UAE's east coast set for tourism boom from Etihad Rail's passenger service

Etihad Rail's much-anticipated passenger service is being tipped to deliver a major boost to tourism on the UAE's 'hidden gem' east coast.
With operations set to start next year, the train will transform the long drive from Abu Dhabi to Fujairah into a comfortable 105-minute journey, shaving about an hour off the travel time.
It will also bring a place of ancient forts, epic mountain trails, the UAE's oldest mosque, pristine beaches and diving centres within striking distance of people across the Emirates who do not have easy access to a car.
The National spoke to experts in multiple fields – from hoteliers to tourism experts – to gauge the potential effects of the new service.
'For years, Fujairah has been a bit of a hidden gem – stunning beaches, serene landscapes and a more laidback atmosphere,' said Nicolas Chammaa, general manager of Fujairah Rotana Resort and Spa in Al Aqah.
'But the challenge has always been accessibility. A comfortable, scenic train journey from Abu Dhabi or Dubai will open up a whole new level of ease and connection to our destination.
'I've personally heard from several guests who are looking forward to the launch of the train service,' he said. 'There's a real sense of anticipation.'
Excitement is building as ambitious plans take shape. Last weekend, Sheikh Mohammed bin Rashid, Vice President and Ruler of Dubai, travelled on an Etihad Rail train from Dubai to Fujairah.
Making progress
Footage of the journey showed the train passing through spectacular scenery, giving a glimpse at what awaits passengers.
The network will connect 11 cities and regions and is expected to transport 36 million passengers by 2030.
The first four stations will be in Abu Dhabi, Dubai, Sharjah and Fujairah. The Fujairah station is in Sakamkam, close to the city, which can serve as a base to access the cluster of hotels at Al Aqah and the Sharjah coastal towns of Kalba and Khor Fakkan.
Mr Chammaa said the launch would be a milestone 'not just for the emirate, but for the tourism sector across the east coast' and there was 'no doubt' the line would lead to an increase in visitors to its hotels. His hotel would also consider a shuttle bus to the station.
'A dedicated shuttle service from the new station to our resort – and potentially in collaboration with neighbouring hotels – would make a lot of sense,' said Mr Chammaa. 'If it enhances the guest experience and brings added value, we're on board.'
East coast benefits
Data from global travel intelligence platform Mabrian about visitors to Fujairah over the past five years shows that they are motivated by active tourism (22 per cent), culture and arts (21.8 per cent), sun and beach (21.1 per cent), and nature and outdoors (11.4 per cent).
Carlos Cendra, Mabrian partner and marketing and communications director, said train connectivity plays a crucial role in encouraging weekend getaways and short breaks while adding value to longer itineraries across the country.
'As our data intelligence reveals, Fujairah is well-positioned to capitalise on this,' he said.
Mr Mabrian said the railway could be a 'game-changer' for the region and potentially boost both domestic and short-haul visits.
'It will be particularly appealing to travellers, especially international ones, interested in exploring lesser-known parts of the UAE that were previously less accessible,' he said.
'The key will be ensuring that local travel services, from accommodation and dining to activities, are prepared to absorb and support the demand brought by this new infrastructure.'
Public transport integration
More about the service is expected to be revealed over the coming months. The operator has previously said trains will travel at up to 200kph and can carry about 400 passengers. Carriages will be equipped with Wi-Fi, entertainment systems, charging points and food and drink options.
Crucially, it is expected the railway will be integrated with existing public transport and taxis, This is important as the Al Aqah strip, for example, is more than a 40km drive north of the planned station.
'Rail access typically drives additional investment such as new hotels and leisure attractions,' said Martin Tillman, transport expert and founder of TMP Consult. He said it would be 'transformational' for tourism across the UAE.
'The key from a transportation point of view is to ensure that there are multiple onward transport options between the station at Fujairah and its resorts, city centre and attractions so that visitors have a convenient, sustainable and seamless way to reach their chosen destination.'
