Fight for private equity talent in Asia heats up
In key Asian financial hubs such as Hong Kong and Singapore, the situation is less cut-throat, market participants say. Recruiters and executives at three of the biggest American private capital companies told The Business Times that while there are instances of PE firms hiring bankers, the circumstances are different for every market.
In particular, the making of future-dated offers to junior investment banking analysts and associates is not as common as in the US. The practice of PE companies extending offers to junior investment banking analysts – even those who have not started working at the banks – led to a backlash.
Citigroup, JPMorgan Chase and Goldman Sachs recently told their newly hired investment banking analysts to disclose if they had already accepted job offers from elsewhere.
Market players in Hong Kong and Singapore said there is less pressure to recruit junior staff en masse as the PE operations here are more compact. Given that PE firms are generally leaner than banks, their teams in Asian hubs are even smaller compared with those in the US, which is home to the world's largest PE market.
For instance, Blackstone, the world's biggest alternative asset manager, employed 4,895 staff globally as at 2024, compared with more than 300,000 at the largest US bank, JPMorgan.

Of the three big US PE firms that BT spoke to, only one said it prefers to hire those with at least three to five years of investment banking experience, so they can hit the ground running.
All spoke on condition of anonymity, given the topic's sensitivity in a tight-knit sector. Two of them say they prefer to hire directly from the top business schools and train new associates, with the focus on retention with attractive compensation and clear career paths.
'The bigger shops don't have the time to train people up,' said an executive from a big US-listed PE firm. That is why investment banks could provide a good place for PE firms to hire, particularly for the larger funds in South-east Asia, because junior investment bankers or analysts would have already worked on a lot of financial modelling, considered grunt work at PE firms. It is a point that some recruiters concur with.
Standard Chartered is one bank seeing 'strong market demand' for its staff, particularly in Hong Kong and Singapore.
'Undeniable global trend'
Nicholas Cheng, head of private markets at Standard Chartered Global Private Bank, said: 'It's an undeniable global trend that PE and other private market firms, with their often different compensation structures and work environments, have become very attractive to junior talent, especially analysts, from traditional investment banking and financial services.'
While StanChart's overall retention rate is good, it views the 'competitive talent landscape' as an industry-wide challenge. He added that StanChart is actively recruiting from top-tier universities, particularly graduates with strong analytical skills.
Banks have always had to work to keep their staff from being poached by PE firms. Transitioning to PE from investment banking 'is seen as a natural progression due to the significant overlap in skills, like financial modelling and deal execution', said Lim Chai Leng, general manager for banking and financial services at Randstad.
PE roles are particularly attractive, given the opportunities for new skills to conduct in-depth research, as well as long-term and greater strategic ownership over portfolio management. The more attractive compensation packages and better work flexibility also draw talent to PE, she added.
Data from Robert Walters shows that the total compensations for all positions in PE firms are generally higher than those at investment banks in Singapore.
An analyst at a PE firm could draw an annual salary of between S$90,000 and S$130,000, compared with S$80,000 to S$110,000 at an investment bank. When bonuses are included, the PE analyst could see total pay go up to as high as S$180,000, versus S$160,000 at a bank.
The gap widens for the more senior roles, with a managing director at a PE firm drawing more than S$1 million after factoring in bonuses. Being heavily performance-based, carry – or a share of profits when returns from the PE funds exceed a certain level – becomes more significant from the vice-president level.
'(The) banking-to-PE talent migration is a clear and ongoing trend throughout South-east Asia, with Singapore leading,' said Serena Fernando, senior consultant for banking and financial services at Robert Walters Singapore.
PE firms have been hiring a mix of junior and senior staff in South-east Asia, particularly this year, as a delay in the expected recovery in deal activity is creating extra pressure for the companies to deploy capital and deliver returns, said Fernando.
This makes having 'effective deal teams – and strong talent – critical', she added.
Pressure to deploy
Globally, the amount of dry powder available – referring to the capital that PE fund managers have raised but not yet deployed – is US$1.2 trillion, with about US$260 billion in the Asia-Pacific, figures from Bain & Co indicated.
With the pressure to hunt for deals and deploy the dry powder, Fernando said there is strong demand for senior bankers in PE.
'As deal complexity increases – especially in carve-outs, tech-driven transactions and public-to-private deals – PE firms are seeking experienced leaders who can drive executive and add strategic value.'
This could give investment bankers an edge for senior PE roles, as typically the executives at these levels would need to demonstrate not just dealmaking skills but also others, such as the ability to run portfolio companies.
Sixth Street, a San Francisco-based global investment firm with over US$60 billion in assets under management and committed capital, last month announced it hired Stuart Wrigley from Goldman Sachs to head its Asia-Pacific business. He will also lead its new Singapore office, which is slated to open in October 2025.

