Users on platforms like Reddit and Facebook housing groups report a visible dip in rents across Tier-I societies, with some managing to negotiate rates 10–15% lower than those originally listed.
While many landlords still prefer renting to families, the steep rents are increasingly out of reach for them. On the other hand, bachelors, who are typically more open to sharing rental costs, often face barriers due to housing society rules or owner preferences. This mismatch is now prompting some landlords to revise their expectations.
The sudden influx of newly available rental stock, driven by the post-COVID construction backlog reaching completion, has contributed to the rent correction. At the same time, sluggish annual salary hikes, job market uncertainty, and a slowdown in fresh hiring are pushing tenants to seek more affordable options, including low-rise builder-floor homes in less expensive localities.
According to one Reddit user actively tracking prices for the past six months, several premium gated communities have seen rent corrections, particularly in 2BHK and 3BHK units. 'Online rents are aspirational numbers,' the user wrote. 'Actual deals are closing much lower. Owners are struggling to find tenants willing to pay steep prices.'

Several tenants point out that many landlords continue to prefer renting to families, but the high rents are increasingly unaffordable for them. Meanwhile, bachelors, who are more willing to share costs, often face resistance due to housing society restrictions or owner preferences.
'With fewer family tenants willing to pay sky-high rents, landlords are being forced to revise expectations,' said another user, citing personal experience negotiating a rent renewal. 'My landlord had increased rent by 15–20% every year, but this year, he finally agreed to a no-hike renewal.' What's driving rents to cool down?
Netizens attribute this trend to a sudden influx of completed housing inventory. The COVID-19 pandemic caused a construction slowdown, with many projects delayed between 2020 and 2023. But in 2024 and 2025, thousands of long-pending apartments began hitting the market, creating a supply surge in key micro-markets.
'The post-COVID backlog started completing all at once, adding a lot of new homes for rent,' a Redditor explained. 'The market just couldn't sustain premium pricing in every society.'
Coupled with low annual salary hikes, job market uncertainty, and a slowdown in new job offers, many tenants are opting for budget-conscious choices. 'People are holding back. They're afraid of layoffs and are saving for a dry day,' said another user.
Most of them are scouting for rental options in low-rise builder floors to save costs.

A growing number of tech workers are also choosing to relocate to more affordable cities like Pune and Hyderabad. 'My colleagues have changed their base location,' said a Redditor. 'In Bengaluru, if you live far, you lose three hours a day in traffic. If you live close, you pay a fortune in rent. It's becoming unsustainable, especially for freshers.' In 2023, rental prices in popular Bengaluru neighbourhoods such as Koramangala, Sarjapur Road, Whitefield, and Bellandur witnessed sharp spikes, some reaching as high as 30-35% annually, as landlords aimed to make up for revenue lost during the pandemic. The demand surge that followed the return-to-office mandates only intensified the upward trend.
However, the momentum now appears to be easing. 'Rental rates in pockets like Whitefield, Koramangala, and HSR Layout have softened by around 3-5%,' said Manjesh S Rao, chief real estate officer at BrokerInBlue.
Real estate brokers say that 2 BHK apartments in areas like BTM Layout and Sarjapur, which were previously fetching ₹ 35,000-40,000 per month, are now leasing for around ₹ 30,000. In parts of the Whitefield periphery, such as Bagalur, similarly sized homes are available for under ₹ 27,000-30,000 per month, reflecting the broader stabilisation in Bengaluru's rental market.

