Property values surged in almost every corner of the Windy City in 2024, with the citywide average increasing by more than $6,500 from the previous year.
The average home in Chicago, including single-family residences, condos and cooperatives, was about $294,000 last year. Though prices are creeping up, that's still $60,000 below the U.S. average, according to data from the Zillow Home Value Index, making the Second City more affordable than many other parts of the country — particularly other major cities.
But in parts of Chicago, prices soar far above that benchmark. In fact, in the city's priciest ZIP codes, home values are anywhere from 10% to 45% greater than the national average.

These 10 postal codes were the the most desirable — and most expensive — for Chicago homebuyers in 2024, according to ZHVI data.
10) 60625
Covering parts of the Lincoln Square, North Park and Albany Park neighborhoods, the 60625 ZIP code is quickly becoming one of the city's most expensive places to live. Lincoln Square is known for its independently owned shops and restaurants, eclectic arts scene, bustling neighborhood center and German heritage, highlighted in its architecture, the DANK Haus German American Cultural Center on North Western Avenue and the annual Chicago German-American Oktoberfest.
'It has a lot of Germanic roots, and there's an expression of that, especially in commercial facades along Lincoln Avenue (and) along Western Avenue,' said Ian Spula, the manager of public engagement at the Chicago Architecture Center.
North Park and Albany Park, meanwhile, are incredibly diverse and offer a higher concentration of single-family homes. For this reason, the ZIP code has also become increasingly popular among Chicago parents, with a number of private, charter and city schools, public parks and recreational spaces nearby.
With so much to boast, home values in this locale have increased by more than $13,500 year-over-year, bringing the average to approximately $370,000, the 10th highest in the city.
9) 60607
Another pricey (and rapidly developing) part of Chicago? The West Loop.
The 60607 ZIP code encompasses much of this neighborhood and portions of the Little Italy neighborhood within the broader Near West Side community area. Formerly a meat-packing and warehouse district, this part of the city has transformed into a business and dining hotspot, from shared office spaces and corporate headquarters (including those of two Fortune 500 companies) to acclaimed restaurants and new-concept eateries.
It's also an enclave for the young and wealthy: More than 40% of the population in the Near West Side is between the ages of 20 and 34 and 35% makes $150,000 or more, according to the Chicago Metropolitan Agency for Planning.
So it may not come as a surprise that in this ZIP code, the average home value in 2024 was just over $390,000. But unlike the other ZIP codes on the list, this portion of Chicago actually saw a slight decrease in value from the previous year, dropping a quarter of a percent.

Home values are booming in 60631.
Situated on the Far Northwest Side of Chicago, this ZIP code, which covers all of the Edison Park and most of Norwood Park neighborhoods, has vast residential areas and an extensive supply of single-family homes — making it more akin to its neighboring suburbs than other happening parts of the city.
Originally railway towns that were later folded into the city of Chicago, there's less public transit options here, though Metra's Union Pacific Northwest Line still runs through both the Edison Park and Norwood Park neighborhoods. While you're more likely to need a car to get around, there's the added benefit of being about a 10-minute drive to O'Hare International Airport.
In 2024, the average home value in 60631 was $403,000, jumping nearly 6% year-over-year — or a difference of roughly $22,500. That's the third greatest price increase in the city.
So if you're a travel-minded family that wants the benefits of suburban living while residing within city limits, it might be time to buy property here before you're priced out.

This Lakeview neighborhood ZIP code is one of the youngest areas of Chicago, with a large concentration of post-college grads and young professionals. Of all community areas, it has the highest number of residents between the ages of 20 and 34 — making up nearly half the population.
There are highly walkable commercial and residential areas along Broadway, Clark Street and Belmont Avenue as well as around the up-and-coming Southport Corridor. Plus, just north of the ZIP code's boundary lines lies Wrigley Field, the famed ballpark and home of the Chicago Cubs.
Boystown is another smaller neighborhood within Lakeview, generally recognized as the area between West Grace Street to the north, North Broadway to the west, West Belmont Avenue to the south and North Halsted Street to the east. But if you're a young person in Lakeview looking to buy your first home, it may be pricier than expected. The average residence in 60657 was valued at roughly $435,000 last year, up 4.5% from 2023.

