"The successful fundraising efforts of multiple realty companies signal a confidence in the sector's growth potential," said Anshuman Magazine, chairman & CEO, India, South East Asia, Middle East & Africa at CBRE. He said factors such as increased demand for housing, proactive government policies, and improving market fundamentals have restored trust in the realty market and triggered optimism. "The remainder of 2025, we anticipate sustained investments, driven by the sector's strengths and growth," he said.
Over the last few years, especially post-pandemic, the NCR real estate market has seen a strong resurgence-both in terms of end-user demand and institutional interest.
"What's driving this renewed trust is a visible shift in the developer landscape," said Binitha Dalal, founder & managing partner, Mt. K Kapital. "The market is largely driven by RERA-compliant, governance-focused players who are prioritising transparency and timely delivery. Buyers have become far more discerning and are gravitating towards developers with a solid track record."
Experts said recent investments by leading global and domestic funds are a strong signal that the sector has entered a more stable and delivery-driven phase.
"Builders are focusing on what matters most-timely handovers, transparent processes, and a better overall experience for buyers. This shift is being recognised by institutional investors who are now backing large-scale projects across the region," said Mohit Goel, MD, Omaxe.

RERA can grade real estate promoters to increase credibility, feel industry experts
The Tamil Nadu Real Estate Regulatory Authority (TNRERA) could start grading the promoters based on their good practices, Jayaprakash Padmanaban, senior partner, Fox Mandal & Associates said at The Hindu Tamil Nadu Real Estate Summit 2025. While speaking at a session on 'Policy to Prosperity: RERA, Ease of Doing Business & Regulatory Outlook', he said, grading the promoters will help the public. 'One of the critical aspects of RERA is to ensure the accountability and credibility of the promoters. They can also be incentivised for such practises. The list of promoters could be published, making the process transparent. It will also encourage people to follow good practices and will benefit the public significantly,' he said. Sanjay Chugh, city head and director, ANAROCK Property Consultants Pvt. Ltd., Chennai, said, over the last eight years, RERA has been carrying out a fantastic job in Tamil Nadu by executing its regulatory role. 'Now, RERA can take on a larger role, like enforcing green building norms or safety audits. They could get more involved in sustainability. Now, RERA can spread its wings to a larger cause protecting home buyers,' he added. With respect to redevelopment of apartments, Mr. Chugh said, the challenge the developer faces is that there is a lot of confusion within owners of properties about the issue. 'Developers spend a lot of time talking, engaging with them. Some of the projects take a long time for redevelopment. RERA can play an important role in educating, setting certain guidelines which one has to follow,' he said. He noted that Chennai has potential for vertical growth and the time has come to focus on it. Sridharan Swaminathan, chairman, Sabari and LYRA Properties Pvt. Ltd. and Executive Committee Member, CREDAI National, New Delhi, said, if a city has overgrown and has to grow further, then vertical development is the way forward. Otherwise, people must move to satellite towns. 'The focus should be on giving the best infrastructure available to the extended areas of the city. Greater concentration on infrastructure and transportation will make it a success. Now, Metro Rail is coming up on Rajiv Gandhi Salai. But if there is no Metro Rail connectivity to that area, then, commuting to OMR will be a nightmare,' he added. Kunal Shankar, Deputy Business Editor, The Hindu moderated the event. Nimbus group raises Rs 150 crore from Bajaj Finance to revive a stuck housing project in Noida
Nimbus Projects Ltd , a listed real estate developers headquartered in New Delhi, has raised Rs 150 crore from Bajaj Finance to revive a stuck housing project in Sector 168, Noida. The company will have to invest Rs 1,100 crore which includes the construct cost and payment to lenders and authority and the original promoter. The developer said balance fund can be generated through sale. 'Of around Rs 1,100 crore investment, about Rs 180 crore is the dues towards authority, Rs 42 crore is for lenders and around Rs 500 crore is construction cost. We have to pay money to original promoter as well. We are expecting around Rs 1,400 crore revenue from the project,' said Bipin Agarwal, CMD, Nimbus Group. While Nimbus will deliver the common areas for existing buyers of the stuck project, Sunworld Arista, it will get about a million sq ft of saleable area. Noida authority has given approval to the project under the Uttar Pradesh government's co-development policy to revive stalled projects . 'Builder had launched the project in 2011-12 and while some part of it is delivered, we will develop and deliver the balance part. There were few buyers in the undelivered part, who have given us NOC to take over and complete the project,' said Agarwal. The first project under the UP stalled project policy formulated by a committee headed by Amitabh Kant, who is now India's G20 sherpa, is being carried out by realty developer Hawelia Group, which has taken over a 22-acre partially delivered project, Shree Radha Sky Garden in Greater Noida. According to the Confederation of Real Estate Developers' Associations of India ( Credai ), 190,000 housing units worth Rs 1 lakh crore are stuck in Noida, Greater Noida and Ghaziabad. In Greater Noida region alone, at least 36 real estate projects are facing insolvency proceedings. Under the co-development policy, the new developer will have to settle RERA cases filed by the buyers. The developer could raise debt for financial closure of such projects on its net worth and credit ratings. The earlier promoters are already under default and do not have the required credit ratings to raise debt for completion of such stalled projects. It is estimated that Rs 40,000 crore is due to the Noida, Greater Noida and Yamuna Expressway authorities, including premium, interest, and penal interest against allotted plots on which real estate projects are in different stages of execution.