Golden era of rail returns
There are also plans to develop a luxury train service in the UAE. Announced in 2023, with the launch date yet to be revealed, Etihad Rail struck a deal with Italian luxury hospitality company Arsenale for trains to cross the UAE from Fujairah to the Liwa desert in Abu Dhabi. The scheme echoes great railway journeys such as the Orient Express.
'Across Europe and the Americas there are many rail tour operators offering escorted and unescorted packages by rail with accommodation, local excursions and experiences,' said Harold Goodwin, a global expert in responsible and sustainable tourism. 'Rail creates opportunities to enrich the tourist experience and generate revenue.'
Other countries have experienced the benefits of rail. Spain's first AVE (high-speed) line opened between Madrid and Seville during the Expo 1992 event. Today, says Mr Cendra, Spain's national state-owned railway Renfe operates 335 high-speed and long-distance trains daily.
'It has been especially effective in connecting regions that previously lacked robust transport options such as northern Spain, while also enhancing accessibility to high-demand destinations like Catalonia, Andalusia and the Valencia region,' he said.
'According to official statistics, 39 per cent of AVE and long-distance train passengers travel for leisure purposes, demonstrating rail's strong alignment with tourism demand.'
Spectacular journey
The rail journey from Abu Dhabi and Dubai to the east coast travels across rolling sand dunes, past palm tree-fringed villages before passing through the mountains and arriving on the coast. An arduous and tiring journey just a few decades ago will now be one of comfort and ease.
The passenger service has the potential to 'significantly boost demand and open up new development opportunities across the region', said Paul Stevens, chief operating officer for the Middle East, Africa and Turkey at hospitality group Accor.
'We see this as a strategic shift in connectivity that aligns with our long-term view of sustainable tourism expansion across the UAE, including in high-potential destinations like Fujairah,' he said.
Mr Chammaa said many people are just beginning to discover just how much Fujairah has to offer.
'With the new rail connection, more residents and travellers will finally get the chance to explore this side of the country,' he said.
'We're proud to be part of a community that blends authenticity, nature, and hospitality – and we're ready to welcome everyone who's curious to experience it.'

The six standout communities — Jumeirah Village Circle (JVC), Damac Island, Downtown Dubai, Dubai Marina, Meydan City, and Dubai South — are registering strong sales volumes and capital appreciation, underscoring a shift toward value-driven locations supported by master-planned development and improved connectivity, according to the latest analysis by Chestertons Mena. The study highlights a market defined by strategic urban planning, infrastructure development, and growing investor confidence — trends that are shaping the future of real estate across the emirate. JVC continues to attract younger tenants and first-time buyers with its relative affordability and strong yields. Average property prices in JVC stand at Dh1,238 per square foot, with rental returns reaching 7.39 per cent — among the highest in the city. Dubai South, a strategically positioned hub near Al Maktoum International Airport and Expo City Dubai, averages Dh1,035 per square foot and offers yields of 6.77 per cent, drawing interest from investors seeking long-term value. Damac Island, averaging Dh823 per square foot, stands out as the most affordable among the six and delivers a robust rental yield of 7.38 per cent, boosted by off-plan pricing and early investment advantages. Meanwhile, Meydan City continues to gain traction with a combination of spacious units, upgraded infrastructure, and rental yields of 7.14 per cent at an average price of Dh1,915 per square foot. More centrally located areas such as Dubai Marina and Downtown Dubai maintain their appeal, despite higher entry points. Dubai Marina properties average Dh1,757 per square foot with a yield of 6.24 per cent, while Downtown Dubai commands the highest average price at Dh2,504 per square foot and offers a consistent 6 per cent return, supported by high demand and its premium status. According to Chestertons Mena, the continued momentum in these communities reflects Dubai's evolving property landscape, where suburban master-planned zones are gaining prominence amid land constraints in core urban areas. This trend is being fuelled by the government's Dubai 2040 Urban Master Plan and the D33 economic agenda, both of which promote integrated, high-quality living environments and aim to double the city's GDP over the next decade. Mania Merrikhi, chief operating officer and managing director of Chestertons Mena, said Dubai has firmly established itself as a global investment hub. 