
Renaming of Bengaluru North, South, Greater Authority rollout spark investor interest
They opined that the renaming, along with the rollout of the Greater Bengaluru Authority, has dramatically shifted the investor behaviour, as investors, especially NRIs, now prefer to invest in larger plots in these locations that were once overlooked as villages. They said there is also an interest spike in rural belts beyond Nelamangala, Harohalli, Hosur border and Magadi Road, among others.
Proptech startup Homely Yours founder Alok Priyadarshi said, 'We have been tracking a noticeable behavioural shift among NRIs ever since the Greater Bengaluru announcement. On our platform, we recorded a 68% Q-o-Q jump in plot inquiries across Mysuru Road and a 23% spike along Kanakapura Road, with majority of these coming from NRIs based in the UAE, Singapore, Australia and the US.'
He said, 'Interestingly, 72% of NRI buyers in these corridors are opting for plots that are above 2,400 sqft, with a focus on a long-term vision for lifestyle-led development, rather than short-term flipping. Localities like Hampapura, Ramohalli, Donnenahalli, and fast-rising belts near Magadi Road and Kumbalagodu, which were previously considered rural buffers, are now being re-evaluated as high-potential investment zones.'
He said, 'Parallelly, we have also seen a 41% surge in listings by landowners in these pockets. Many listings are from generational landholders who previously had no interest in liquidating, but are now recognising the premium value their land commands post the Greater Bengaluru announcement.'

As an Employees' Provident Fund Organisation (EPFO) subscriber, you can use your member account for various functions, from checking your account balance to applying for withdrawal or initiating a transfer. However, you must ensure that the correct EPFO form is filled out for each purpose. For example, if you want to take an advance from your EPFO account, you need to submit a composite form, while Form 14 is required if you wish to finance your LIC policy through your PF account. If you want an advance from your PF account, you can fill out either the Composite Claim Form (Aadhaar) or the Composite Claim Form (Non-Aadhaar). The Composite Claim Form (Aadhaar) is applicable when a member's complete details in Form 11 (New), Aadhaar number, and bank account information are available on the UAN portal, and the UAN has been activated. Such members can submit this form directly to the concerned EPFO office, without the employer's attestation. If you want your LIC policy to be financed through a PF account, you can apply in Form 14. Amritsar: Industries and power minister Sanjeev Arora on Tuesday informed that the Punjab govt was going to form a separate authority for the maintenance of all industrial focal points, which, he claimed, would solve all the problems of the industrialists. Talking to the mediapersons here, Arora said at present, the govt has floated tenders worth Rs 100 crore to upgrade the focal points, which include sewerage, CCTV cameras, lights, roads, and other arrangements. The minister also mentioned that for the convenience of industrialists, the govt was going to develop exhibition centres in Mohali, Amritsar, and Ludhiana at the earliest. He said for the development of industry in Punjab, 'Rising Punjab - From Suggestions to Solutions' events were being organised in all major cities, starting from Amritsar on Tuesday. Arora said the govt was taking various initiatives for the industrialists and coming up with new plans. He also claimed that all approvals for setting up industries in Punjab would be done within 45 days, and these approvals would start from the third to fourth day. "There is no need to visit any office, you just have to apply on a portal," he said, adding that the officers were resolving most of the issues of the industrialists over the phone, and none of the industrialists felt the need to visit any office. The minister further said the govt was going to hold a 'Punjab Investment Summit' in Mohali on March 13 and 14, next year, in which industrialists, traders, NRIs, and foreign companies would be invited, so that they could invest in Punjab. He also informed that the earlier approval limit for 'Right to Business', which was up to Rs 25 crore, had been increased to Rs 125 crore, and it was being ensured that these approvals were provided within five to 15 days. Arora, along with the officials, also visited the focal points of Amritsar and gave instructions for the resolution of all these problems faced by the industrial units at the earliest.
