
Budapest's young people are joining the ranks of generation rent
The statistics paint an equally grim picture. Between 2010 and 2024, Hungary saw the largest increase of the housing price index among EU member states. While the EU average rose by 55.4%, Hungary's housing price index rocketed by 234%. Meanwhile, per capita net income only grew by 86% in the 2010s. Budapest, the capital, is the centre of this crisis. According to the Hungarian National Bank, residential property prices are overvalued by 5-19%. This is partly explained with the high proportion of investment-driven purchases: these accounted for 30-50% of all transactions in the last five years in Hungary. Unlike in many other EU capitals, property investors in Budapest are not primarily foreign nationals – who accounted for just 7.3% of transactions between 2016 and 2022 – nor are they institutional players. Instead, they are typically individual Hungarian citizens. As real estate has become an increasingly appealing investment for upper- and middle-class households amid growing economic uncertainty, the result has been a deepening polarisation within Hungarian society.
The problem has become so glaring that, after a decade of silence, even the ruling rightwing Fidesz government has begun to acknowledge it in recent months. Since coming to power in 2010 with a constitutional majority, Fidesz's housing policies have focused mainly on subsidising home purchases for middle-class families. Only about 10% of all housing-related government spending has targeted lower-income groups. Meanwhile, Hungary's public housing sector has shrunk dramatically, from covering 20% of the housing stock in 1990 to a mere 2% today.
The government's longstanding neglect of the housing issue is no accident. It stems from a deeply rooted ideological narrative. In 2014, the prime minister, Viktor Orbán, declared in an interview: 'My basic principle is that my house is my castle – I am a believer in owner-occupancy and family homes.' This narrative – common across former eastern bloc countries – paints home ownership as a kind of cultural destiny, portraying the state socialist era's large-scale public housing programmes as historical aberrations.
But this view is neither historically accurate nor economically realistic. In fact, socialist-era housing policies bore strong similarities to public housing systems in western Europe. Affordable housing developments helped the upward social mobility of millions, creating opportunities that had previously been unimaginable. Yet after 1990, anti-communist sentiment combined with 'shock therapy' reforms – including the rapid privatisation of half a million dwellings – forged a political imagination that has sidelined rental and public housing, replacing it with the dream of universal home ownership.
Today, however, that dream is slipping further out of reach. Over the past decade, the proportion of households living in rented housing in Budapest has grown from 12.7% to 17.5%, with young people overrepresented: 35% of this group lived in rented accommodation in 2022. In the past year alone, rents climbed by roughly 10%. Although Hungary's national home ownership rate remains around 90%, a 'generation rent' is clearly emerging in the capital. Young people without family financial support increasingly see home ownership as an unattainable goal. A recent survey found that 38% of the adult population of Budapest would consider renting – if affordable and secure options were available. As the myth of full-home ownership becomes more visibly unworkable, demand for affordable rental housing is growing.
Despite the lack of systematic government support for affordable housing in Budapest, a few hopeful initiatives are beginning to take shape. The municipality of Budapest recently launched a social housing agency, inspired by successful models from the civil sector. With 16.7% of the city's dwellings being unoccupied in 2022, the agency works to connect vacant properties with households in need, offering secure management services to owners and affordable rents to tenants.
Another promising move is that the municipality was recently able to use a legal loophole to buy an 85-hectare (210-acre) brownfield site from the government. Initial plans for the site envision a large-scale sustainable development that could include thousands of affordable housing units. These local government-led interventions, while promising, face constant obstruction from the Fidesz national government, which opposes initiatives led by the green opposition mayor of Budapest.
In the meantime, residents and civil society groups are trying to create bottom-up solutions. The Alliance for Collaborative Real Estate Development, for example, is experimenting with community-led housing models. Inspired by Germany's Mietshäuser Syndikat, the Zugló Collective House Association bought a residential unit in 2018 and has managed it according to cooperative principles, ensuring affordable rents for seven tenants. Without access to public support or ethical financing, the project was funded by direct loans from friends and activists. Similar efforts are being taken on in other capital cities of the region, and the network of these pioneering housing cooperatives – Moba, meaning 'self-build through mutual help' in Serbo-Croatian – is already set up.
These grassroots initiatives could offer some hope for a generation otherwise facing increasing hardships. However, the systematic transformation of these housing regimes can only be imagined if these governments change course – and if the EU starts to channel more direct funding towards affordable housing in Hungarian and other eastern European cities.