Another Far Northwest Side ZIP code, 60646 spans over Forest Glen and the edges of Norwood Park, Jefferson Park and North Park neighborhoods. The average home value here is around $490,000.
Compared with other Chicago ZIP codes, this one has a smaller population and fewer households, making it more sprawling than other parts of the city. The housing stock consists primarily of single-family homes in a variety of architectural styles, including ranch homes, Chicago bungalows, English Tudors and some Georgian Revivals.
'They really grew a lot in the '50s and '60s. So you have a lot of housing from that era, which is a whole range of styles,' Spula said.
A majority of the people who live here are married couples and families, and the home ownership rate is 79% — one of the highest in Chicago — according to 2023 American Community Survey 5-Year Estimate.
Similar to the other Far Northwest Side entry on this list, the average home value in this ZIP code has gone up quite drastically in the past year: a difference of $21,500.

Rounding out the top five: 60618.
This north-central Chicago ZIP code, surrounding the neighborhoods of Avondale, Irving Park and North Center, had an average home value of $495,000 in 2024.
So what makes this area so desirable for home buyers?
The scenic North Branch of the Chicago River snakes through this area, as does the Kennedy Expressway, providing quick access to downtown, the suburbs, O'Hare or Midway Airport.
There are walkable stretches of local shops and eateries along West Belmont Avenue, North Lincoln Avenue and West Roscoe Street, while shopping centers like Elston Plaza, Addison Mall and Roscoe Square host grocers, department stores, discount retailers and big parking lots for the car-owning public. It's also diverse, maintains a high density of workers' cottages for middle-class families and boasts several 'exemplary' elementary schools, according to Illinois Report Card, and Lane Tech, one of the top-ranked public high schools in the state, according to U.S. News & World Report.
4) 60647
The 60647 ZIP code straddles the North and Northwest sides of Chicago, primarily covering Logan Square. The neighborhood is known for its diversity and cultural diffusion, historically populated by a number of immigrant groups.
Logan was originally prairie land worked by family farmers before being settled by German, Scandinavian and English nationals in the late 1800s, Polish, Russian and Jewish immigrants following World War II and then an influx of residents from Central and Latin American countries in the mid-to-late 20th century.

'You'll find a lot of Victorian (homes) in Lincoln Park,' commented Spula. 'Queen Anne Victorian is a variation of that you see a fair bit. Just highly decorative.'
The ZIP code is also a highly educated one and is home to DePaul University, a wide selection of elementary schools and one highly rated public high school. With a mix of busy commercial stretches and quieter, tree-lined residential streets, this is favorite spot for new families.

