Hong Kong home rents inch towards record high on Chinese demand

[HONG KONG] Hong Kong's rental housing market is expected to hit a record high by October, fuelled by a wave of Chinese students and professionals moving to the city.
A steady inflow of mainlanders is bolstering rents in pockets of Hong Kong, with North Point jumping 8.8 per cent compared with a year ago due to its convenience in location.
On average, asking rents in July were up 1.1 per cent from the previous month, close to a historic high, according to online property listing platform Spacious.hk. Rents are now just 2.2 per cent below their peak in 2019, and on track to reach a record in two months, the firm estimates.
A 570-square-feet (53 square metres) one-bedroom in North Point's relatively new development Fleur Pavilia is asking for HK$32,000 (S$5,243) per month, a listing shows.
'Rents will likely continue rising mainly because demand is strong,' said Simon Fan, a realtor with Centaline. 'When mainland Chinese clients come to Hong Kong, they still wait before buying, so they rent instead.'
Mid-Levels West has seen rents increase about 10 per cent in the past year, largely underpinned by Chinese professionals and students who like the area's proximity to the business district and the University of Hong Kong, Fan added.

The financial hub has approved about 340,000 applicants for work visa programmes aimed at expanding the labour force. More than 220,000 have arrived in the city, according to government data.
Hong Kong previously saw an exodus of expatriates during the pandemic due to the government's strict quarantine measures. The decline among this population segment continues to weigh on rents in areas popular with foreigners. Deep Water Bay dropped 17.2 per cent in July compared with a year earlier.
In terms of volume, Centaline recorded nearly 2,000 leasing transactions in the first four weeks of July, a jump of 30 per cent from the month before.
Some landlords in popular neighbourhoods are leveraging the opportunity to hike rents. Abi Zhang and her roommates were told in June that they would have to pay 20 per cent more, two months before the end of their current lease. The 27-year-old financial professional found it unacceptable and moved out of the property in Kai Tak, an area favoured by middle-class mainland immigrants. BLOOMBERG

He said that following over three years of market adjustments, the market is showing early signs of stabilisation. 'The group reported a turnaround to profitability in H1. This was mainly driven by the higher gross profit margins of certain development projects delivered during the period,' he added Shares of Yanlord closed flat at S$0.585 on Thursday.

Chinese Foreign Minister Wang Yi is scheduled to visit New Delhi next week for talks with India's National Security Adviser Ajit Doval on their disputed Himalayan border, the second such meeting since a deadly clash in 2020 between Indian and Chinese troops, two people familiar with the matter said. Indian Prime Minister Narendra Modi is set to meet Chinese President Xi Jinping at the end of the month when he travels to China - his first visit in seven years - to attend the summit of the Shanghai Cooperation Organisation, a regional security bloc. The engagements follow a thaw in India and China's five-year standoff after an agreement last October on patrolling their Himalayan border, which eased the strain on bilateral ties that had hurt trade, investment and air travel. "We have remained engaged with the Chinese side to facilitate the resumption of border trade through all the designated trade points," India's foreign ministry spokesperson, Randhir Jaiswal, told a regular press conference on Thursday. IMPROVING RESIDENTS' LIVES Beijing told Reuters it was also ready to resume border trade that had for a long time played an "important role in improving the lives of residents along the border and enhancing exchanges between the two peoples". CK Hutchison sees ‘reasonable chance' of US$22.8 billion ports sale going through

[HONG KONG] CK Hutchison said on Thursday (Aug 14) its US$22.8 billion ports business sale had a 'reasonable chance' of going through after a plan to add a Chinese major strategic investor to the buying consortium, as it tries to navigate through Sino-US tensions. CK Hutchison, based in the Chinese-controlled territory of Hong Kong, has faced heavy criticism from Beijing since unveiling a plan in March to sell 43 ports in 23 countries, including two near the Panama Canal, to a group led by BlackRock and Italian Gianluigi Aponte's family-run shipping firm MSC. President Donald Trump had called for the US to 'take back' the Panama Canal, which is used by more than 40 per cent of US container traffic, valued at roughly US$270 billion annually, from Chinese influence. CK Hutchison's ports are not on the canal or part of it, however. 'We are into a new stage of our deal,' group co-managing director and finance director Frank Sixt told analysts at an earnings conference. 'There is a reasonable chance that those discussions will lead to a deal that is good for all of the parties, ourselves included. And most importantly, that we'll be capable of being approved by all of the relevant authorities.' On July 28, the conglomerate said it was in talks to include a Chinese 'major strategic investor' in the bid for its ports, and that it would allow as much time as needed to secure approval in relevant jurisdictions. Sign Up Sign Up He said the talks were taking much longer than expected but that this was 'not particularly troublesome' because the port business had delivered stronger earnings and cash flow this year than expected. Sources have said the investor is Cosco – one of the world's dominant, vertically integrated marine transportation firms. They said Cosco wanted a bigger stake while the other parties were keen to keep it a minority. Allaying Chinese concerns The inclusion of a Chinese investor would alleviate Beijing's security concerns and have its blessing, the sources and other experts have said. Cosco did not respond to a request last month for comment. Thursday's results conference was the first opportunity for analysts to quiz management about the ports deal. But chairman Victor Li, eldest son of Hong Kong's richest man, Li Ka-shing, who took over the conglomerate from his father, was missing for the first time, as was deputy chairman Canning Fok. Also unusually, CK Hutchison did not brief analysts or media about its 2024 earnings when it released them in March. Its shares closed down 0.4 per cent on Thursday ahead of the results, in line with the Hang Seng Index. The conglomerate posted an 11 per cent rise in first-half underlying profit to HK$11.3 billion (S$1.9 billion) on a post-IFRS 16 basis. UBS had forecast a 6 per cent rise. However, including one-time non-cash accounting loss, notably from the merger of 3UK and Vodafone UK, net profit dropped 92 per cent year on year to HK$852 million. The company said global trade and consumer demand affecting its ports business would remain volatile in the second half due to uncertainty over trade disputes and geopolitical risks. REUTERS
