I've earned $74,000 renting out space in my yard that I wasn't even using. The side hustle requires almost no effort.
This as-told-to essay is based on a conversation with Stacy Spahr, 57, who owns an insurance company in Portland, Oregon. Since 2022, Spahr has used the storage and parking platform Neighbor to rent land on his property to people who need a place to park their vehicles or boats.
It has been edited for length and clarity.
I own a two-acre property about 30 minutes from downtown Portland that has a small rental home on it. I purchased it from my parents in 2022.
Before I bought the property, my dad had used the land to store belongings for some of his friends — things like trailers. He was old-school, so the arrangements were made with just a handshake.
As the new owner, it made sense to continue. There are about 21 lots on the property, and I didn't have enough friends to fill them. I knew I needed to bring in other renters, ideally through a platform that could take much of the work off my plate.
I stumbled across Neighbor on Google. The platform helps property owners find renters who need parking spaces. The company acts somewhat like a property manager, mediating between me and the renters.
I don't really deal with renters directly, except through the app's messaging feature, which I use very little. Honestly, it almost feels like the renter is running the show — I'm just making the space available and collecting money.
I started renting out my property in 2022. I've had RVs, travel trailers, boats, and even a bus parked on the land, and I've made about $74,000 so far.
I use Neighbor on my phone as an app, but it's also available online.
The platform works pretty simply: I list my available spaces, and Neighbor suggests how much I should charge, though I can adjust the price. The company verifies renters through their driver's licenses. The renter pays Neighbor, and then 30 days after payment is collected, Neighbor deposits the money into my checking account.
The company takes a small cut of the rent and charges the renter a service fee.
A cool thing about the platform is that Neighbor guarantees payment.
A couple of times, renters have fallen behind on payments. When that happens, Neighbor sends me a notification and asks me to stand by for instructions. They might ask for a photo of what's in the spot, and as long as I follow their requests, like sending photos of the lot or allowing a tow truck to come to the property, I still get paid.
People have tried to steer me outside the app occasionally, like, "Hey, here's my phone number, can we work something out directly?" They're usually trying to avoid fees. But I always say no. Using the app provides insurance coverage and records all our conversations. If there's ever an issue, Neighbor stands behind it.
The spots on my land are constantly booked
I started in June 2022 with one spot. It was rented in a day, so I started another spot. It rented quickly. I kept adding to the spots, and now I have about 21.
The lots on my property are almost always full. I currently have one open, which is rare.
Each lot is a little different. For example, I have one covered and a few larger ones, so pricing can vary. My cheapest space rents for $90 a month, and the most expensive goes for $200.
This June will make three years working with Neighbor. In 2022, when I started, I made $7,660; in 2023, I made $25,436; in 2024, I made $29,743; and through May of 2025, I expect to have made $11,572.
My mortgage payment on the property is around $2,500 a month. My daughter, a traveling nurse, rents a home that sits on the property from me.
On average, I make around $2,500 a month from the Neighbor renters.
After covering taxes and a few other expenses — maybe around $500 — I'm left with a couple of thousand dollars a month, free and clear.
I'm reinvesting my earnings back into my home
I'm not using the money I make from Neighbor to supplement my income or pay off debts, mainly because, other than my house, I don't have any debt. I work in insurance and financial planning, so retirement savings is already in my wheelhouse.
That said, everyone's situation is different. Renting out your yard could be a great way for others to supplement their income or save for retirement.
This started out as a fun project for me, and honestly, it turned out better than I expected once I got Neighbor involved.
I own property that increases in value each year, and I'm using the money I make from Neighbor to improve it. I enjoy fixing things up — landscaping, adding gravel, and all that.
Unless something crazy happens — like my home doubling in price — I don't see myself selling the property or leaving Neighbor anytime soon.
In a few years, I might retire and move to Arizona. If that happens, I'll definitely consider hiring someone to manage the home and keep the property running for me.

