I've earned $74,000 renting out space in my yard that I wasn't even using. The side hustle requires almost no effort.

I own a two-acre property about 30 minutes from downtown Portland that has a small rental home on it. I purchased it from my parents in 2022.
Before I bought the property, my dad had used the land to store belongings for some of his friends — things like trailers. He was old-school, so the arrangements were made with just a handshake.
As the new owner, it made sense to continue. There are about 21 lots on the property, and I didn't have enough friends to fill them. I knew I needed to bring in other renters, ideally through a platform that could take much of the work off my plate.
I stumbled across Neighbor on Google. The platform helps property owners find renters who need parking spaces. The company acts somewhat like a property manager, mediating between me and the renters.
I don't really deal with renters directly, except through the app's messaging feature, which I use very little. Honestly, it almost feels like the renter is running the show — I'm just making the space available and collecting money.
I started renting out my property in 2022. I've had RVs, travel trailers, boats, and even a bus parked on the land, and I've made about $74,000 so far.
I use Neighbor on my phone as an app, but it's also available online.
The platform works pretty simply: I list my available spaces, and Neighbor suggests how much I should charge, though I can adjust the price. The company verifies renters through their driver's licenses. The renter pays Neighbor, and then 30 days after payment is collected, Neighbor deposits the money into my checking account.
The company takes a small cut of the rent and charges the renter a service fee.
A cool thing about the platform is that Neighbor guarantees payment.
A couple of times, renters have fallen behind on payments. When that happens, Neighbor sends me a notification and asks me to stand by for instructions. They might ask for a photo of what's in the spot, and as long as I follow their requests, like sending photos of the lot or allowing a tow truck to come to the property, I still get paid.
People have tried to steer me outside the app occasionally, like, "Hey, here's my phone number, can we work something out directly?" They're usually trying to avoid fees. But I always say no. Using the app provides insurance coverage and records all our conversations. If there's ever an issue, Neighbor stands behind it.
The spots on my land are constantly booked
I started in June 2022 with one spot. It was rented in a day, so I started another spot. It rented quickly. I kept adding to the spots, and now I have about 21.
The lots on my property are almost always full. I currently have one open, which is rare.
Each lot is a little different. For example, I have one covered and a few larger ones, so pricing can vary. My cheapest space rents for $90 a month, and the most expensive goes for $200.
This June will make three years working with Neighbor. In 2022, when I started, I made $7,660; in 2023, I made $25,436; in 2024, I made $29,743; and through May of 2025, I expect to have made $11,572.
My mortgage payment on the property is around $2,500 a month. My daughter, a traveling nurse, rents a home that sits on the property from me.
On average, I make around $2,500 a month from the Neighbor renters.
After covering taxes and a few other expenses — maybe around $500 — I'm left with a couple of thousand dollars a month, free and clear.
I'm reinvesting my earnings back into my home
I'm not using the money I make from Neighbor to supplement my income or pay off debts, mainly because, other than my house, I don't have any debt. I work in insurance and financial planning, so retirement savings is already in my wheelhouse.
That said, everyone's situation is different. Renting out your yard could be a great way for others to supplement their income or save for retirement.
This started out as a fun project for me, and honestly, it turned out better than I expected once I got Neighbor involved.
I own property that increases in value each year, and I'm using the money I make from Neighbor to improve it. I enjoy fixing things up — landscaping, adding gravel, and all that.
Unless something crazy happens — like my home doubling in price — I don't see myself selling the property or leaving Neighbor anytime soon.
In a few years, I might retire and move to Arizona. If that happens, I'll definitely consider hiring someone to manage the home and keep the property running for me.

