The Reserve Bank of India 's decision to cut the repo rate by 50 basis points to 5.5% is expected to help improve housing affordability and prop up demand for residential properties across the country, especially in the mid-income and affordable housing segments, experts said.This is the third consecutive rate cut by the central bank so far in 2025 taking it to a cumulative 100 basis points. The rate cut comes amid signs of slowing momentum in housing sales in some markets, as sustained price increases begin to weigh on buyer sentiment.'The rate cut is expected to bring down home loan interest rates, improving affordability and widening access to homeownership. This could provide a meaningful push for first-time buyers and households looking to upgrade, especially in price-sensitive urban and suburban markets. We expect this move to translate into increased enquiries and faster decision-making in the coming months,' said Deepak Goradia, CMD, Dosti Realty.With home loan rates likely to ease following this rate reduction, realty developers are optimistic about a fresh wave of end-user activity.'For the real estate sector, this rate reduction is set to bolster credit lending, accelerate buying velocity, and enhance development momentum. Lower mortgage rates make home ownership more attainable, driving greater demand. Additionally, this move could spur refinancing and strengthen investment in branded properties known for their attractive returns, particularly among Grade A developers,' said Niranjan Hiranandani, Chairman, Hiranandani Group.Lower borrowing costs could also unlock fence-sitter demand in tier II and III cities, where salaried buyers are highly rate-sensitive. The low-cost and affordable housing segment--a key pillar of the government's objective of Housing for All--is expected to benefit the most as loan instalments become more manageable.The March quarter performance reflected continued stability in India's residential sector, with primary sales reaching 88,274 units, a 2% on-year increase, according to Knight Frank India. While overall sales remained steady, performance varied across markets, with the low-income and affordable segments lagging.Commercial real estate may also see indirect benefits. Reduced funding costs are expected to improve project viability for office and retail developments, especially in under-construction assets that rely on institutional debt.

A sharp shift was seen on Friday after the Reserve Bank of India's Monetary Policy Committee unexpectedly cut the repo rate by 50 basis points. The repo rate decreased to 5.5%, strengthening investor confidence. Financial analysts suggest that this substantial rate reduction will enhance India's economic performance and strengthen demand conditions. "June first week saw a roller coaster in terms of FPI flows. The trend is positive as a weak US dollar is inversely correlated to EM flows," Banking and Market expert Ajay Bagga told ANI. "With Indian macro showing strength and expectations of the 100 bps rate cuts providing a further boost to economic momentum and aggregate demand, FPIs will rank India as a top investment destination. Valuations are quoted as a constraint but we see the growth potential overriding these concerns eventually," Bagga added. Despite concerns about elevated stock market valuations, analysts indicate that India's robust growth outlook could help address this issue. 'These are in current status for Indian nationals, meaning visas are available, and they can receive authorization and travel documents in 3-6 months,' she told ET, highlighting their appeal for Indian families on H-1B visas whose children are nearing 21 and at risk of aging out. USCIS data shows a 27% year-on-year drop in shortlisted H-1B visa applications this year, the lowest since FY21, with the US approving 85,000 H-1B visas annually, of which Indians secure about 70%. The new Trump administration's tightened H-1B scrutiny since early 2025, combined with layoffs at tech giants like Microsoft, Google, and Intel, has heightened anxiety among Indian professionals. 'Our clients are more fearful, especially about international travel and visa 'stamping' at consular posts abroad,' Joel Yanovich, an attorney at Murthy Law Firm, told the publication. 'I don't think a day goes by without clients asking if it's safe to travel.' This has driven demand for L-1 visas (for intracompany transfers) and O-1 visas (for individuals with extraordinary abilities in fields like science, arts, or business), which lack the annual caps of H-1B visas. 'Part of this spike is seasonal, tied to those not selected in the H-1B lottery, but it also reflects employers and individuals aiming to avoid anticipated H-1B scrutiny,' Yanovich said. Some companies are transferring employees to countries like Canada temporarily to qualify for L-1 visas, which can lead to EB-1C green cards for managers, Raman explained. Others are pursuing EB-2 NIW (National Interest Waiver) visas for those with advanced degrees working in the US national interest, she added. Gnanamookan Senthurjothi, a US immigration attorney, told ET that the number of people seeking assistance for these visa options has risen in recent months.

This indicates that foreign investors were net sellers in the market for most of the week. The withdrawal came amid global uncertainties and cautious investor sentiment. However, a sharp turnaround was seen on Friday after the Reserve Bank of India's Monetary Policy Committee (MPC) announced a surprise rate cut of 50 basis points. The repo rate was reduced to 5.5 percent, which gave a strong boost to investor confidence. Market experts believe that this aggressive rate cut will enhance India's economic momentum and improve overall demand conditions. With inflation staying within the RBI's comfort zone and the central bank signaling a pro-growth stance, FPIs are expected to increase their investments in the coming months. Net foreign portfolio investment (FPI) inflows in May remained positive at ₹19,860 crore, making it the best-performing month so far this year in terms of foreign investment. Data from previous months also showed that FPIs had sold stocks worth ₹3,973 crore in March. In January and February, they had sold equities worth ₹78,027 crore and ₹34,574 crore, respectively.