Tesla shareholder group urges probe, ‘appropriate remedial action' from Nasdaq over Elon Musk's $29 billion pay package
In the latest twist in a long-running battle over Elon Musk's compensation at Tesla, the SOC Investment Group has requested that Nasdaq formally investigate 'and take appropriate remedial action' against Tesla for its recent $29 billion equity grant to the CEO. In a letter to Nasdaq, the group raised concerns about compliance with executive compensation rules and shareholder transparency. The SOC Group, formerly known as the CtW Investment Group, works with pension funds sponsored by a coalition of unions representing over 2 million members; many of those funds are Tesla investors. In a letter dated Aug. 19, 2025, addressed to Erik Wittman, deputy general counsel and head of enforcement at Nasdaq, SOC expressed 'serious concerns' about Musk's new compensation package. Specifically, SOC said it was concerned that Tesla's board circumvented Nasdaq listing rules when awarding Musk a '2025 CEO Interim Award,' disclosed earlier this month. The group claims this equity award should have required a shareholder vote, as stipulated under Nasdaq's rules, given that it materially amended compensation plans. Tesla's board approved Musk's new equity package under the company's 2019 Equity Incentive Plan, largely as compensation for his previously awarded—and overturned—$56 billion options package from 2018, known as the '2018 CEO Performance Award.' That older award was (twice) overturned by the Delaware Chancery Court owing to questions regarding board independence—a decision currently being appealed at the Delaware Supreme Court. Fortune's Shawn Tully reported that the new package will only apply if Musk and Tesla lose on appeal in Delaware. He also noted that unlike with the $56 billion award, the newer $29 billion award includes restrictions that protect shareholders: The shares vest on the second anniversary of the grant, or early August 2027, only if Musk serves for the entire period as CEO or chief of product development or operations. Fortune's Amanda Gerut reported that, such restrictions notwithstanding, the package lacks hard performance targets for Musk. Brian Dunn, director of the Institute for Compensation Studies at Cornell University, told Fortune that experts sometimes refer to these as 'fog-the-mirror grants.' In other words: 'If you're around and have enough breath left in you to fog the mirror, you get them.' The objections lobbied by SOC Investment Group in its letter have nothing to do with either feature of the grants. The group argues that the Tesla board dodged shareholder approval for the package, in contravention of Nasdaq listing policy. Tejal Patel, executive director of the SOC Investment Group, told Fortune in an interview that the 'real issue is the fact that the original plan … was pretty clear in the disclosures that the company did not intend to include Elon Musk in that plan.' Acknowledging that such issues are usually raised with the Securities and Exchange Commission, she added: 'Admittedly, this is the first time I've flagged something like this to Nasdaq, [and that's] because it was a very specific listing standard.' Her understanding of the Nasdaq standard is that 'this is exactly what it was designed to avoid.' Shareholders likely 'did not believe' they were voting to approve a new Musk package The SOC Investment Group emphasizes that when Tesla shareholders approved the 2019 Equity Incentive Plan, company disclosures explicitly excluded Musk from eligibility, stating that his compensation would be exclusively tied to the extraordinary 2018 award. 'When shareholders voted on the 2019 Plan it is likely that, based on the available disclosures and research, they did not believe they were voting on an equity plan that would cover compensation to Mr. Musk,' the SOC letter notes, 'precisely because of the 'truly extraordinary' nature of the 2018 CEO Performance Award.' The SOC letter also notes that Tesla's 2019 proxy statement repeated multiple times that the 2019 plan was not intended to cover awards to Musk. Furthermore, the letter mentions that major proxy advisory firms indicated that the 2018 CEO Performance Award was 'intended to be the sole means of compensation for Mr. Musk, relying on the Company's disclosures.' Therefore, SOC writes, the 2025 CEO Interim Award 'appears to expand the class of participants under the 2019 Plan in manner that would be sufficiently material to require a separate shareholder vote.' The letter also warns that Tesla's board has indicated further interim awards could follow, potentially bypassing shareholder votes while the Delaware case, the so-called Tornetta litigation, is pending. The SOC letter urges Nasdaq to act to 'restore 'the rightful balance between shareholder and management's interests,'' prevent dilution, and ensure executive compensation transparency. SOC has 'real concerns over director independence,' Patel told Fortune. 'This is sort of the outcome of having a board that is not independent.' She said her group is concerned with issues over a lack of director independence and the juggling of responsibilities by Elon Musk, and matters have 'come to a head in the last several months.' This timeline overlaps with Musk's brief engagement as a special advisor to the White House, including extensive involvement with the Department of Government Efficiency, or DOGE. The new compensation plan, if anything, 'was an opportunity for the board to get Musk to focus on Tesla, and instead' they've arrived at this package, she said. She also noted that the conditions under which Musk would receive the same pay, even if he was a chief of product development or operations, is 'pretty unheard-of.' Judy Faulkner, the CEO of Epic Systems, has been selling her nonvoting shares back to the company—and redirecting the profits elsewhere. 