SBI, BEL, HAL, Power Grid, and Coal India are among the top stock picks for Motilal Oswal Sai Aravindh Mumbai India's public sector undertakings (PSUs) deserve a place in long-term investor portfolios, as strong demand tailwinds persist while valuations have cooled off from their peak, according to Motilal Oswal Financial Services. Indian PSUs have been one of the most remarkable stories of Indian capital markets after Covid-19, the domestic brokerage said in a note on Thursday, adding that several PSU sectors posted a sharp turnaround in profit and created unexpected shareholder value. Listed companies delivered a strong earnings compound annual growth rate (CAGR) of around 30 per cent between financial year 2020 (FY20) and FY25, with PSUs growing even faster at 36 per cent, analysts at Motilal Oswal said. However, PSU earnings growth slowed in FY25 due to a high base from a sharp 43 per cent jump in FY24 and weaker performance in the oil and gas sector. This was also due to lower government capex, weak consumption trends, and volatility caused by geopolitical tensions, the note said. Growth optimism Although some cyclical moderation was seen in FY25, the key building blocks and supportive environment for sustained profitable growth in several PSUs remain intact, Motilal Oswal noted. Analysts expect a rebound amid increased government spending and continued focus on infrastructure and capex, stronger order books, and a favourable monsoon season. Further, the government's focus on localisation and the 'Make-in-India' initiative in the defence sector will continue to drive growth for industrial PSUs, it said. "We expect PSU contributions to earnings and market capitalisation to remain stable or improve going forward. Motilal Oswal estimates a 10 per cent profit after tax (PAT) compound annual growth rate (CAGR) for its PSU coverage universe. This growth will be largely driven by the banking, financial services and insurance (BFSI) and oil and gas (O&G) sectors, based on conservative assumptions from the FY25 base, it said. Sectors such as logistics, capital goods and metals are also expected to support earnings. Valuations cool The market capitalisation of the BSE PSU Index touched a record high of ₹74 trillion in July 2024. It then fell 31 per cent in February 2025 amid a broader market correction, before rebounding 25 per cent in June 2025. The index currently stands 14 per cent below its peak but is up 5 per cent in calendar year 2025 so far. Due to the correction between October 2024 and March 2025, the index's price-to-earnings (P/E) ratio declined to 11.7 times in June 2025 from 13.8 times in July 2024, Motilal Oswal noted. However, it has recovered from the February 2025 low of 9.8 times. So far this year, the BSE PSU index has advanced 2.4 per cent, underperforming the benchmark Sensex, which has risen by 6.4 per cent. Top stock picks State Bank of India (SBI), Bharat Electronics (BEL), Hindustan Aeronautics (HAL), Power Grid Corp., and Coal India are among the top stock picks for the domestic brokerage. Motilal Oswal expects BEL to deliver an 18.6 per cent CAGR in earnings per share (EPS) over FY25–27, while HAL is projected to grow at 13.6 per cent. SBI and Power Grid Corp are both expected to post EPS growth of 9.3 per cent, and Coal India is estimated to grow at 9.8 per cent.

Tourism director Pradhuman Singh said, 'Chandigarh Tourism in 2024 has attracted 10.37 lakh visitors to the city, and we are targeting achieving 15 lakh tourist footfalls by March 2026. To accelerate progress, we are organising a stakeholder meeting with tour operators next month to align strategies and boost short-stay visits.' The Director (Tourism) said that on social media as well engagement targets have been set. For Facebook, which has 15,000 followers, the target is set at 30,000 followers by March 2026. On the Instagram page of the tourism department, which has 17,900 followers, the target is set for 35,000 followers by March 2026. 'We have an annual goal to surpass 40 lakh combined social media reach in the financial year 2025–26,' said Singh. To position Chandigarh as a top-tier short-stay destination for travellers bound for Shimla and Manali, the department has invited endorsements from 50 top national travel agents. The familiarisation tour, now rescheduled to late June or early July, was delayed due to regional tensions earlier this summer. The initiative's central aim is simple: to convince these agents to include a 1–2 day stopover in Chandigarh tourism packages. In the meetings with the Travel Agents Association of India, the tourism department has decided that there will be guided tours covering the city's highlights of the Capitol Complex, the Rock Garden, Sukhna Lake, Bird Park, IAF Heritage Centre, and the Govt Museum and Art Gallery. Inspired by Delhi Tourism's initiative, Chandigarh will soon issue an expression of interest (EOI) inviting local musicians and performers to entertain tourists at iconic locations like the Rose Garden and Shantikunj. Selected performers will receive a Rs 2,000 honorarium for one-hour evening slots — much to the delight of both residents and visitors, said the tourism director.

The Wonsan-Kalma coastal tourist zone has hotels and other accommodations for nearly 20,000 guests who can swim in the sea, play sports and other recreation activities and eat at restaurants and cafeterias on site, state media said. North Korean leader Kim Jong Un toured the site and cut the inaugural tape at a lavish ceremony Tuesday, the official Korean Central News Agency reported Thursday. He said its construction would be recorded as "one of the greatest successes this year" and called the site "the proud first step" toward realizing the government's policy of developing tourism, according to KCNA.
