pay for the actual usable space within their apartment. Respective state RERAs should ideally enforce provisions requiring each project to clearly state how much buyers are paying for the usable apartment space and how much for shared amenities,' Thakur said.

DLF secures RERA approval for Privana North luxury project in Gurugram

DLF has secured RERA approval for its upcoming luxury residential project, Privana North, located in Sectors 76 and 77 of Gurugram. Part of the larger 116-acre DLF Privana township, the project is expected to feature around 1,100 premium housing units, sources told Privana North received RERA approval last week. The project is expected to be launched soon, sources said. In an analyst call held in May 2025, the company had said that 'There is a sizable demand for both offerings, Privana in Gurugram and our upcoming project in Mumbai, not just from local micro-markets but also from across India and among NRIs.' It had said that previous phases of Privana, launched last year, are commanding a premium of ₹2,500 to ₹4,000 per sq ft, reflecting robust market sentiment. "Housing demand for good houses is continuously there, and Gurgaon today has become a very solid investment option too," the company had said. On the timeline of the upcoming launch, the management had said that the launch of the upcoming phase of Privana is expected in the first quarter of 2025-26, and the Mumbai project in the second half of this financial year. Spread over 17 acres, Privana North is expected to feature six 50-storey towers, likely to be the tallest ever developed by DLF. The project is likely to comprise spacious 4BHK apartments with expansive 12-foot decks, they said. In addition to the 4BHK residences, the project is expected to include penthouses with east- and west-facing views, offering panoramic views of the city and the Aravalli hills. The residences are expected to feature floor-to-ceiling heights of approximately 3.4 meters, glass façades, and nature-integrated lobbies, sources said. Located at the junction of the Southern Peripheral Road (SPR), NH-48, Dwarka Expressway (NPR), and Central Peripheral Road (CPR), the Privana project is well connected to major business and lifestyle hubs. It is also surrounded by corporate parks, international schools, five-star hotels, and golf courses. It should be noted that DLF launched Privana South and West in 2024. On January 8, 2024, DLF said it had sold more than 1,000 luxury housing units, part of its latest offering, Privana South, in Gurugram, for ₹7200 crore within three days of pre-launch. Privana South is spread across about 25 acres (about 10 hectares) in Sectors 76 and 77. In May 2024, the company said that it had sold all 795 apartments for ₹5,590 crore within three days of launching its Privana West project, which is spread over 12.57 acres and comprises 795 apartments. The luxury housing market in NCR is on a growth trajectory, with Gurugram leading the trend. According to data from Cushman & Wakefield, around 1,849 housing units priced at ₹10 crore and above were launched in Gurugram during Q1 2024– Q1 2025. Notably, of the 2,768 units launched in sectors 76 and 77, more than 70% were in the high end and luxury segment, highlighting the area's growing prominence in the high-end residential segment. Several high-rise apartment deals on Golf Course Road in Gurugram were also recorded. Of all the apartments sold in the ₹100 crore and above price bracket in the past three years, majority were in the size range of 10,000 - 16,000 sq. ft (super built-up area). Trump Residences, located in Sector 69 and developed by Smartworld Developers and Tribeca Developers, sold out on launch day, recording ₹3,250 crore in allotments. The project's four ultra-premium penthouses, valued at ₹125 crore, were also fully allotted, Smartworld Developers said in a statement on May 13. The Trump Residences will feature two 51-story towers with 298 luxury residences, spanning a total saleable area of 12 lakh sq. ft. Priced between ₹8 crore and ₹15 crore per residence, the development's 298 homes were absorbed on the day of the launch showcasing demand for branded, ultra-luxury living in India, the company had said in a statement.

"Earlier, super built-up areas were the norm for quoting and marketing, which often overstated the liveable space. While the conversation around square footage continues in the sales room across the table, the focus in advertising appears to have shifted from actual flat sizes, which was more prevalent in earlier years, to taglines such as 'spacious 2 BHK' in advertisements and on hoardings,'' said Prashant Thakur, Regional Director & Head - Research & Advisory, ANAROCK Group. "RERA mandates that all mentions of size must be only based on carpet area. This is strictly mandated in Maharashtra, so marketing has had to adapt to steering the messaging around features and amenities instead. Buyers have become more conscious of shrinking liveable spaces and rising loading percentages," he added. Amid the rising demand for state-of-the-art amenities within housing projects, the 'loading' factor has been on the rise across the top cities. MMR continues to see the highest loading— difference between super-built-up area and carpet area— among the top 7 cities with 43% in Q1 2025. The region has seen the average loading percentage grow steadily over the years —from 33% in 2019 to 39% in 2022, and 43% in Q1 2025. Bengaluru has seen the highest percentile jump in average loading over the last seven years, from 30% in 2019 to 41% in Q1 2025. In 2022, it was 35%. This dovetails with the increasingly higher saturation of modern amenities that developers now include to cater to the higher lifestyle ask in the IT hub. In 2019, Chennai's average loading percentage was 30%, like Bengaluru. It gradually rose to 32% in 2022 and further to 36% in Q1 2025. In NCR, average loading percentage rose from 31% in 2019 to 37% in 2022, and 41% in Q1 2025. In Pune, it was 32% in 2019, rose to 36% in 2022, and stood at 40% in Q1 2025. Hyderabad saw an average loading percentage increase from 30% in 2019 to 33% in 2022, and to 38% in Q1 2025. Kolkata too saw its average loading factor increase from 30% in 2019 to 35% in 2022, and further to 39% in Q1 2025.