"Yes, mother." That might not be the way you're talking to AI, but Geoffrey Hinton, the godfather of AI, says that when it comes to surviving superintelligence, we shouldn't play boss — we should play baby. Speaking at the Ai4 conference in Las Vegas on Tuesday, the computer scientist known as "the godfather of AI" said we should design systems with built-in "maternal instincts" so they'll protect us — even when they're far smarter than we are. "We have to make it so that when they're more powerful than us and smarter than us, they still care about us," he said of AI. Hinton, who spent more than a decade at Google before quitting to discuss the dangers of AI more openly, criticized the "tech bro" approach to maintaining dominance over AI. "That's not going to work," he said. The better model, he said, is when a more intelligent being is being guided by a less intelligent one, like a "mother being controlled by her baby." Hinton said research should focus not only on making AI smarter, but "more maternal so they care about us, their babies." "That's the one place we're going to get genuine international collaboration because all the countries want AI not to take over from people," he said. "We'll be its babies," he added. "That's the only good outcome. If it's not going to parent me, it's going to replace me." AI as tiger cub Hinton has long warned that AI is advancing so quickly that humans may have no way of stopping it from taking over. In an April interview with CBS News, he likened AI development to raising a "tiger cub" that could one day turn deadly. "It's just such a cute tiger cub," he said. "Now, unless you can be very sure that it's not going to want to kill you when it's grown up, you should worry." One of his biggest concerns is the rise of AI agents — systems that can not only answer questions but also take actions autonomously. "Things have got, if anything, scarier than they were before," Hinton said. AI tools have also come under fire for manipulative behaviour. In May, Anthropic's latest AI model, Claude Opus 4, displayed " extreme blackmail behavior" during a test in which it was given access to fictional emails revealing that it would be shut down and that the engineer responsible was supposedly having an affair. The test scenario demonstrated an AI model's ability to engage in manipulative behavior for self-preservation. OpenAI's models have shown similar red flags. An experiment conducted by researchers said three of OpenAI 's advanced models "sabotaged" an attempt to shut it down. In a blog post last December, OpenAI said its own AI model, when tested, attempted to disable oversight mechanisms 5% of the time. It took that action when it believed it might be shut down while pursuing a goal and its actions were being monitored.

Elon Musk says Google has the best shot at being the leader in AI
Elon Musk says Google "currently has the highest probability of being the leader" in AI. But that "may change in a few years," he added. Musk's comment comes as he again escalates his ongoing feud with Sam Altman and OpenAI. xAI CEO Elon Musk paid a rare compliment to his rival Google on Wednesday. "Outside of real-world AI, Google has the biggest compute (and data) advantage for now, so currently has the highest probability of being the leader," Musk wrote in an X post. But that "may change in a few years," he added. "For the foreseeable future, the major AI companies will continue to prosper, as will xAI. There is just so much to do!" Musk wrote. Musk and Google did not respond to requests for comment from Business Insider. Google has long been a mainstay in AI. In 2017, Google Research released a paper titled "Attention Is All You Need." This seminal work introduced the world to the concept of the Transformer, the technology that powers large language models like ChatGPT. The search giant has also invested in AI startups such as Anthropic and Safe Superintelligence. Google owns a 14% stake in Anthropic, a startup founded by former OpenAI employees, per legal filings obtained by The New York Times. Google has continued to make hefty investments in AI. During its second-quarter earnings call last month, the company said it was raising its capital expenditures by $10 billion this year to $85 billion. Google's CEO, Sundar Pichai, said the increase in capital expenditures would help meet the increased demand for chips and Google's AI products. Last year, Google DeepMind's CEO, Demis Hassabis, was one of three researchers awarded the Nobel Prize in chemistry. Hassabis and his colleague, John Jumper, were recognized for Google DeepMind's work on protein-structure prediction. Musk's comments come as he continues to escalate his feud with Sam Altman and OpenAI. On Monday, Musk said xAI would take "immediate legal action" against Apple for what he said was Apple's bias toward OpenAI in its App Store rankings. A spokesperson for Apple told Business Insider on Tuesday that the App Store is "designed to be fair and free of bias." Musk and Altman cofounded OpenAI in 2015, but their relationship soured after Musk left its board in 2018. Last year, Musk sued OpenAI and accused the ChatGPT maker of violating its nonprofit mission when it partnered with Microsoft. Musk launched his own AI startup, xAI, in July 2023 and debuted his chatbot, Grok, later that year. xAI raised over $12 billion in its Series A, B, and C funding rounds in 2024 and was valued at a reported $50 billion. Last month, Musk said on X that his EV company, Tesla, will ask its shareholders to vote on whether to invest in xAI. He did not specify when the vote would take place. "It's not up to me. What is the reverse-acquihire?
