While the interest actually received by you is at the rate of 5%, the interest accrued during financial year 2024-25 (FY25) is at the rate of 9% and the revision of the rate to 5% is a penalty for premature withdrawal, which has occurred only after 31 March 2025. Therefore, for FY25, whether the interest accrued can be offered at 5% is doubtful and highly debatable.
It would not be possible for the bank to revise its TDS and SFT (statement of financial transaction) returns to show the lower amount of interest for FY25, as the revision in the rate of interest has occurred after 31 March, and the bank has deducted the TDS on an accrual basis, in accordance with the law.
However, in respect of interest income and other income chargeable under the head 'income from other sources' or 'income from business or profession', you have an option to offer the income to tax either on an accrual basis or on a cash basis. Therefore, while the bank would need to deduct TDS under the accrual basis for the interest, you could offer the entire interest to tax only on receipt of the interest on maturity/withdrawal.
This cash method of accounting for bank FD interest would need to be consistently followed in the case of interest received on all your bank FDs, and cannot be done only for this FD in isolation. A change in the method of accounting is permissible in law, but only if it is consistently followed in future as well.
In your case, you may choose not to offer the interest accrued to tax in FY25, as you had not received the interest during that year, but it was merely accrued by the bank for accounting purposes and for withholding the TDS. If you choose to follow this cash method, you can carry forward any TDS appearing in Form 26AS to the subsequent year in your return for FY25 in Schedule TDS, as the TDS is to be claimed in the year in which the income is offered to tax.
In the subsequent year, you would offer the entire interest of 5% received, along with the credit of the corresponding TDS. There would be a mismatch of the income offered by you and that appearing in Form 26AS/ AIS/ TIS, and could result in issues at the time of processing of the income tax return, which would need to be explained to the authorities.
If you continue to offer the interest to tax on accrual basis in your return for FY25, and offer only the 5% interest and corresponding TDS credit, this may not be accepted by the tax authorities, as rate was revised after 31 March 2025. Therefore, up to 31 March, the interest has accrued at the rate of 9%. This could result in litigation.

I-T dept finds under-reporting of real estate transactions in Nagpur

Nagpur: The income tax department has found gross under-reporting of real estate transactions in yet another sub-registrar office (SRO), this time in Nagpur. An earlier scrutiny had revealed that property registrations worth close to Rs1,000 crore were not reported to the department by the SRO Hingna. Gross under-reporting has now been detected in SRO-7, which covers areas under Nagpur city. Primary investigations showed that deals worth close to Rs500 crore were not reported by the SRO. The investigations are continuing. The action was taken by the income tax's Intelligence and Criminal Investigation (I&CI) wing, which also oversees reporting under the Statement of Financial Transaction (SFT) by various agencies. An initial probe into the returns based on the findings showed a number of individuals who reported income running up to Rs10 to 20 lakh a year, purchased properties running into tens of crores. The money for the purchases was shown as unsecured loans, said sources. In a number of cases, capital gains were not paid by the sellers of properties. Any registration of a property worth over Rs30 lakh has to be reported under SFT. This helps the taxman keep tabs on deals that may not have been reported in the tax returns. Sources say some of the deals not reported by the SRO include those by some prominent persons in the city. A similar under-reporting was unearthed in Malkapur tehsil of Buldhana too. First-Time Income Tax Return Filing? Here's Your Simple 10-Point Guide

Last Updated: Here's a step-by-step checklist that will help you understand who needs to file, which ITR form to choose, what documents to keep handy, and the deadline to avoid penalties. Filing your income tax return (ITR) for the first time? While e-filing has become quicker and simpler, many first-time taxpayers still find the process intimidating. This step-by-step checklist will help you understand who needs to file, which ITR form to choose, what documents to keep handy, and the deadline to avoid penalties. 1. Who needs to file an ITR? You must file an ITR if your annual income crosses the taxable threshold or if you meet certain financial conditions — such as holding assets in India or abroad, having combined bank deposits over Rs 50 lakh, maintaining savings/current account balances above Rs 1 crore, paying electricity bills over Rs 1 lakh a year, spending more than Rs 2 lakh on foreign travel, investing in markets or ESOPs, or having sales worth more than Rs 60 lakh in a year. 2. Understanding taxable income Your taxable income equals total earnings from salary and other sources (FD interest, shares, etc.) minus deductions allowed under the Income Tax Act. Deductions may include investments in PPF, NPS, life insurance, home loan interest, or rent paid. 3. Old vs. new tax regime The last date to file without penalty is September 15, 2025. You can file a belated return until December 31, 2025, but this attracts a penalty of Rs 1,000-Rs 10,000 depending on the delay and income. 5. Documents required Keep ready: Form 16 from your employer(s), PAN, Aadhaar (linked), investment proofs, home loan interest certificate, and insurance premium receipts. 6. Form 16 A TDS certificate from your employer detailing salary, deductions, and exemptions — crucial for filing your return. 7. Form 26AS Summarises income on which tax has been deducted; essential for cross-checking TDS credits. 8. Annual Information Statement (AIS) Lists interest income, dividends, securities trades, and other transactions — much of which is auto-filled in your ITR form. 9. E-verification is mandatory The income tax department requires e-verification within 30 days of filing. Skipping it can make your return invalid and delay refunds. Verification can be done using Aadhaar OTP, net banking, or an EVC. 10. Selecting the correct ITR form ITR-1: For income from salary, one house property, and other sources. ITR-2: For individuals/HUFs without business income. ITR-4: For presumptive income from business or profession. For first-time filers, the right preparation — knowing the rules, collecting documents, and choosing the correct form — will make ITR filing smoother, faster, and penalty-free.
