
House prices across West Lothian have risen by 74% in a decade
That outstripped the Scottish average rise of 42% in the years 2013-23.
In 2023 the average house price in the county was £210,000 compared to a Scottish figure of £185,000.
A report to councillors said: 'West Lothian ranks 10th of Scottish local authorities for house prices; however, it is notably cheaper than the other regions surrounding Edinburgh such as Midlothian and East Lothian, making it a more affordable option for Edinburgh based commuters.'
Average house prices in West Lothian range from £229,475 in Linlithgow to £145,000 in Whitburn and Blackburn.
The largest increase in house prices have been around Broxburn, Winchburgh and Livingston all of which have seen major new developments in the last 12 years.
The change over the decade has been striking. The largest price increases have been in Broxburn and Livingston South wards where house prices have risen £95,000 in the ten years from 2013 to 2023.
The smallest rise – £18,585- has been in Bathgate, where prices rose from an average of £128,998 to £147,595 in a decade.
New homes are now at their most affordable in the Armadale and Blackridge and Whitburn and Blackburn wards at £179,000 and £145,000 respectively.
In 2013 the average cost of a new home in the Whitburn ward was just £86,000.
Whitburn and Blackburn is the only ward area which saw a fall in the numbers of new homes being built.
Infrastructure improvement including reopened railway stations such as Armadale has helped boost housebuilding in the town along with neighbouring Blackridge where developers see potential for competitively priced homes.
The former brickworks site in Armadale is one of the largest brownfield sites in the county earmarked for redevelopment.
The council's Business Development Team relied on Scottish Government statistics to provide a picture of the economic and financial health of the county as the basis for its draft economic investment plan which looks to 2035.

Rangers' partner club SUSPEND players' salaries amid major uncertainty over their league's future

It comes amid major uncertainty over the future of their league - a league that several former Light Blues stars feature in. It saw the Gers take an 'active presence' in the football market in the country as well as strengthening scouting links. The clubs remain partners to this day, as part as Rangers' international soccer academy. But Bengaluru appear to be facing a bit of an uncertain future - with the status of their entire league up in the air. The Indian Super League is scheduled to get under way on September 12 for the 2025/26 season. But in June, the company who operate the league - Football Sports Development Limited (FDSL) - announced that the league had been put 'on hold'. This was due to a stall in contract talks between FDSL and the AIFF, India's football governing body. The country's Supreme Court became involved and asked the AIFF not to renew the master rights agreement with the company. The current deal is due to expire in early December. The AIFF will meet Indian Super League clubs on Thursday this week to discuss the situation and the future of the league. Russell Martin doubles down on Rangers squad criticism Amid the ongoing uncertainty, Rangers' partner club Bengaluru have paused many of their operations. The three-time champions announced they were suspending all first team salaries. The club also called for a resolution to the ongoing impasse. In a statement, they said: "In view of the uncertainty surrounding the future of the Indian Super League season, Bengaluru Football Club has taken what is a very difficult decision of indefinitely suspending the salaries of players and staff belonging to the first team. "Running and sustaining a football club in India has always been an uphill climb, one that we have put everything aside and made, season after season. "However, the lack of clarity on the league's future leaves us with no choice but to take this step. 4 "The future and well-being of our players, staff and their families is of utmost importance to us and we are in touch with them as we wait for a resolution. "The club remains committed to growing and developing the sport and our operations with our youth teams - men and women - and BFC Soccer Schools remain unaffected by this decision. "We urge the AIFF and FDSL to end this impasse swiftly. "The uncertainty benefits no-one and a prompt resolution is vital for the future of Indian football." The league's uncertainty leaves the futures of several familiar faces to Scottish football fans in limbo. The 10 best places to retire in the UK in 2025
After a long, hard lifetime of work, we all want a relaxing retirement. Some choose to settle down near family, others to escape gloomy British weather by fleeing the country – but if you're still shopping around for the perfect place to enjoy your golden years, we've got some info that might be helpful. Pension and asset management company Legal & General (L&G) has done some research into where the best places in the country to retire are based on six 'pillars': housing, health, social and community, financial, nature, and amenities. The firm evaluated how 632 areas stack up to each of those pillars, giving them an overall rating and thereby creating a national ranking. As you might expect, leafy suburbs in the south of England tended to score exceptionally well, with the seven of the top 10 best areas for retirees being in Surrey or Buckinghamshire. In fact, it isn't until 15th that Cheshire, the first place not in the south of England, makes an appearance. Scotland and Wales don't get a look into the top 20, despite both having more affordable housing. The best places to retire in the UK According to L&G's research, the best place to move to for retirees in Britain is Chesham and Amersham, a gorgeous Buckinghamshire authority with excellent transport links and loads of nature. It excelled in the 'health' category, where it got a very impressive 93/100 due to a high number of its 65+ population remaining in good health, and good access to GPs and hospitals. Overall, the towns got 74/100, topping the list, and you can find out more about why they're so good here. Next was Beaconsfield, also in Buckinghamshire and only a 15-minute drive from Chesham. It was a close second, even beating Chesham and Amersham when it came to availability of senior housing, and ended up just two points behind its neighbour at 72 overall. For third place it was over to Surrey for the market towns of Dorking and Horley, which received 71, just narrowly missing out on being first runner up. It has loads of social and community opportunities for older people, which helped it make its way to the top of the Scottish leaderboard. In general, Wales' top scorers were the lowest of the three nations, but each of these places has something unique that makes it worth checking out if you're planning your retirement outside of England.