In just a few months, the emerging markets of Asia, Europe and Latin America have undergone a radical change of image – from danger zone to land of opportunity. At a moment when portfolio diversification has become more vital than ever, this shift in perception is another trend that could be costly to ignore if you are a British investor. Wall Street investors, fearful of the damage that Donald Trump's tariffs could inflict on the American economy, are looking for territories where the President's policies may have less impact. Emerging markets appear to provide a solution, offering bargain shares and other advantages. Patricia Ribeiro, of American Century Investments, says: 'Long-term structural growth in emerging market nations should continue to be fuelled by favourable demographic trends, such as younger populations and rapid urbanisation – and by reforms to policy and regulations.' And Kamil Dimmich, of the emerging market specialist North of South Capital, warns 'the direction is set for more protectionism'. His caution comes ahead of Wednesday's deadline for tariff negotiations, after which Trump may reimpose double-digit levies on some countries' imports to America. But whatever unfolds on the day, emerging market fans such as Bank of America and JP Morgan Chase seem set to be joined by others, persuaded that there are gains to be made in advancing nations such as Argentina, Brazil, China, Hungary, India, Mexico, South Korea, Taiwan, Turkey and UAE. Owing to this optimism, the US S&P 500 index has been outpaced by the MSCI Emerging Markets Index this year (this covers 24 markets). As Chetan Sehgal, co-manager of the £1.9billion Templeton Emerging Market trust, points out, this performance would have been even stronger if Asian markets had not been held back by tariff apprehension. Emerging market enthusiasm is also being amplified by speculation about the future of Jerome Powell, chairman of the US Federal Reserve, whose term expires in May 2026 but who has come under increasing pressure from President Trump. This could expedite interest rate cuts, reducing the value of the dollar – and driving down the cost of borrowing in emerging markets. Rob Burdett, of Nedgroup Investments, says: 'What could trigger the unlocking of emerging markets' potential for investors? One catalyst could well be the weakening of the dollar which, historically, has coincided with good times for emerging market shares.' Some investors may still have reason to be sceptical about emerging markets. At the turn of the century, the source of growth was supposed to be the Brics (Brazil, Russia, India, China and South Africa) economies. But only India has delivered. Russia is out in the cold and the rest have faced a struggle, although the outlook for Brazil and China is more cheerful. The Shanghai Composite index is up by 5 per cent this year, powered by China's trade deal with the US as well as AI innovation. But if you are keen to broaden your investment horizons, here's what you need to know. TRIP TO THE UNKNOWN? Be prepared for a voyage of exploration, involving a considerable degree of hazard – and taking in unexpected stops such as Greece. This country used to be associated with economic stagnation, but is establishing itself as a dynamic force in Europe. Most Latin American nations seem set to be subject only to 10 per cent tariffs. Nevertheless, Brazil still looks to be an unlikely investment prospect with its double-digit interest rates, high inflation and turbulent Left-wing leader Lula Da Silva. Yet fund managers say there is the chance of the election of a more centrist government next year and Brazilian banks like Banco Bradesco, Itau Unibanco and XP are regarded as well-run institutions on which investors could take a gamble. The Mexican bank Grupo Financiero Banorte is also considered worth backing. Mexico's president Claudia Sheinbaum has kept a cool head in her dealings with Trump, aware of the vital importance of its US neighbour has to her country. Getting to know these markets may be fascinating, but the research into individual shares is time-consuming and difficult. Most investors will be better off in a fund or investment trust covering a spread of markets. The low-charge option is Fidelity Emerging Markets, which tracks the MSCI index. Best buy funds and trusts include Artemis SmartGARP Global Emerging Markets Equity, FSSA Global Emerging Markets, JP Morgan Emerging Markets, TT Emerging Markets Equity and Templeton Emerging Markets Investment Trust (Temit). The holdings of these funds and trusts can be found in their factsheets available online. It is worth checking these details to establish the level of risk – and whether you are comfortable backing certain regimes. ASIAN TECHNOLOGY Most funds and trusts prioritise Asia, concentrating on China, India, South Korea and Taiwan. Chinese tech groups such as Alibaba, Baidu and Tencent are popular holdings. But the favourite is the Taiwan Semiconductor Manufacturing Company (TSMC). This group may be threatened by China's predatory stance towards Taiwan, but TSMC is moving some production to the US and remains integral to the global artificial intelligence (AI) industrial revolution. Seghal comments: 'We hold TSMC. The US titan Nvidia may design the microchips for the generative AI system ChatGPT, but TSMC actually manufactures them.' Nvidia is one of the Magnificent Seven of US tech. Like the others in this sector, it relies on another emerging market business. Sehgal adds: 'At Temit, we also own the South Korean group Hynix. It supplies DRAM (dynamic random access memory), which stores code and data on computers.' South Korea has experienced political turbulence. Last year, for example, the former president attempted to declare martial law. But the situation has stabilised and although the country may have to cope with a 25 per cent levy, it could benefit from firms shifting manufacturing from China. EUROPE AND THE MIDDLE EAST If you wish to steer clear of China, given its trade war with the US, or suspect other Asian nations may not cope well with tariffs, there are adventures elsewhere. The Barings Emerging EMEA Opportunities trust focuses on EMEA – Europe, the Middle East and Africa. Alay Patel, its manager, says: 'The economic fundamentals of Eastern Europe are improving.' Patel says that Poland is also benefiting from factors such as defence expenditure – spending 5pc of GDP on this area – and the return of skilled workers. Meanwhile, the Gulf nations – UAE, Saudi Arabia and Qatar – are trying to lessen their reliance on oil by investing in tourism and infrastructure projects. Dimmich is particularly positive about the UAE. The prosperity of Dubai, its largest city, is being boosted by its mix of 'plentiful sunshine and low taxes'. But you should only approach emerging markets if you can afford to take a long-term view and be realistic about the potential rewards. Sehgal says that emerging markets will provide a return of 7 per cent to 8 per cent a year – far better than the yields on government bonds. This may dismay anyone who has grown accustomed to the spectacular gains provided by Magnificent Seven tech shares in recent years. But the Wall Street types who are embracing emerging markets seem undeterred and even rather excited – which is a strong alert to anyone postponing diversification this summer.