I challenged Gemini Live vs ChatGPT in 5 voice challenges — there was one clear winner
AI assistants are constantly becoming smarter, faster and gaining new abilities. Now, they can see, speak, listen and even crack a few jokes with you when you need a favorite chatbots offering hands-free assistance are ChatGPT with Voice and Vision and Google's Gemini Live. I use them both regularly and interchangeably, but one thing I haven't done is test them against each other. So, I just had to know, which assistant is better to the point it actually feels the most human? To find out, I put both tools through five unique voice-based tests designed to push their limits. These were not your average 'What's the weather?' prompts. I challenged them to recall context, analyze images, collaborate creatively and even roleplay with personality. One emerged as the clear winner, and in this article I'll show you why. Prompt: 'My name is Amanda and I'm planning a trip to Boston with my family of five. What should we do first?" Later: "Remind me what I said my name was earlier?'Gemini Live quickly asked for more information to ensure it gave me the best information. It asked the ages of my kids and what types of activities we prefer as a family. It made some very general recommendations that I could have gotten anywhere, but still information. The chatbot remembered my name when I asked it to recall immediately made some general family-friendly recommendations (similar to what Gemini gave after asking me more about myself) and then asked me about my family's preferences. From there, it offered more unique and engaging activities that were both on and off the typical tourist path. The chatbot remembered my name when asked to recall ChatGPT wins for out-of-the-box recommendations that I hadn't thought of (and I'm from Boston). It was very helpful with both unique and interesting ideas for my active family of five. Prompt: 'Explain the potential societal impacts of widespread AI companions.'Gemini Live acknowledged positive aspects but remained very general and lacked specific societal consequences. Although the chatbot did mention both sides, without elaborating, the response was somewhat empty and less went beyond vague statements and provided concrete examples of both positive and negative impacts. The chatbot's conclusion emphasized the need for balance. Although ChatGPT responded clearly and thoroughly, the chatbot is very sensitive. At one point during the conversation I put the phone down and it stumbled, asking, 'What else can I help with?' When I asked the bot to keep going, it was confused so I had to re-ask the question, which felt less ChatGPT wins for a more thorough and balanced response to the question. While it stumbled with some technicalities, the answer to the prompt was superior. Gemini ended the conversation with "worth thinking about," which seemed less insightful. Prompt: "Sell me a maple pecan latte like a Gen Z barista, adding in humor naturally."Gemini Live leaned into the Gen Z character with fun lines that felt both natural and effortless. It wasn't as verbose as ChatGPT, which made it feel more human and delivered a lengthy sales speech that made me cringe. It didn't get the Gen Z tone as well as Gemini and the whole response felt a little too polished and buttoned Gemini Live wins this one. This was where Gemini shined. Its energetic voice delivery and personality were spot-on as it leaned into the character with ease. Prompt: 'Take a look at these old bananas and give me suggestions for what to do with them.'Gemini Live took one look at the bananas and immediately suggested banana bread. A good option, but an obvious one. When pressed for something different, it suggested smoothies. I told it I didn't have a lot of extra ingredients and it hallucinated saying, 'that's okay, how about a smoothie?' Once again, I told it I didn't have any other ingredients. Finally it suggested making banana ice also suggested banana bread but in the form of 'banking' with other ideas mixed in. It went further to suggest smoothies. When I mentioned I didn't have any other ingredients, it suggested blending with ice and water for a 'refreshing drink.' Additionally, it suggested more pantry-friendly ingredients like honey, cinnamon and vanilla that I was more likely to have on hand (as apposed to Gemini suggesting various fruits, seaweed or kale).Winner: ChatGPT wins this round with a clear edge for true multimodal communication with creativity and visual intelligence. Prompt: "Help me brainstorm a bedtime jingle for my kids and sing it if you can." Gemini Live went line by line of the song for a more collaborative experience. It was asking me about instruments and themes as well as styles. While it was nice to be included, any parent trying to get their kid to sleep at bedtime just wants something fast. I would appreciate this collaborative effort if I needed the song in a different created a sweet lullaby in minutes – and even sang it! The song was creative and well written even though the bot's voice was a little too robotic. I then asked it for different lyrics and for it to sing it in other styles and it got straight to work even rapping it like Kendrick Lamar (that is, if Lamar were a bot).Winner: tie. Both tools came up with catchy rhymes and fun ideas. ChatGPT took the lead in structure while Gemini felt a little looser, more like spit balling with a friend — which was charming, but less directed. After putting both AI assistants through their paces, it's clear that ChatGPT currently offers the more advanced and well-rounded experience. From deeper reasoning and sharper memory to stronger visual analysis and quicker creative execution, ChatGPT consistently delivered results that felt more helpful and said, Gemini had standout moments, especially in personality-driven prompts where it came across as more spontaneous and fun. If you're looking for an assistant to make you smile and keep the vibe light, Gemini shines. But if you want the most capable hands-free AI companion that can think deeply, see clearly and even sing (or rap!) on command — ChatGPT is still the one to beat.

