
Planning Consultancy Offers Support to Landowners in Anglesey
Cadnant Planning is working closely with landowners and developers following Isle of Anglesey County Council's 'Call for Sites' – a key step in shaping the new Local Development Plan (LDP), which will guide the county's future growth and development through to 2039.
The council is inviting submissions of land that may be suitable for housing, employment, community, or recreational use, as well as sites that should be protected for their environmental or cultural value.
All submissions must be made using the local planning authority's standardised form before the extended deadline of August 4 this year.
Cadnant Planning – based in Conwy and Pulford, near Wrexham and Chester – is supporting clients throughout the process, from site identification and constraints mapping to preparing supporting documents and liaising with the planning department.
Managing Director Sioned Edwards said:
'The call for sites is a valuable opportunity for landowners and developers to put forward land they feel has development potential, whether for housing, employment, or community uses.
'The council has extended the consultation period, which gives people more time to come forward and explore their options.'
She added:
'We're already working with a range of clients across the Island to assess and promote their land.
'If you own land – particularly near existing settlements or development boundaries, or previously developed land – and are considering future development or sale, we'd encourage you to get in touch as soon as possible.
'Even greenfield sites can be considered if they're well-located. Our team can manage the whole process and help ensure your submission is presented in the strongest possible way.
'Sites that we promoted across the Island during the preparation of the last LDP have since been developed and have delivered much needed affordable housing.'

Anglesey Freeport Moves to Delivery Phase as Full Business Case is Approved
Anglesey Freeport is set to move into delivery phase as its full business case has been approved by the UK and Welsh Governments. The Freeport is a partnership between Stena Line and Isle of Anglesey County Council. The move follows the approval of the Freeport's Outline Business Case earlier in the year, which designated two major tax sites across the island. New businesses located within Anglesey Prosperity Zone and the Central Anglesey Tax Sites benefit from special tax reliefs and are designed to attract investment and boost economic growth across North Wales. With both business cases approved, all required approvals are now in place, with the Freeport able to transition to its delivery phase. The approval of the Full Business Case will shortly unlock £25 million in government seed capital, enabling the establishment of the Freeport as a business entity. Approval of the North Anglesey Tax Site is expected later this year. Anglesey Freeport will deliver upon the Welsh and UK Government's shared objectives around the broader Freeport Programme, including ensuring the Freeport operates as a hub for global trade, innovation and investment, supporting local talent and embracing new employment opportunities, particularly within low-carbon energy. Additionally, outline planning permission will shortly be determined for a proposed new technology park at Prosperity Parc, the former Anglesey Aluminium site which sits within the Anglesey Prosperity Zone. At its peak, the proposals are forecast to generate up to £578 million of growth in the local economy each year, the equivalent of a third of Anglesey's current economy, and create around 1,200 jobs. Ian Davies, Head of UK Port Authorities at Stena Line, said: 'We are delighted that Anglesey Freeport is now fully operational, following the approval of our full business case. This milestone is the culmination of all the work to date by Stena Line and the Isle of Anglesey County Council. We would like to thank UK and Welsh Government for their continued support in developing the Freeport and commitment to realising its vision. 'We will now deliver on the promise of the Freeport which is to attract investment, protect the Welsh language and culture, create thousands of new jobs and boost economic growth across North Wales.' 'Together with Stena Line, we have invested a considerable amount of time and effort into this transformational opportunity. This investment will further help protect the Welsh language and maintain sustainable communities. New housing plans submitted for Powys town close to A483
FRESH plans to build homes just off the A483 on the northern side of Llandrindod Wells have been lodged with Powys County Council. The proposal by J. A. Construction is for nine dwellings for land off Tremont Road opposite the Heart of Wales business park on the outskirts of the town. They would be a mix of five detached and two pairs of semi-detached homes, with three of these to be bungalows. It also includes new access and all associated works. The application is less than the 11 units which was proposed by J. A. Construction in an application made to the council a year ago, which was then withdrawn in the autumn. This previous version of the application was not supported by Llandrindod Wells town council when the plans were discussed at a meeting in September, last year. Alan Southerby explained the proposal in a planning statement. Mr Southerby said: 'The scheme is considered to be attractively designed, providing a mix of new homes in a cohesive manner and with a consistent character, and in a way that respects the appearance of the site and its surroundings.' Mr Southerby explains that a 'significant point' that had been made during a previous pre-application consultation is that an 'earlier higher density' scheme was not appropriate for this plot of land on the edge of the town. Mr Southerby said: 'As a result, the scheme was redesigned and has since been redesigned yet again, as now proposed, showing a reduction in built form more in keeping with the semi-rural character of the vicinity whilst continuing to make the most efficient possible use of the site. 'Taking account of other site constraints, the scheme will deliver a range of dwellings for the local community, including the required provision of affordable housing.' In this instance, rather than earmark units to be built on site as affordable housing, Mr Southerby says that 'provision for a suitable off-site contribution' will be made in order to satisfy the requirements of the Local Development Plan (LPD). Mr Southerby added: 'The proposed development will not appear incongruous or out of keeping, nor will it undermine any existing attractive views or vistas and will ensure the living conditions of future occupiers and neighbouring properties are maintained.' A decision on the application is expected by October 3.

Buyers snap up new homes in Buckley at preview event
The early interest comes ahead of the full launch of Hawthorn Meadows, a 159-home development by Castle Green Homes on Well Street. The scheme, set on a 13.2-acre site in the Flintshire town, is included in the Flintshire County Council Local Development Plan and was secured through the Welsh Procurement Alliance framework. Sian Pitt, sales director for Castle Green Homes, said: "We've been receiving enquiries from potential purchasers keen to learn more about our new homes in Buckley since plans were first announced. "We had a great response to our preview event. "Three people made early bird reservations, giving them first refusal when their preferred property is released for sale in line with the build programme. "Another three who have an existing house to sell have signed up for our Easy Move service, whereby we'll help them secure a buyer so that they can then buy a new home from us." The development offers a mix of three and four-bedroom homes, with early bird reservations now open ahead of the official sales launch in August. Prices currently range from £274,995 to £392,995. Homes priced under £300,000 qualify for the Help to Buy – Wales scheme, which requires just a five per cent deposit and a 75 per cent mortgage, with the remaining 20 per cent covered by a five-year, interest-free equity loan. Ms Pitt also encouraged prospective buyers to set up a Willow account via the Castle Green Homes website. She said: "With the help of a virtual new homes assistant, buyers can explore the options and upgrades available in our new homes in Buckley, testing out different kitchen finishes, worktop and flooring combinations to suit their taste and budget wherever and whenever they want to. "Effectively Willow creates a digital twin of the customer's home room by room while we do the hard work in making it a reality." Hawthorn Meadows will also include public open space and a play area with at least five pieces of equipment. Section 106 contributions tied to the development include £387,849 for secondary education, £85,799 for primary education, and £18,200 for highways improvements.
