Rockhouse Hotel Transforming Children's Lives and Environment for the Better in Jamaica
Over its twenty year history, the Rockhouse Foundation has invested over $10 million USD in its educational projects and programs.
'At Rockhouse, we strive to give more than we take, in service of our team, guests, community and the environment.'— Paul Salmon, Chairman of Rockhouse Hotel
SANTA MONICA, CA, UNITED STATES, April 25, 2025 / EINPresswire.com / -- Green Globe recently recertified the Rockhouse Hotel in Jamaica. The property currently holds Gold status marking over five consecutive years of certification. Established fifty years ago in 1974, the award-winning boutique hotel lies perched over Pristine Cove on Negril's west end. A long-cherished destination for discerning travelers, Rockhouse has an impeccable thirty year commitment to regenerative travel.
Paul Salmon, Chairman of Rockhouse Hotel, said 'As a Caribbean nation, Jamaica acutely feels the environmental challenges of a warming planet. At Rockhouse, we strive to give more than we take, in service of our team, guests, community and the environment. Now, more than ever, we're doubling down on our efforts with plans for new technologies that reduce our carbon footprint and ones that bring us closer to net positive, including technologies that harness the power of the sun and aid in regenerating the oceans. It is our hope that our conservation initiatives will be used as tools to teach guests and the community about the threats facing our land and seas and our collective role in recovery. It's also imperative that we continue to be responsible to our team members and the surrounding community by creating opportunities for growth and leadership, and by supporting the education system because our people are also our greatest resource.'
The Rockhouse Foundation and Sav Inclusive Academy
The charitable arm of Rockhouse Hotel -The Rockhouse Foundation - is dedicated to transforming places where Jamaica's children learn and supporting the wonderful people who teach there. Over its twenty year history, the Foundation has invested over $10 million USD in its projects and programs. The Rockhouse Foundation has upgraded and modernized six schools on the island, in addition to the complete renovation and expansion of the Negril Community Library.
Promoting harmony and equity, Savanna-la-Mar Inclusive Academy (Sav Inclusive) was the first school the Foundation conceived and built entirely from the ground up, following a conversation with a hotel employee about the lack of services for her autistic son in western Jamaica. This inspired the Foundation to create a school that welcomes children with and without disabilities in a fully inclusive, mixed ability environment. Sav Inclusive opened in 2017 with thirty Grade 1 three-year-olds. In 2025, the school now has over 250 students enrolled ranging from Grade 1 through to Grade 5. Future plans include expansion with one additional grade to be added per year. Essentially, the final goal is for all school years to be covered from the start of primary school until the final year of high school.
Rockhouse's Hydroponic Greenhouse Farm
The hydroponic greenhouse was first opened in 2022, adjacent to the hotel's garden. The greenhouse has over 5,000 square feet of horizontal and vertical gardens. Created in partnership with Gro N Green Organic Farms, the hope is that this hydroponic approach to farming might help revolutionize the future of Jamaican agriculture and provide a solution to problems like drought, erosion and heavy rain typical of life on a tropical island. The hydroponic farm yields up to 300 pounds of lettuce weekly alongside tomatoes and other aromatics.
Like most things at Rockhouse, the hotel seeks to bring its practices to the broader community. With the aim to inspire a future generation of farmers, Rockhouse and Gro N Green host school children at the hydroponic farm to give them a first-hand look at the cutting edge of farming technology. The majority of Rockhouse's garden waste will be composted or reused as ground cover in garden beds. The Rockhouse team also uses over 30,000 gallons of harvested rainwater that is channeled, collected and stored in tanks around the property to water the gardens, plants and herbs as well as launder linens.
Supporting Sustainable Development and Local Businesses
Rockhouse prides itself on forging local partnerships and incorporating a holistic approach to reduce the environmental impact of the hotel. Rockhouse has its own onsite woodworking shop where a talented team of local craftsmen manufacture all of the timber furniture at Rockhouse and its sister hotel, Skylark Negril Beach Resort. Every bed, bedside table, desk and restaurant table is built at the property which also supports job creation in the community. Nearby the woodworking shop sits the Caribbean Essential Spa container, where the Spa Team handmake all of the hotel's wholesale and retail spa products. Next door to the spa, is the Negril Candle Company workshop which recycles restaurant candles and produces a line of retail candles made from upcycled glass bottles that adorn hotel rooms.