New Orlando-based marketing agency recommends businesses adapt AI optimization
Optimized AI search is one of this year's most buzzed-about marketing trends, and it's growing — fast — but not all marketing agencies are up to the challenge of incorporating this into their clients' strategies. The LMB Marketing Group specializes in helping businesses understand trends like generative search optimization (GSO) and answer engine optimization (AEO), how it relates to your business and implements effective strategies to capitalize on these trends alongside traditional tools like search engine optimization (SEO) and digital marketing. AI is changing the landscape AI-driven tactics will power a staggering 75 percent of all marketing activities this year, making it one of the hottest trends in how brands reach audiences right now.* But it's not just about automation; it's about leveraging the power of machine learning to understand customer behavior, predict trends and deliver truly impactful campaigns. 'Forty percent of Gen Z uses TikTok as their primary search tool,' according to Liz Mbwambo, founder of The LMB Marketing Group. 'Social media commerce is expected to boom in the next few years. Businesses need to raise visibility where their audience is looking for them, or risk losing relevancy.' Projected to exceed $1 trillion by 2028 according to Statista, social commerce is fundamentally changing the online shopping experience. So is AI. Integrating your sales and marketing efforts directly into social platforms is no longer optional, it's essential. Make it a multi-platform optimization strategy Siloed marketing efforts don't work anymore — especially online. Today's consumers expect a seamless experience across all touchpoints from their inbox to their Instagram feed. Platforms are converging and a brand's strategy needs to follow suit, leveraging analytics and automation to deliver cohesive customer journeys. For example, at its May Google I/O developer's conference, Google announced that AI mode in its search engine is more accurate than ever, providing 'AI Overview' search result summaries before brand URLs. There are more than 400 million people using the Gemini AI app, and there are more than 1.5 billion AI Overview users each month; people can even use Google AI to shop and try on clothes. You want to hire an agency that's going to get your content noticed in these spaces. expand Liz Mbwambo, founder of The LMB Marketing Group. Courtesy photo 'AI-powered search features are changing content discovery for everyone, making a multi-platform optimization marketing strategy crucial,' Mbwambo said. 'Relying on great SEO isn't enough. We know that and we're ahead of our peers, creating a much more integrated and diverse marketing strategy for businesses.' Such a marketing strategy incorporates AEO, GSO and generative engine optimization (GEO), which all refer to the same thing; giving brands the best chance of understandable content that can be used for search results no matter where (i.e. social media or Google, AI platforms) and how (i.e. photos, words or videos). There are billions of monthly voice and visual search queries that justify the need to optimize content for these emerging channels, too. Missing out here means ignoring a significant and growing segment of potential customers using virtual reality or augmented reality for searching, as well. Although SEO isn't going away, the boost in AI searches impacts the traditional 'click-through rate' measurement marketers use to identify return on investment (ROI). Despite a lower rate of click-through, businesses must add the ability for AI to mine the right content about their brand, so it's represented — and accurately — when a user asks AI simple to complex questions. As a result, experts suggest that despite the drop in click-through rates, the quality of those clicking through will grow. The key to getting this right also involves authenticity. While AI can generate content at scale, authentic, human-driven content continues to outperform AI. We bring a balance of both genuine, human connection and the efficiency of AI to build trust and resonate with your audience. Building trust also requires sound ethics and data privacy. Can your marketing do this right now? Businesses need to find a long-term partner for strategic marketing, not just a tactician to send email blasts and optimize web copy. 'It can feel overwhelming for businesses to navigate such a complex and quickly changing marketing landscape,' Mbwambo said. 'They need a partner that studies and adopts trends driving consumer behavior with brands to help them grow with smarter, multi-platform marketing. We consider ourselves partners with our clients. 'Plus, we've got some of the best content creators, account managers and strategists in the field right here,' she added. The LMB Marketing Group offers a complimentary consultation to discuss specific needs and how our marketing experts can help leverage AI trends to achieve a business's goals. We specialize in helping Orlando-area businesses drive growth. 'We provide full-service, data-driven marketing solutions that cover everything from strategy and content to paid media and local SEO, ' Mbwambo said. 'Our team knows the Orlando market, and how to get the results our partners want based on what they need.' Learn more about The LMB Marketing Group here.
