​Just over 34,700 Irish citizens emigrated in the year to April 2024, the highest leaving the country since 2015. Most were aged between 25 and 44, and Australia was the destination of choice. Not being able to buy or rent a house and the rising cost of living were most typically cited as the reasons for leaving.
Maura Geraghty and Mark Nolan, two accountants from Celbridge, Co Kildare, were almost in the same boat in the last economic downturn. But through good luck and hard work, they managed instead to avail of some of the cheapest home prices in a generation after the crash.
Having met as freshman students at DCU, where both were studying accountancy, they had their sights set on moving to Oz after they qualified. 'All of our friends were going and we planned to do the same, but then one day Mark said, 'I don't think it's the right thing to do. I think we should actually buy a house',' recalls Geraghty.
It was 2013, and home prices were affordable if you could get a mortgage. Builders were still having trouble shifting new homes outside Dublin.
'There were ghost estates around the country and everyone thought we were crazy, that the housing market would crash even more. But looking back, I realise just how lucky we were. I don't know how any young people can afford to buy a house now,' she says.
When Geraghty found a new home at the Castlepark Square scheme in Maynooth, it was a real stretch up. 'We had been looking at much cheaper homes initially,' Geraghty says.
But it was around this point in time that the economy started to turn. Both got trainee accountant jobs with blue chip firms, Geraghty with PwC and Nolan with Deloitte. They each moved back with their parents to save on rent, and there was no going out. Geraghty also accepted any offered overtime. 'We really pushed the boat out because I really wanted that house.'
Finally, they purchased their 2,480 sq ft, newly built four-bedroom detached house in Castlepark Square. 'From living with our parents and before that in student accommodation in DCU together, we couldn't get over the amount of space,' she says.

Today, they know they got in just under the wire. 'The next phase saw the prices rise by €50,000,' Geraghty says. Since then, property prices have more than doubled.
In 2017, they had their first child, Nathan, who is now eight. They've since had three more children, Nina (six), Sam (four), and Lilla (three). 'I used every maternity leave to redecorate the house,' says Geraghty. 'We're not great people for going to the pub. Our thing is the house, and we're constantly repurposing and redecorating it. I'll often wake up and say, 'I'm so bored today, let's change the furniture around,'' she adds, laughing. 'If Mark was going to the shop on a Friday night and wanted to treat me, he would buy me an interiors magazine.'
With the addition of their children, they quickly realised they needed a boot room. It has a drop-down clothes horse that extends down from the ceiling at the press of a button, called a Foxydry, a cupboard for coats and even a drawer for odd socks. 'Storage is the key to our happiness. It's where we dump all the clutter, and it's become the engine of our home.'
In 2017, they extended the kitchen/living/dining space at the back and hired a friend who runs Opus Interior Design to design the kitchen. 'She recommended Crittall–style windows and we painted the kitchen navy and added burnt orange stools at the island. I've gone off navy now because everyone has it, but we were quite ahead of our time.'
The island counter here is nine-foot long and made from a single piece of quartz. It fits six high stools, but originally there were five. 'We planned to have three children originally. When we had the fourth, I had to get another stool.'
Earlier this year, they collaborated with designer Lorna Pringle, who advised on changing the colour of the kitchen units to Portland Stone by Little Greene. This combined well with the gold rims of the stools, which have been reupholstered in cream, and the brass sink tap. The flooring is chevron-style laminate. 'For me, the kitchen is the jewel of the house,' says Geraghty. 'It's great for entertaining.'
There's a separate sitting room at the front, the walls of which have been painted French Gray by Farrow and Ball. 'It's where we go for some peace and quiet. With the kids being young still, I felt we needed that,' she says. On the other side of the hall is the playroom, which was previously an office and before that, a gym.
During the pandemic, the couple found themselves working from home, so they converted the attic to make two offices with storage cupboards under the eaves and an en suite bathroom.
Upstairs are three double bedrooms, two of which have en suite bathrooms and one generously-sized single room. The master bedroom has a laminate floor and a large en suite bathroom. The back garden has been designed as an outside room with a patio area, artificial grass, and foliage.
Maynooth is a 40-minute drive from Dublin city centre. 'It's a really cool place,' she says. 'It's got a number of nice restaurants and coffee shops, and it's a vibrant community.'
Now, they've bought another home five minutes' drive away in the countryside. 'We're looking forward to having more space for the children, and maybe a vegetable patch." Sherry FitzGerald Brady O'Flaherty seeks €1.09m.

Pre-tax losses at the Irish arm of multinational food and beverage firm SSP (Select Service Partner), led by group chief exective officer Patrick Coveney, more than tripled to €7.4m last year. Formerly CEO of Greencore, Cork native Coveney took up the role as group CEO of SSP in 2022 and last year led the business to help revenues increase by 17% to £3.43bn. The company is a leading operator of restaurants, bars, cafes and other food and beverage outlets at travel locations across 38 countries. The Irish arm, Select Service Partner Ireland Ltd (SSPI), operates under a number of well-known brands including Burger King, Upper Crust, and other concessions at Dublin Airport. The new accounts filed by SSPI show that revenues last year decreased by €3m to €75.3m in the 12 months to the end of September 2024. The increase in losses arose from a non-cash impairment charge of €5.1m compared to €1.2m under that heading in 2023. The company recorded an operating loss of €6.86m and net interest payments of €543,087 resulted in the company recording a pre-tax loss of €7.5m. The business operated 24 outlets at the end of last September compared to 27 one year earlier. The directors state that sales remained largely stable, with a marginal decrease of 3.8% year on year, driven by the exit of some units. Passenger numbers They said passenger numbers increased by 2.3% as air travel continues to face strong demand. They state that during this time SSP reviewed its portfolio offering to meet this air passenger demand. The directors state that during the period, the company invested €2.2m "in refreshing and enhancing our units in Dublin Airport, as we focus on ensuring that passengers enjoy the best food travel experience". They state: 'in FY25, the business continued with the refresh programme, which includes giving our units a new look and feel, such as with the refresh of our Garden Terrace Bar & Kitchen and Upper Crust units, which reopened in March 2025 following extensive renovation works'. They state that last year the number of employees reduced from 899 to 714 as staff costs declined from €18.68m to €18.19m. The company's rental costs increased from €22.24m to €22.61m, while non-cash depreciation costs totalled €2.7m. According to the directors, the Ukraine war 'continues to be a primary driver of high utility prices, which, together with the increase in labour, raw material and other operational costs continue to put pressure on margins'. "The higher cost of living is also adversely impacting the purchasing power of the general population. Price increases to offset the impact of cost inflation may cause a decline in penetration of the company's units in Dublin airport."