In efforts to remove plastics across the property, Rockhouse Hotel has partnered with local Negril venture Discovery Spring Water, an environmentally focused water company whose product is sourced from the Dolphin Head mountains, thirty minutes outside of Negril. In doing so, Rockhouse supports a local business and has eliminated over 30,000 plastic bottles from going to landfill from the Rockhouse and Skylark properties each year. This initiative has inspired a recycled bottle program that has spread to other hotels in the area.

Patron Capital Secures Major Investment From Mitsubishi Estate to Accelerate European Growth and Expand Into New Subsectors
LONDON--(BUSINESS WIRE)--Patron Capital ('Patron'), the pan-European institutional investor focused on property-backed investments, has secured a major investment from Mitsubishi Estate Co., Ltd. ('MEC'), through its Mitsubishi Estate Global Partners ('MEGP') investment management business. MEGP is purchasing a majority stake in Patron, as well as providing €600 million in the form of equity commitments to Patron's funds and financing for new subsector strategies including real estate credit. Approximately 57% of Patron's capital over the past 25 years and 63% of capital raised for its most recent €964 million fund launched in 2024 has come from US investors, including pension funds, endowments, foundations and family offices. The transaction, which is subject to regulatory consents, is part of a long-term strategic growth plan for Patron, providing new institutional backing and positioning the business positively for sustainable growth well into the future. Keith Breslauer, Patron's founder and managing director, and the team of senior partners will continue to manage Patron's operations and lead the business for the long term, retaining a significant minority equity stake. As well as new capital for growth, MEC's investment will provide Patron with access to a broader pool of investors through MEGP and support the expansion of Patron's fund and product offerings while continuing to nurture its entrepreneurial culture. Patron is targeting strategic growth areas across private European real estate markets, including in the opportunistic investing space, where it has a 26-year track record, as well as across multiple new subsectors and asset classes where recent market adjustments and structural macroeconomic trends are presenting compelling new long-term risk-adjusted opportunities. Patron's experienced senior management team and operational expertise, combined with MEC's support, enable Patron to identify and deliver on these opportunities. For example, Patron recently announced the launch of its real estate credit business, as elevated interest rates and constrained traditional lenders have created a need for private lenders with real estate expertise to fill funding gaps facing borrowers. MEGP also sees attractive long-term investment opportunities across Europe's private real estate markets and has identified Patron as an ideal partner to offer investors access to these, recognising the longevity of Patron's senior team and its exceptional track record of consistently delivering top-quartile double-digit returns across its flagship Western European opportunistic strategy. Patron works with many of the world's leading pension funds, endowments, foundations and family offices. MEC is one of Japan's largest, listed real estate developers with a market capitalisation of $23.06 billion USD (€20.22 billion EUR) as of 06 June 2025. MEC is strategically growing its MEGP real estate investment management business globally, including through its subsidiary platforms in the United States, Europe, Japan and Asia-Pacific. Both firms have an agile, entrepreneurial approach and aim to deliver social benefits alongside exceptional returns. Keith Breslauer, Managing Partner and Founder of Patron Capital, said: 'In the 25 years since Patron was founded, we have worked successfully through many cycles, building a high-calibre team across Europe and using our deep relationships and skillset to access opportunities and drive market-leading returns. This significant investment from MEC, particularly as a leading property investor and developer, is a strong endorsement of our success and is the next step in our predefined growth plan to take the business to the next level and position it for sustainable, long-term growth. 