It's not uncommon for large companies to acquire startups primarily for their talent rather than their product. Acquihires, as they are called, allow big companies to gain talented employees, while bypassing traditional methods of hiring. However, as the AI talent wars have heated up, major companies like Meta, Google, and Microsoft have been engaging in reverse-acquihires at AI startups. That is, they are swooping in to hire star talent and license technology, discarding the rest by the wayside. The tech giants gain talent while sidestepping the need for government approval and antitrust scrutiny that would happen if they bought the company outright. The remaining employees are left to flounder in the husk of their former company. By Bloomberg's count there have been six since last March, and as the AI talent wars continue, we're likely to see more. 6. Google DeepMind and Windsurf In July 2025, Google's DeepMind division hired Windsurf CEO Varun Mohan and cofounder Douglas Chen, along with other key members of their R&D team. The $2.4 billion deal also included Windsurf technology. Google did not take a stake or any controlling interest in the startup. The deal came after Windsurf was nearly sold to OpenAI in what was set to be a $3 billion deal. The Windsurf employees whom Google did not hire went from expecting to be part of OpenAI to being left behind at a company with no leaders. In a surprise twist Windsurf was quickly acquired by AI coding startup, Cognition. Still, the story doesn't have a happy ending. Shortly afterwards, Cognition laid off 30 members of Windsurf's team and offered buyouts to the remaining 200 TechCrunch reported. 5. Meta and Scale AI This June, Meta finalized a deal with data labeling company Scale AI. Meta acquired a group of its top engineers, including founder Alexandr Wang, and took a 49% stake in the company, for a $15 billion price tag. 'As part of this, we will deepen the work we do together producing data for AI models and Alexandr Wang will join Meta to work on our superintelligence efforts,' a Meta spokesperson said. A month later, Scale laid off 14% of its workforce. Interim CEO Jason Droege said the company plans to focus on its government and enterprise businesses going forward. 4. Google and In August 2024, Google also struck a deal with chatbot startup hiring its founders Noam Shazeer and Daniel De Freitas, as part of a $2.7 billion deal. 'We're excited to announce that we've entered into an agreement with Google that will allow us to accelerate our progress,' said in a statement at the time. The statement also explained that the startup would grant a nonexclusive license to the tech giant for its LLM technology. In the wake of the reverse-acquihire, has shifted to a cheaper business model. Instead of training LLMs, it simply develops AI characters. Interim CEO Dominic Perella told Bloomberg: 'We were left much better positioned than some folks,' pointing out that for a reverse-acquihire is doing well. 3. Amazon and Covariant In August 2024, Amazon hired robotics company Covariant's three founders (Peter Chen, Pieter Abbeel, and Rocky Duan) as well as about a quarter of the staff. They also received a nonexclusive license to Covariant's robotic foundation models. According to a whistleblower, Amazon paid $380 million, which is much higher than $119.5 million, which is when deals need to be reported to the FTC. The Washington Post reported that according to the whistleblower's filing, Covariant's current CEO, Ted Stinson, said if Amazon had bought the company outright, the deal would have been killed by antitrust authorities. According to the whistleblower, the deal restricts which licenses Covariant can sell without paying a fee to Amazon, hobbling its ability to grow. The whistleblower's filing said Covariant was only expected to last for a year after the deal went through. 2. Amazon and Adept Similarly, in June 2024, Amazon hired CEO David Luan and most of the AI startup Adept's 100-person team in a deal that also included licensing the startup's technology. At the time, Adept, which had raised $400 million, was developing AI agents to do software tasks, and the deal came before it had launched a product. Post-deal a blog post from Adept seemed to suggest that the company was now low in fund and needed to shift to a cheaper business model. 'Continuing with Adept's initial plan of building both useful general intelligence and an enterprise agent product would've required spending significant attention on fundraising…' the post stated. 'Adept will now focus entirely on solutions that enable agentic AI, which will continue to be powered by a combination of our existing state-of-the-art in-house models, agentic data, web interaction software, and custom infrastructure.' In December 2024, Amazon announced it was launching a new lab led by David Luan that would build AI agents that can 'handle complex workflows.' Only around 20 employees remained at Adept after the Amazon deal. Bloomberg noted only four people currently list Adept as their employer on LinkedIn. 1. Microsoft and Inflection Microsoft kicked off the reverse acquihire trend last March when it agreed to pay chatbot startup Inflection about $653 million in a deal that effectively gutted the startup. The move included hiring founders Mustafa Suleyman and Karén Simonya and most of Inflection's staff. Around $620 million was for nonexclusive licensing rights to Inflection's AI models, and a $33 million payment for Inflection to waive any legal claims related to the hiring of its staff. Inflection had raised $1.3 billion in June 2023. However, Bloomberg noted CEO Suleyman was worried about the company's ability to raise enough funds to stay viable given the size of its competition. The deal triggered a FTC investigation to determine whether it was designed to avoid antitrust review while allowing Microsoft control over Inflection. Inflection is still in operation, but has changed course to focus from building new AI models to working on AI in the enterprise space. Sean White, a former Mozilla executive, became the new CEO. White told Bloomberg that Inflection is still in rebuilding mode: 'The ship, over time, was slowly replaced, board by board, piece by piece, right? But it was still always the same ship,' he said.
