Number of Americans Selling Their Home Hits Major Milestone

The imbalance between sellers and buyers in the U.S. housing market has now passed the 500,000 mark, according to the latest data from Redfin, as unsold inventory continues piling up across the country.
Back in May, the real-estate brokerage warned that the number of Americans selling their homes was nearing half a million, the highest on records dating back to 2013. Now that record has been shattered.
In June, there were a total of 1.922 million sellers on the market, up 12.8 percent from a year earlier, facing 1.413 million buyers, down 8.9 percent from a year earlier, according to Redfin. The difference between them is around 509,000.
What's Behind This Growing Gap?
When historically low mortgage rates during the pandemic spurred a homebuying frenzy across the country, this revealed how significant the nation's shortage of homes was after years of underbuilding in the aftermath of the subprime mortgage crisis.
While the U.S. is still facing a gap between supply and demand of millions of homes at the national level, there are now more properties for sale on the market than there are buyers. This has a lot more to do with affordability than Americans' desire for homeownership.
The 30-year fixed-rate mortgage, the most popular home loan in the country, has been hovering between the 6-percent and the 7-percent marks since 2022, and was at 6.72 percent as of July 31, according to Freddie Mac.
While home prices are no longer climbing at the speed that characterized the pandemic years, they are still rising at the national level, and they remain much higher than before 2019. The median sale price of a typical U.S. home was $446,766 in June, according to Redfin, up 1 percent from a year earlier but 44 percent from June 2020.

Other rising costs—including home insurance premiums, homeowners association (HOA) fees, and property taxes—have also been rising in recent years, and continue inching up in many parts of the country.
Buyers pushed to the sidelines by higher costs are being made increasingly cautious by concerns over the future of the U.S. economy, which many experts warned would suffer the impact of White House tariff policies.
At the same time, sellers who were holding on to their homes because of lower monthly payments have now stopped waiting for mortgage rates to come down. Some are forced to sell by life circumstances, others have just waited long enough. In June, there were over 2.1 million homes for sale in the U.S. market, up 14.7 percent from a year earlier.
But, increasingly, they can only sell their homes if they adjust their price expectations and offer buyers hefty discounts. In June, according to Redfin, 21.5 percent of homes sold with a price discount—up 4 percentage points from a year earlier. The number of homes sold above list price, on the other hand, dropped by 4.1 percentage points to 31 percent.
The reason the number of properties on the market in June was higher than the number of sellers was that the latter may be selling more than one home.
It's a Buyer's Market. So Why Does It Not Feel Like One?
Redfin defines a buyer's market—where buyers have the upper hand over sellers—as one where there are over 10 percent more sellers than buyers. In June, sellers outnumbered buyers by 36 percent.
But American homebuyers are struggling to feel like the housing market is in their favor. While they have more options on the market to choose from and are gaining more negotiating power, they are still facing homes that are far more expensive than they were five years ago, and which often come with high property tax bills and home insurance premiums, depending on where they are located.
The shift toward buyers has also been much more significant in states that have seen a huge surge in inventory together with a construction boom—for example, Florida and Texas—than in those where the shortage is still acute—as in the Northeast.
There is also a risk that buyers' advantage might start disappearing as sellers who cannot get the price they want for their homes take their properties off the market. According to a recent report by Realtor.com, delistings were up by 48 percent nationwide in July compared to a year earlier. For every 100 newly listed homes added to the U.S. market in the same month, 21 were delisted.

AFP via Getty Images The ever-growing natality crisis pushed the Japanese government to promote family-oriented policies including free childcare, expanded access to healthcare and shorter work weeks to in part help free up time for procreation. Even with the mass incentives, the birth rate continues to drop while more foreign residents seek to make Japan their new home. In 2024 alone, the number of foreigners living in Japan rose by 10% to a high of 3.6 million people, according to the data. The heightened presence of foreign residents combined with the shrinking natality spurred increased reports of xenophobia, racism and discrimination against newcomers. 4 The Japanese government has tried to impose numerous incentives for childbearing, including shortened work weeks. POOL/AFP via Getty Images The cycle in part is also worsened by Japan's elderly, who make up around 30% of the entire population, on top of the country's slim pool of youth and childbearing adults, according to the data. Japan's working-age population, falling between 16 and 64 years old, only makes up 59% of the population — a whole six points lower than the global average, according to the Organization for Economic Co-operation and Development. Between 2023 and 2060, the OECD estimates that the working-age population will dwindle by 31%. 4 The elderly make up approximately 30% of Japan's entire population. AFP via Getty Images Regardless of how many patches the Japanese government tries to propose, there's no overnight fix to birth rates and it will take additional decades for the population to bounce back. The government concluded that immigration may be their only solution. Models proposed by the Japanese government last updated in 2023 estimate the nationwide population will drop by 30% by 2070, but 'is expected to slow down slightly, mainly due to the increase in international migration.' In 2020, Japan announced its plans to fund artificial intelligence matchmaking systems to help hitch singles looking for love to hasten engagements and patch the sinking birth rate.