'MEC has an exceptional history spanning over 130 years as a real estate developer and investor with a long-term strategic vision, goals and objectives that are aligned with ours in every way. From a focus on social impact and serving communities, to supporting people to create an entrepreneurial culture, and responding quickly to changing investment contexts, these are two organisations with shared values and proven longevity that have been built on the same approach. We are excited to work with MEC following this investment that will accelerate our growth and deliver significant benefits to our staff and investors.' Patron's current and previous funds opportunistically target distressed and undervalued investments, directly or indirectly related to property, across Western Europe. In 2024, it closed its seventh flagship fund, Patron Capital, L.P. VII ('Fund VII'), raising in excess of €970 million during a period of declining real estate private equity fundraising, with a high proportion of capital coming in the form of re-ups from Patron's longstanding investors. Notes to Editors About Patron Capital Partners Patron represents approximately €5.3 billion of capital raised across several funds and related co-investments, investing in property, corporate operating entities whose value is primarily supported by property assets and distressed debt and credit related businesses. Since it was established in 1999, Patron has undertaken more than 200 transactions across 114 investments and programs involving over 9 million square metres in 17 countries, with many of these investments realised. Investors represent a variety of sovereign wealth funds, prominent universities, major institutions and private foundations located throughout North America, Europe, Asia and the Middle East. The main investment adviser to the funds is Patron Capital Advisers LLP, which is based in London, and Patron has other offices across Europe including Barcelona and Luxembourg; the group is comprised of 63 people, including a 40-person investment team. Nuvama downgrades Coal India stock to ‘Reduce'; cuts target price to Rs 367 on weak volumes, rising costs
Nuvama Institutional Equities has downgraded Coal India Ltd (CIL) to 'Reduce' from 'Hold', citing continued earnings pressure due to weak power demand, lower e-auction prices, and rising competition from captive coal miners. By Markets Desk Published on June 12, 2025, 07:55 IST Nuvama Institutional Equities has downgraded Coal India Ltd (CIL) to 'Reduce' from 'Hold' , citing continued earnings pressure due to weak power demand, lower e-auction prices, and rising competition from captive coal miners. The brokerage has revised its target price to ₹367 from ₹405 earlier, valuing the stock at 5x FY27E EV/EBITDA. Coal India has started FY26 on a soft note, with sales volume declining ~4.7% year-on-year during April–May 2025. Nuvama expects this trend to continue through June, as overall power demand fell 1.6% YoY during the pre-monsoon period, and captive coal players continue to gain share. Data from the Ministry of Coal shows that volume from captive and commercial mines rose 14.5% YoY to ~35 million tonnes in April–May 2025, capturing ~20% of demand, up from 17.5% in the same period last year. During FY25, captive players consumed 197 million tonnes, growing 31% YoY. With captive mine capacity peaking at 575 mtpa, Nuvama sees even Coal India's 2–3% volume CAGR target at risk. Nuvama has trimmed its volume estimates by 2% for both FY26 and FY27 to 770 mt and 793 mt, respectively — implying just 2% CAGR over FY25–27. High inventory, rising costs to impact margins Coal India's coal inventory at end-May 2025 stood at ~112 million tonnes, significantly above the five-year average of 83 million tonnes, restricting any meaningful production increase. Management has guided for a rise in the stripping ratio to 2.67x in FY26 (vs 2.58x in FY25), which will push cost of production (CoP) higher due to increased overburden removal without corresponding volume growth. Nuvama expects CoP to grow at 4% CAGR to ₹1,422 per tonne by FY27, factoring in wage revision-related cost increases in FY27. Limited operating leverage from stagnant production will further weigh on earnings. Lower e-auction realisations add to pressure Adding to the challenges is the continued decline in e-auction realisations. Benchmark Indonesia thermal coal (6323 kcal) prices have dropped to USD 115/t, down from earlier highs, and Nuvama believes further downside is possible. Coal India's e-auction prices have dropped from ₹2,615/t in Q4FY25 to ₹2,200–2,300/t currently. The brokerage now factors in an average realisation of ₹2,200/t in FY26 and ₹2,100/t in FY27. Despite these headwinds, Coal India's high dividend yield (~6%) remains its only bright spot. However, Nuvama noted that it prefers growth-focused opportunities, which are currently lacking for Coal India. The brokerage expects EBITDA to fall at a 2% CAGR over FY25–27, reinforcing its cautious stance.
