
Massive 36,000-acre Adirondacks estate sold for $125M. Is a golf resort in the works?
Whitney Park, home to 17-bedroom great camp Deerlands, is considered a crown jewel of the Adirondack Park. The estate includes dozens of lakes and ponds, more than 100 miles of shoreline, and spans over 57 square miles. It is home to a diverse range of wildlife and carries deep historical and environmental significance.
The buyer, Todd Interests, is known for upscale real estate projects. CEO Shawn Todd has said he plans to develop only a small percentage of the property, about 1,000 to 1,500 acres, with the rest preserved. He has floated ideas including a luxury resort, golf course, fine dining, lodging, a ski hill and guided recreation, though no formal development plans have been filed with the Adirondack Park Agency, which oversees land use in the region.
The deal also includes the Cady Hill estate in Saratoga Springs, with Todd Interests potentially adding a restaurant and deluxe lodging.
The sale ends more than a century of Whitney family ownership, a lineage that stretches from the Vanderbilt and Whitney dynasties to Marylou Whitney, the philanthropist, horse racing owner, and social icon known as the 'Queen of Saratoga.' She was regarded as one of the last great Gilded Age socialites.
Her first husband, Frank Hosford, was an heir to the John Deere fortune. Her second husband, Cornelius Vanderbilt Whitney, helped found Pan American World Airways and came from a family whose wealth spanned oil, railroads, and tobacco.
Before her death at age 93 in 2019, Marylou Whitney was the largest private landowner in New York state. Her third husband, John Hendrickson, inherited the property and strongly opposed selling it to New York, citing frustrations with how the Department of Environmental Conservation had managed previous Whitney lands. Hendrickson, chairman of the National Museum of Racing and Hall of Fame, died in August 2024 at age 59.
In November 2024, eight environmental organizations urged Gov. Kathy Hochul to pursue a conservation easement or partial acquisition to protect the land's ecological value. The estate links wildlife corridors, supports rare species, and contains some of the most pristine lakeshore in the park. No conservation easement was finalized before the sale, though state officials have expressed interest in negotiating one with the new owner.
According to Hendrickson's estate, all net proceeds from the sale will go to the town of Long Lake in Hamilton County, which has a population of 791 and an annual budget of about $5 million.

Kyivstar, which has been given a pro forma valuation of $2.3 billion, carried out the listing by merging with fintech entrepreneur Betsy Cohen's Cohen Circle special purpose acquisition company (SPAC). The company raised $178 million, confirming earlier reports that it expected up to $200 million. VEON will retain a majority stake in the mobile operator. People's IPO The company has previously stated that it has had extremely strong support for the Kyivstar listing from U.S. authorities, Ukraine and the European Union. Indeed, it has described the listing as 'the people's IPO', hoping that investors around the world would show their support for Ukraine. Kyivstar is the market-leading mobile operator in Ukraine with 24 million subscribers. Analysts agreed that the narrative around the deal was built around Ukraine's postwar reconstruction and digital infrastructure's role in that recovery. However, investors will also likely question the strength of that recovery and the likelihood of any peace deal between Ukraine and Russia holding over the long-term.

Frisco businesses struggle as road closures and $70M construction disrupt downtown
Continued road closures in downtown Frisco are adding to the frustration for small business owners already dealing with months of construction. For Clayton Jones, recently opening Dad Jokes Cheesyburger on Frisco's Main Street was a dream come true. "Every burger, every hotdog, every chicken sandwich comes with a joke," he said. Lately, the serious amount of construction just outside the restaurant has been no laughing matter to the owner. "It's challenging," he said. "I did not know that they're going to close both of our entrances." The $70 million project began last summer, designed to make the Rail District more walkable with wider sidewalks, new landscaping and better lighting. The latest closure—5th Street between Main and Oak—is expected to last eight weeks. "Our business dropping 50% week to week is tough," Jones said. "I'm certainly not the only business being affected." Across the street, Soccer City says sales are down even more. "The construction has been devastating for our business," Austin Stigletz said. "I mean we're down over $500,000 dollars in 2024 and 2025 will be worse." The owner of Randy's Steakhouse, a downtown staple for decades, says things got so bad, payroll checks started bouncing. "I mean, we've been through hard times before, I've always been able to work my way, but this is way different," he said. Frisco Mayor Jeff Cheney acknowledges the concerns over this construction and says the city is working to bring more customers to the area. "That's included putting up temporary direction signs, helping them print open signs, letting people know they're open for business," he said. The work on Main Street is expected to wrap up by January, just in time for the World Cup. "We know that the eyes of the world will be on Frisco as one of the host cities and we certainly want to use it as a kickstart to the small businesses that are down there," Cheney said. "It's going to bring a lot of people in and it's going to be even better, and I think that was the city's ultimate goal," Jones said. Until then, business owners say every customer counts.