'Initiatives like the D33 agenda are set to drive even greater economic and urban expansion over the next decade. Simultaneously, other emirates such as Abu Dhabi are also gaining prominence, offering fresh opportunities backed by major infrastructure projects.' Mohamed Mussa, executive director at Chestertons Mena, echoed the sentiment. 'Government support continues to be instrumental in shaping a vibrant and accessible real estate market. From streamlined regulations to enhanced investor protections, the UAE is attracting a new wave of international and family-oriented buyers. We expect sustained demand for full-service, lifestyle-focused communities that offer convenience, value, and long-term growth.' Supporting this transformation is a raft of buyer-friendly policies, including lower down payment thresholds, improved mortgage access, and long-term visa options tied to property ownership. These initiatives are drawing a growing cohort of international investors and end-users, particularly families and remote workers looking to settle in lifestyle-oriented communities with access to schools, healthcare, retail, and leisure. Recent data from the Dubai Land Department shows a 25.8 per cent year-on-year increase in real estate transactions in the first half of 2025, exceeding Dh180 billion. The residential segment continues to dominate, accounting for over 60 per cent of total sales, as developers roll out high-appeal projects in line with growing demand. New launches by major players such as Emaar, Sobha Realty, and Binghatti are contributing to inventory expansion in prime and emerging areas alike. The surge in off-plan sales is another indicator of investor optimism. According to CBRE's latest Dubai Residential Market Snapshot, off-plan sales accounted for 58 per cent of total residential transactions in H1 2025, with volume increasing by over 32 per cent compared to the same period last year. This is particularly evident in communities like Dubai South and Damac Island, where pricing remains competitive and the promise of long-term value is attracting new entrants. Rents have also continued their upward trajectory, with average apartment rents in Dubai rising 18.5 per cent year-on-year, according to a recent Asteco report. Villa rents surged 19.6 per cent, further underlining the value of owning income-generating assets in master-planned communities. The report also notes that while prime areas such as Downtown and Palm Jumeirah are seeing stabilisation, mid-market and emerging zones are driving rental growth as tenants seek more space and better affordability.

Dubai: Parents get refunds as Rohit Sharma's CricKingdom plans new cricket academy

Weeks after Khaleej Times highlighted the grievances of UAE parents following the sudden closure of a cricket academy in Dubai, positive developments have come to light. Around 30 parents who had paid in advance for their children's training at the now-shuttered Grasport academy have received the refunds from CricKingdom by Rohit Sharma, the brand behind the franchise, bringing some relief after weeks of uncertainty. Other parents, who had previously lost hope and were not part of the WhatsApp group created to claim refunds, are now approaching the company in hopes of recovering their money. Pratap Kumar, who initiated a parents' group for the refund process, said, "We thank the CEO of CricKingdom, Chetan Suryawanshi, who intervened to compensate parents with applicable refunds despite clarifying that this was a franchise partner failure of Grasport Sports Academy (GSA)." Another parent, Inderjit Singh, added, 'Only after the Khaleej Times report was published did CricKingdom step in and agree to refund the parents. Before that, they kept insisting they had nothing to do with Grasport. It was a long wait for us, as CricKingdom was in the process of setting up its company and bank accounts in the UAE.' In a statement, CricKingdom CEO Chetan Suryawanshi said, "We have taken concrete steps to address concerns raised by parents in the UAE following issues with a former franchise-operated centre. The leadership at CricKingdom has successfully processed refunds for families who had registered their children. Several parents have since come forward to express appreciation for how we handled the situation." Jigar Bhuptani expressed gratitude to Khaleej Times for playing a "major role" in helping parents get their refunds, thanks to its coverage. "At