While Grand Rapids, Michigan, took the top spot thanks to its growing tech scene and insurance boom, the real eyebrow-raiser for New Yorkers is Albany — the Empire State's own capital — landing at No. 4. Yes, Albany. Once better known for politics and potholes than paychecks, the upstate hub — just a little under a 3-hour drive from NYC — is now a rising star in high-tech jobs and semiconductor research. 3 Albany came in at No. 4 on the list thanks to its boom in high-tech and chip research jobs. President Trump will host a signing ceremony tomorrow at the White House for a peace agreement between Armenia and Azerbaijan, alongside the leaders of those countries. The big picture: The deal is one of Trump's most significant foreign policy achievements so far and could help end one of the world's longest-running conflicts. It's another chance for Trump — who described Friday's gathering as a "Historic Peace Summit" — to portray himself as the global peacemaker-in-chief. He's previously heralded diplomatic breakthroughs between Rwanda and the Democratic Republic of Congo, India and Pakistan, and most recently Cambodia and Thailand — even as peace in Ukraine and Gaza proves elusive. Zoom in: Armenia and Azerbaijan have fought a series of cross-border conflicts since the late 1980s — most recently in 2023, when Azerbaijan captured the contested territory of Nagorno-Karabakh. The U.S.-brokered agreement is intended to ensure peace, but also has a significant economic component. Armenia has agreed to allow a 43.5-km corridor through its territory — to be developed by the U.S. and named the "Trump Route for International Peace and Prosperity" — linking the bulk of Azerbaijan to a small Azeri enclave on the Turkish border. The intrigue: The corridor would allow people and goods to travel between Turkey and Azerbaijan and beyond to Central Asia without passing through Iran or Russia. That's not currently possible because the Armenia-Azerbaijan border is closed and highly fortified. Iran strongly opposes the project, and Russia has also criticized it, while Turkey is strongly in favor. Both countries are former Soviet Republics, but have had strained ties with Moscow in recent years. Russia and Iran and china lose influence in a part of the world they considered their own domain Armenia dropped its own longstanding opposition to the corridor during talks with the U.S. Behind the scenes: The Trump administration's involvement in the conflict started in March when White House special envoy Steve Witkoff traveled from Moscow on a surprise visit to Baku. The U.S. official said Witkoff made the trip at the request of the Qatari government, which encouraged him to try to get a deal. After the trip, Witkoff tasked Aryeh Lightstone, a special government employee on his team, with leading the diplomatic efforts, the U.S. official said. Lightstone made five trips to the region for talks with the parties. Lightstone was a top aide to then-Ambassador to Israel David Friedman in Trump 1.0, and is close to Trump's son-in-law Jared Kushner. How it happened: The Trump administration pitched Armenian Prime Minister Nikol Pashinyan on the idea that by agreeing to allow the U.S. to develop the transit corridor, he would be gaining a friend in Washington — and a powerful buffer against any future invasions by Azerbaijan. The low-profile talks will now turn into a very public agreement. On Friday, Trump will host Pashinyan and Azeri President Ilham Aliyev at the White House to sign it. Trump wrote on Truth Social that he was "very proud of these courageous leaders for doing the right thing" for their people. What they're saying: "This deal is opening Armenia to the world. Instead of relying on Iran they will have now the U.S. as a key partner," the U.S. official said. The official argued that it was "very Trumpian" to approach the issue through trade and not through "the lens of someone else's conflict," adding that now "Russia and Iran and China lose influence in a part of the world they considered their own domain." "This deal creates an irreversible path for normalization between the countries under the auspices of the Trump administration," the U.S. official contended. The official said that at least at the beginning the peace agreement will be mainly between the governments, but the hope is that over time it will help create a more "warm peace" between the people on both sides of the border.
