E&O unit to sell London land for RM427.8mil

KUALA LUMPUR: Eastern & Oriental Bhd 's (E&O) indirect wholly-owned subsidiary, Hammersmith Properties Ltd, has proposed to dispose of two freehold land parcels in Hammersmith, London, to Varsity Capital 1 Propco Ltd for a minimum cash consideration of £75 million or RM427.8 million (£1 = RM5.7040).
In a filing with Bursa Malaysia today, E&O said the proceeds from the proposed disposal will be used for potential property development and investment opportunities or, alternatively, to repay the group's existing borrowings.
The company said it also plans to allocate about RM221.8 million (net of estimated expenses) from the disposal proceeds to expand its property development or investment business, which may include acquisition of landbank, joint ventures and development rights.
According to E&O, the proceeds from the disposal, which will be executed through a sale and purchase agreement, are expected to be fully utilised within three years of completion.
It added that the transaction is expected to result in a net gain of about RM239.3 million after taking into account the reversal of impairment losses of RM248.3 million and estimated disposal expenses of RM6 million in the financial year when the deal is completed. - Bernama

'This situation provides Malaysia with a slight competitive advantage over these two main rival countries,' he said during the winding-up debate on the 13th Malaysia Plan for his ministry in the Dewan Rakyat. Johari was responding to Nurul Amin Hamid regarding challenges facing the rubber industry following US tariff impositions on rubber gloves. The minister explained that Malaysia maintains competitive advantages through a comprehensive production ecosystem, economies of scale, consistent high quality, and diverse markets for both natural and synthetic rubber gloves. Several strategic projects have been proposed under the 13th Malaysia Plan to further strengthen the rubber industry. These include the Malaysia Sustainable Natural Rubber initiative, development of a geospatial system for smart agriculture, and creation of an Integrated Digital System for Rubber Technology Development and Transfer. Other proposals encompass developing a Digital Breeding Data System and Rubber Clone Verification Platform, eco-friendly latex stabiliser technology, and facilities for designing smart rubber compounds to support small and medium enterprises. 'The total funding requested for implementing these projects amounts to RM114.8 million,' Johari said. The Plantation and Commodities Ministry is finalising improvements to the Rubber Production Incentive, which will be implemented based on productivity. 'Under this new policy, smallholders who work diligently and achieve target productivity levels will receive financial rewards, while those who do not fully cultivate their holdings will not be eligible for any incentives,' he added. – Bernama

KUALA LUMPUR: Malaysia retains a slight competitive edge in the global rubber glove market despite the 19 per cent reciprocal tariff imposed by the United States government, the Dewan Rakyat heard today. Plantation and Commodities Minister Datuk Seri Johari Abdul Ghani said the rate was the same as Thailand's, but lower than China's 55 per cent. "In terms of tariffs, Malaysia is subject to a rate of only 19 per cent, the same as Thailand, compared with China's 55 per cent. In this context, Malaysia still retains a competitive edge over its two main competitors. "In the global rubber glove market, Malaysia holds about 40 per cent of the total market share, compared with China and Thailand, depending on the type of product. "We continue to be the best choice due to quality," he said during his winding-up speech on the 13th Malaysia Plan. Johari said that based on the latest figures up to May 2025, the United States remained the main market, contributing 46 per cent of Malaysia's total rubber glove exports. "This shows that although reliance on the US market is high, Malaysia continues to maintain a broad global export presence," he said. For the rubber glove export sector, Malaysia recorded an export value of RM15.4 billion in 2024. From January to May 2025, the export value reached RM6 billion. Based on 2024 data, 40 per cent of total exports went to the United States, followed by the European Union (EU) at 21 per cent, Japan at 6 per cent and China at 4 per cent. The remainder was exported to more than 160 countries worldwide.

Kota Kinabalu: MARC Ratings has assigned Sabah an AAA sub-sovereign credit rating with a stable outlook under its sub-sovereign rating scale. The agency said the decision was supported by Sabah's solid fiscal position, driven by its significant natural resource income, strong fiscal reserves and robust institutional framework. Advertisement "The stable outlook reflects MARC Ratings' expectations that Sabah will sustain a sound fiscal position, supported by robust liquidity buffers, continued revenue generation from natural resource wealth and steady federal support for the State's development agenda. "Nonetheless, Sabah's credit profile remains vulnerable to global economic volatilities, which could weigh on commodity prices and temporarily affect the State's economic momentum," it said in a statement. The ratings agency noted that Sabah is among Malaysia's most resource-rich states, with agriculture and mining making up 36.5 per cent of its gross domestic product in 2024, the highest proportion nationwide. It added that the State is the country's largest crude palm oil producer, contributing 22.1 per cent of national output in 2024, and is also a key player in oil and gas (O&G) production. "Although palm oil-related products are the State's dominant exports, Sabah is actively pursuing downstream O&G development to expand its currently modest manufacturing base," it said. MARC Ratings said Sabah's economy is heavily influenced by the O&G and palm oil sectors, so swings in commodity prices affect its fiscal revenue. With energy prices likely to ease in 2025, revenue could come under pressure.
