Maddingley agent's ‘f***ing nice house' sales pitch goes viral

A Melbourne real estate agent who used an F-bomb 'sentence enhancer' to describe a western suburbs home has gone viral with his unapologetically Aussie sales pitch.
YPA Bacchus Marsh's Mark Edwards' straight-talking listing video opens innocently enough, but gets a jarring pivot when he describes the 2 Croton Lane, Maddingley, home as 'a f***ing nice house'.
And the colourful language has since lit up Instagram feeds and packed out open-for-inspections.

'I just walked through the door and thought, this is a f**king nice house,' Mr Edwards said.
'No script, no over-the-top sales pitch, just exactly what I thought when I saw it. Too many agents put on an act in videos, but that's not me.
'If I'm going to be in one, it's going to be as 'Mark' as it gets, authentic, down-to-earth and pretty Aussie mate.'
The expletive-inspiring single-level home is set on a landscaped block and showcases 2.74m-high ceilings with square-set cornices in its two living zones, which also have sweeping views over the Werribee Ranges.
A generous main bedroom has a walk-in wardrobe and an ensuite with an oversized shower and stone benchtop, while two further bedrooms with built-in wardrobes are serviced by a stylish main bathroom with matching finishes.
The kitchen, complete with stone benches, undermount sink, premium appliances, dishwasher and a huge walk-in pantry, connects to a bright open-plan living and dining area.
From here, sliding doors open to a decked, covered alfresco with a built-in outdoor kitchen, the ideal spot for summer barbecues.
In the backyard, a full concrete swimming pool — chosen over fibreglass to double as a retaining wall — is the centrepiece, framed by established gardens and a paved entertaining area.
Mr Edwards said 'there's no mucking around here'.
'This home a quality build with upgrades everywhere you look,' he said.
'And the pool area? Looks like a ripper spot to have a beer.'
The home also boasts an oversized double garage with internal and drive-through access, a rear carport, ducted heating and cooling, a split system, and solar panels.
The YPA Bacchus Marsh agent said the property's quality finishes, practical layout and outdoor spaces had already generated multiple offers and interest from young families, downsizers and locals looking to upgrade.
'The first few calls I got were literally: 'G'day Mark, I want to see that f**king nice house,'' Mr Edwards said.
'It shows people do watch the videos, if they're worth watching.'