SIPTU fire warning to FAI ahead of crunch board meeting

SIPTU, which represents workers at the Football Association of Ireland, have raised 'serious concerns' about a business transformational programme due to kick off. The 12-person board of the association are due to be briefed by executives next Tuesday but the union alleges a 'complete lack of consultation' with them and members. Speculation over a reduction in the headcount of 251 staff has been rife since the association's debt levels plateaued at €40m. Most of SIPTU's members are development officers, as well as low-paid admin staff. They fear the mooted plan will entail a restructure that ultimately leads to fewer jobs. The union have also highlighted the closure of two Education Training Board (ETB) coaching courses based in Cork as a blow to Irish football. Roy Keane and Katie McCabe are among the graduates of those courses facilitating budding footballers. SIPTU's sector organiser, Robbie Purfield, said: 'Our members working in the FAI, which includes workers throughout the organisation, fear that the current approach risks undermining Irish football from grassroots to elite level. Recent decisions by management, among them the closure of two FAI/ETB training centres in Cork are a serious blow to the development of the game. These centres have played a vital role in youth engagement, community outreach, and the development of future players at all levels. 'This is not just about protecting our members, it is about the survival and development of football at every level in Ireland. Our members who are currently concerned about their future are the same people who ensure the game thrives in communities across the country. If the board presses ahead with any major change without consultation with SIPTU and its members, the damage to grassroots football could be long-lasting and irreversible. This in turn would also have a major impact on the international teams in years to come. 'Our members are committed to the day-to-day running and long-term growth of football in Ireland. Any move to significantly reduce staffing will weaken the foundations of the sport and undermine opportunities for players, clubs and communities. 'We are urging the board to engage with workers before making decisions that could harm the game for years to come.' The union confirmed a resumption of their previous campaign – which threatened to involve industrial action – is a live option if unilateral cutbacks such as 'short-term fixes' are enforced. 'We very much agree the FAI needs significant reform if it is to take full advantage of the rising popularity of the game, from grassroots level to the LOI,' , said SIPTU organiser, Hugh Kennedy. 'This popularity, coupled with a renewal of the FAI, could see the game enter a very positive period for it in Ireland. 'However, the short-term fixes that are being presented by management do not meet the scale of improvements Irish football needs. 'We are particularly concerned that staff have not been adequately engaged about the rationale and goals of many of these proposed changes. 'Our issues concern this complete lack of adequate consultation with workers engaged at grassroots level about its future and the structures that support it. 'A degree of respect should be shown for those who dedicate their working lives to the game and are deeply invested in its future. 'Following the Our Union, Our Team campaign, which secured a commitment to improved industrial relations, we hoped for an ongoing constructive relationship with management and the board of the organisation. 'This is currently under threat and if necessary we will recommence the public 'Our Union, Our Team' campaign and consider other approaches to resolve this situation.'

Record forage maize yields will be achieved in Ireland this year with the the harvest kicking-off two to three weeks earlier than normal, according to Maizetech's John Foley. He said: 'The first of this year's maize crops will be harvested around the middle of September. These would have been sown out under film in mid-April. 'Crops established without the use of film will follow on around a fortnight later. 'Dry matter yields will probably come in around 10% higher than last year.' Driving these enhanced growth rates has been the high temperatures recorded in Ireland since the beginning of May. Foley explained: 'Heat drives maize performance. Crops also received the rain they needed at the appropriate times. 'Dry matter yields in maize are driven by the number of cobs and their size. 'What we are seeing this year is excellent pollination rates. Cobs have fertilised seeds right along their entire length. "Last year, the average pollination figure would have been down at around 75%." The Maizetech representative also outlined why the current dry conditions will not impact the overall yield. 'At the present time, maize plants are converting the sugars they manufacture, as a consequence of photosynthesis, into starch. This is then stored in the cobs," he said. 'At this stage, maize plants have stopped growing. So the current dry spell will not impact on the overall levels of crop performance that are achieved. 'Individual maize plants will spend the next three to four weeks converting sugars into starch." It has been estimated that 54,000ac of forage were sown out across the island of Ireland in 2025. 'That's up 1% year-on-year,' Foley noted. Forage maize is grown in Ireland as a source of high energy forage, primarily for dairy and beef cattle. Significantly, high starch and dry matter levels within crops translates into forages with high metabolisable energy (ME) values, once silage pits have been opened. 'There's little doubt that maize silage will be of exceptional quality during the 2025/26 feeding season. 'This is very good news for livestock farmers with access to them,' Foley stressed. The area of forage maize grown in Ireland has gradually increased over recent years. It is no longer seen as a marginal crop to grow in many parts of the country. The development of crop varieties that are specifically suited to the Irish climate is helping this process. Moreover, those livestock farmers who have experimented with the feeding of forage maize, invariably, continue with it. This is because of the enhanced livestock performance levels they invariably achieve from the feed.