first, many parents believed that none of us would ever get our refunds," said Jigar. "However, we appreciate that CricKingdom eventually came through and honoured their commitment by refunding parents." Coaches remain unpaid Despite the positive developments, Jigar pointed out that the coaches who contributed significantly to the children's development remain unpaid. "It's important to highlight that while parents have now received their refunds, the coaches who gave their time and effort are still awaiting their salaries. We hope CricKingdom will address this issue without delay." At least four coaches, unpaid for months by Grasport, had reached out to CricKingdom management seeking intervention and payment of their dues. In an email seen by Khaleej Times, Sushil Sharma from CricKingdom assured coaches that payments would be settled after verifying dues with Grasport. Coach Chamani Seneviratne, a former Sri Lankan international, voiced her frustration: "We are still struggling because the previous franchise owner keeps making empty promises. Every month, there is a new payment date that never materialises; it's been six months. CricKingdom were the one that interviewed us, and we joined because of their brand and Rohit Sharma's name. We stood by them when they needed us; now we expect them to do the same and pay what is rightfully ours." Serbian coach Ayo Mene Ejegi and Sri Lankan coach Tiran Sandun Wijesuriya claim to be facing financial hardship and are urging a swift resolution. Addressing the coaches' pending salaries, amounting to over Dh51,500 for at least four individuals, Chetan Suryawanshi said, "CricKingdom is also actively working towards resolving unpaid salaries of coaches who were employed under the franchise model. "Although the responsibility for salary payments rested with the franchise partner (Grasport) as per the agreement, CricKingdom has chosen to intervene and engage directly with the coaches to evaluate their grievances. We believe coaches are the backbone of any cricket academy, playing a frontline role in nurturing young talent. CricKingdom remains committed to supporting their welfare and ensuring their voices are heard and valued." New academy by CricKingdom Meanwhile, CricKingdom has announced plans to launch its own flagship academy in the UAE, which will be fully operated and managed by its core leadership team. This marks a clear departure from its previous franchise model. "This move reflects our intent to provide a more consistent, controlled, and high-quality cricketing environment for aspiring young cricketers in the region," said Chetan. "To lead this initiative, Sushil Sharma from CricKingdom's leadership team will be relocating to the UAE to oversee the establishment and operations of the new academy." Pratap confirmed: "Chetan committed to continuing cricket development for kids in Dubai by starting the academy soon. He reiterated the Rohit Sharma brand's global commitment to cricket development." Ashish, another parent, expressed continued faith in the company's leadership. "While delays (in refunds) caused concern, I appreciated the transparency and professionalism shown by the Global Operations Head, Sushil Sharma. This experience has not deterred our belief in the academy's vision. I'll be happy to enrol my child again when they're ready." While Ashish appears confident in CricKingdom's new venture, several other parents said they would wait and observe how the new academy settles before enrolling. Coaching team One parent, who requested anonymity, said, 'We never had issues with the coaches, and we would consider re-enrolling if the same coaches and location are retained.' Of the six coaches previously associated with the old academy, CricKingdom has so far approached only two. Speaking to Khaleej Times, South African coach Francois Lombard said he had been offered a position at the new academy. "I have spoken to Sushil, and they've approached me multiple times. However, there are a couple of things that need to be sorted out before I consider their offer." The 24-year-old, now freelancing with another UAE academy, said he has fallen behind on bank payments due to financial strain following the Grasport fallout. Coach Sandeep Venkatraman is also expected to sign a contract in the coming weeks. The 32-year-old Indian told Khaleej Times, "CricKingdom is a big name. I am joining them because they run a global institute and understand how things work. Their other academies around the world are successful. I am satisfied after meeting the management and believe this new UAE academy will be a success." CricKingdom has indicated plans to start the academy by September, with registrations opening on August 15.