Report: Trump threatens EU with 17% tariff on food exports
President Donald Trump has reportedly threatened the European Union with a 17 percent tariff on food exports, a move that could cripple that industry. The threat came ahead of a July 9 deadline to strike a trade deal otherwise the EU faces a 50 percent tax on all its goods going into the United States. EU officials told the Financial Times the new food tax is an escalation between the two trading partners. It was unclear if the 17 percent hit on food and farm exports would be in addition to the other tariffs announced by Trump or instead of them. The value of EU food exports to the U.S., including products such as wine, reached almost $58 billion last year. Should the U.S. and EU fail to cut a deal by next week's deadline, then EU goods imported to the U.S. could be hit by duties of up to 50 percent. That could be swiftly followed by retaliatory measures from European bloc that would target a wide range of American goods, including food stuffs and technology. The U.S.-EU trade relationship is one of the biggest in the world, accounting for around 30 percent of global goods. Key exports from the U.S. to the EU include crude oil, civilian aircraft, and pharmaceutical products. The EU, for its part, exports a wide range of goods to the U.S., including machinery, vehicles, chemicals, and food stuffs. In 2024, trade between the two was valued at around 1.68 trillion euros – or $1.98 trillion. The EU has a surplus of 198 billion euros when it comes to goods, but a deficit of around 148 billion euro in services given the Europeans an overall trade surplus of around 50 billion euros. Trump has repeatedly railed against the European Union, accusing it of taking advantage of the United States. The EU was 'formed to screw the United States,' he has charged repeatedly. Negotiations have been challenging. Reports say the two sides are working on a five-page draft 'agreement in principle', but it has very little agreed-upon text in it. 'What we are aiming at is an agreement in principle,' European Commission President Ursula von der Leyen said on Thursday, adding that a detailed agreement was 'impossible' to reach during the 90-day reprieve. She also warned that, if no agreement is reached, 'all the instruments are on the table.' Treasury Secretary Scott Bessent seemed hesitant about the odds of agreement being reached before the July 9th deadline. 'We'll see what we can do with the European Union,' he told CNBC's 'Squawk on the Street' on Thursday. Talks are continuing over the weekend. EU officials may accept maintaining the 10 percent baseline tariff for most goods in exchange for sectoral exemptions, per reports. The bloc wants immediate relief for pharmaceuticals, aircraft, semiconductors, and alcohol exports – critical industries where supply chains span the Atlantic. European negotiators, however, are not being helped by internal divisions among its 27 members - some nations want to accept higher tariffs in return for a period of certainty and others want to retaliate to put pressure on Trump to compromise. Friedrich Merz, chancellor of Germany, the EU's biggest and most export-dependent economy, has been pressing the commission, which runs trade policy, to settle for a quick deal.

India's leader promises trade and investment in a visit to Trinidad and Tobago
Indian Prime Minister Narendra Modi promising continued trade and investment in Trinidad and Tobago on Friday in an address to the nation's parliament. 'It's time for us to work together to give the global south its rightful seat at the table,' Modi said. 'For us there are no limits to our cooperation with you.' The two-day trip was Modi's first official visit to the diverse, twin-island Caribbean country that shares longstanding ties with India. The visit was expected to boost investment in energy, health, security and other sectors. In his speech, Modi said that he saw 'great potential' in working with Trinidad and Tobago on everything from developing new digital artificial intelligence tools to agriculture. He said that trade between the two countries was only set to grow 'with human development at the center.' Prime Minister of Trinidad and Tobago Kamla Persad-Bissessar announced a number of investments into medical, energy and technological infrastructure promised by Modi, and thanked the leader. 'This visit is more than just diplomacy. It marks a new dawn," she said. "India, and Trinidad and Tobago, will now work as strategic partners.' She said that the two countries were also working on renewing bilateral trade and investment agreements, and that Trinidad and Tobago were slated to expand exports to India. In his speech, Modi also highlighted the long-standing connections between the two nations, which he said acted as a 'powerful symbol' of fraternity and trust between the two nations. More than 35% of the Caribbean country's 1.4 million inhabitants are East Indian, descendants of indentured workers brought from India during the colonial era. Modi was greeted warmly by many of the country's Hindu population, but some in Trinidad and Tobago's Muslim community sharply criticized the leader. About 18% of Trinidad and Tobago's population is Hindu, while 5% is Muslim. 'Both our nations rose from the shadows of colonial rule to write our own story,' Modi said.