'I've never cashed a single share for myself,' Faulkner recently told CNBC. On paper, Faulkner is worth $7.8 billion, thanks to her 43% stake in Epic. And that's not the only way she's defying conventional leadership in the tech world. The CEO described as a 'female cross between Bill Gates and Willy Wonka' by UMass Memorial Health leader Eric Dickson is bringing play and grammar lessons to her 14,000 employees. Epic Systems' massive 1,670-acre campus in Wisconsin is nothing like the futuristic or modern headquarters of other billion-dollar Silicon Valley tech companies. Each of the 28 buildings on the company's sprawling campus has a fantastical theme, ranging from The Wizard of Oz and Alice in Wonderland to the Harry Potter franchise. They're then grouped into mini campuses, including Prairie Campus, Wizards Academy, and Storybook Campus, with the offices designed by architecture business Cuningham, which also worked on the Disney theme parks. The grounds are adorned with a metal wizard standing guard of a castle, chocolate chips leading to a fake chocolate factory, and a hanging bridge that leads to a tree house. And inside, the rooms are filled with tchotchkes and paintings that Epic employees help source with Faulkner at local arts fairs. And once a month inside Epic's underground auditorium, called Deep Space, the business holds a mandatory staff meeting. According to CNBC, some employees jokingly call the get-together 'work church,' when executives run through Epic's business news and targets. But Faulkner also likes to throw a twist in the typical boring all-hands meeting by having a grammar lesson, teaching language lessons like when to use 'who' or 'whom.' The Fortune 500 company's offices include 'wellness rooms,' complete with massage chairs, relaxing music, and healthy snacks to keep its 28,000 workers happy. The offerings have proved popular with employees, as turnover fell by 10% in 2024. Understood, a nonprofit that provides resources to people and families who are neurodivergent, designed its office specifically for the employees who work there and the clients it serves. Its space has something for everyone; one side of the floor has traditional white overhead lighting, while the other side has more muted yellow lighting. The office also has different zones with designated thermal controls, so employees can work in the temperatures they prefer. Also, staffers with hearing impairments were factored into the equation, as the floor has an assistive listening system that connects to their cochlear implants. And other CEOs don't like their meetings to be so buttoned-up, just like Faulkner. Amazon founder Bezos thrives in chaos; the tech leader said he only wants 'crisp documents' and 'messy meetings' that go in all different directions. Bezos encouraged his workers to show the 'ugly bits' of decision-making in these meetings—and despised the conversations being 'rehearsed' ahead of time. Huntington Beach pegs Jason Schmitt as new city treasurer
Huntington Beach has appointed just its third city treasurer in nearly 30 years. Jason Schmitt, a former Fortune 500 executive and CEO, was unanimously approved for the position by the City Council on Tuesday night. Schmitt, 48, was sworn in by Orange County Supervisor Janet Nguyen. 'I believe that everyone deserves a shot at their American Dream,' Schmitt said in a speech following his appointment. 'I will bring that exact same spirit to the treasurer's office, as America is just too big for small dreams. Our office's priorities will always be transparency in the collecting of our taxes, and prudence in investing those funds to stretch Huntington Beach's dollars further. My duty is to safeguard taxpayer dollars with integrity, and earn this community's trust with every decision my office makes.' Schmitt succeeds Alisa Backstrom, who had been Surf City's treasurer since 2011. Backstrom, who was reelected in 2024, announced in May that she would be stepping down, effective July 1. The position was also previously held by Shari Freidenrich, the current Orange County treasurer-tax collector who served Huntington Beach from 1996 to 2010. Schmitt, who has a law degree from Harvard University and a master's degree in business administration from Pacific College, said he moved to Orange County about a year ago from Tennessee with his husband, Michael. From 2019-2023, he was chief executive officer for Old Time Pottery, a private equity sponsored home decor retailer in Tennessee. His time as a Fortune 500 executive included stints with businesses like Walmart, Amazon, Gap and Mattel. Huntington Beach has projected budget deficits in future years, though the city was able to draw from reserves to adopt a structurally balanced budget for 2025-26. 'For me, I'm going to start this job like I would any other job, whether we have the biggest budget surplus or biggest budget deficit in the world,' Schmitt said in an interview with the Daily Pilot. 'I'm going to listen, I'm going to ask my team lots of questions, I'm going to gather a lot of information. I'm going to be talking to my team, other leadership in Huntington Beach, having conversations with the residents of Huntington Beach. I'm trying to gather as much information as possible so we have a data-driven perspective, as much information as we can to make good decisions that impact the financial health of our city.' Schmitt was recommended for the position by an ad hoc committee consisting of Mayor Pat Burns and Councilmembers Gracey Van Der Mark and Butch Twining. During public comments Tuesday night, it was brought up that Schmitt had donated $249 each to the city council campaigns of Twining, Don Kennedy and Chad Williams last year. All three council members were elected. 'I've given tens of thousands of dollars to Republicans and Democrats over the last 30 years, across the spectrum,' Schmitt said after the meeting when asked about the contributions. 'I donated to council members in probably six or seven different municipalities in 2024 because I wanted good government. These guys happened to be the folks that we supported in Huntington Beach.' He added that he had no way of knowing that Backstrom would resign just months after being elected. 'It's just a fortuitous accident that those two things happened to occur,' he said. Twining and Kennedy said during the meeting that they did not know of Schmitt until he applied for the position. 'If somebody can think like a CEO and act like a CFO, that is someone that is highly qualified,' Kennedy said. Schmitt, during his speech after he was sworn in, made reference to a 1984 political advertisement by President Ronald Reagan when he said that 'We believe it is always morning in America.' He added that he and his husband have an 85-pound English cream golden retriever named Reagan. 'All great change in America begins at the kitchen table,' Schmitt added, referencing Reagan's farewell address before switching it up a bit. 'Or sometimes, at the dog beach.'