China stocks rally to decade-high on easing tariff tensions, fund rotation
[HONG KONG] China stocks closed at their highest level since 2015 on Monday (Aug 18), extending a months-long rally driven by easing trade tensions and abundant liquidity, while pushing market capitalisation to a record peak. The Shanghai Composite Index rose 0.9 per cent to 3,728.03, its strongest close since August 2015. The CSI 300 Index also climbed by 0.9 per cent to a ten-month peak. SGX-listed China carmaker Nio makes South-east Asia debut in Singapore
[SINGAPORE] Mainboard-listed China electric vehicle (EV) manufacturer Nio has made its South-east Asia debut with the appointment of Wearnes Automotive as its distributor in Singapore. On Monday (Aug 18), Nio said retail operations will begin in the Republic in the first quarter of 2026, with the Firefly compact hatchback as its first model. Nio has three brands: Nio for premium cars, Onvo for mass-market, and Firefly for small, premium cars. The compact hatchback is the manufacturer's first right-hand drive model and Singapore will be the first market in South-east Asia to see it. A Malaysian distributor is expected to be signed shortly. William Li, the chairman and chief executive of Nio, said: 'Partnering with industry veterans like Wearnes Automotive, who possess a deep understanding of local markets and extensive channel networks will enable us to introduce smart electric vehicles to new markets more efficiently, making Nio the preferred choice for more consumers.' Earlier this year, Nio confirmed production of right-hand drive models with an aim to for introduction to the United Kingdom and South-east Asia. It is part of the EV maker's latest steps toward global expansion, which sees it preparing to enter a number of new markets. Before this, Nio's expansion beyond its home market of China has been limited largely to Europe, with the likes of Norway, Germany, the Netherlands, Denmark, and Sweden. Established in 2014, Nio is known for its battery-swopping technology that allows its EVs to change used batteries for a fresh one in less than five minutes. Nio had its initial public offering on the New York Stock Exchange in 2018 raising US$1 billion, and was listed on the Singapore Stock Exchange Mainboard and Hong Kong Stock Exchange in 2022. Nio and Wearnes 'will evaluate' implementing the brand's battery-swop technology in Singapore in future, although they did not elaborate on when or how this would take place. Currently, battery-swopping for passenger EVs is not allowed in Singapore, although the technology has been approved for motorcycles and is currently undergoing trials with heavy vehicles. Wearnes Automotive is the dealer and distributor for a number of brands in Singapore, including Aston Martin, Bentley, Jaguar, Polestar and Volvo. It is owned by the automotive and luxury goods retailer StarChase Group, which is controlled by Malaysian tycoon Yaw Chee Ming. As at 4.33 pm, shares of Nio were up 6.3 per cent or US$0.29 at US$4.89.

URA draft master plan 2025: what's to come for Woodlands, Kranji, Sembawang
[SINGAPORE] The Republic's northern region is set to be rejuvenated into a vibrant precinct with business and industrial districts alongside nature, housing and transport amenities. At the National Day Rally on Sunday (Aug 17), Prime Minister Lawrence Wong fleshed out plans to redevelop Singapore's northern areas of Woodlands, Kranji and Sembawang – which some consider to be 'remote' or 'ulu'. He spoke about the URA Draft Master Plan 2025 – released in June – which outlines land use plans for the next 10 to 15 years. Here is what you may like to know about the URA's plan for Singapore's northern neighbourhoods: Woodlands: Northern gateway to Malaysia Woodlands, which houses the Woodlands Regional Centre, will provide a northern gateway to Malaysia – with connectivity to be enhanced between the economic hub and parts of Singapore and Johor Bahru. Noting that the growth potential offered by the Johor-Singapore Special Economic Zone (JS-SEZ) can be maximised with improved cross-border connectivity, PM Wong reiterated plans for the expansion of Woodlands Checkpoint, which have been previously announced . The checkpoint's redevelopment is set to take place in phases over the next decade or so, with the first phase expected to be fully operational from 2032. Sign Up Sign Up The expanded Woodlands Checkpoint would be five times bigger than its current size, reducing average travel times for motor vehicles, shortening waiting times and easing traffic congestion. The first phase of redevelopment works will extend the Old Woodlands Town Centre and build 21 bidirectional cargo lanes and 78 arrival car lanes – boosting cargo clearance capacity by 30 per cent and arrival car clearance capacity by 95 per cent. Land around the centre has been acquired for the project, with plans to reclaim more. The 78 arrival car lanes may be converted to 156 arrival motorcycle lanes, providing flexibility to manage traffic during peak periods. The Bukit Timah Expressway (BKE) will be lengthened to create a direct route for vehicles exiting Woodlands Checkpoint to ease traffic congestion, while surrounding road networks will also be upgraded to improve traffic flow. Construction at the Old Woodlands Town Centre and the BKE extension are expected to be completed progressively from 2028. Subsequently, the old Woodlands Checkpoint will be demolished, redeveloped and integrated with the redeveloped Old Woodlands Town Centre, which is to be fully operational from 2032. Woodlands will be the location of the Singapore station of the upcoming Johor Bahru-Singapore Rapid Transit System (RTS) Link. Set to begin passenger service by December 2026 , it will be directly connected to Woodlands North MRT station on the Thomson-East Coast Line. This will make cross-border travel more convenient with connectivity between the RTS and the MRT. Passengers will be able to clear both Singapore's and Malaysia's customs upon departure. A new multi-modal transport hub in Woodlands will connect the RTS Link to MRT and bus services. It is expected to be completed in the mid-2030s. As part of a seven hectare (ha) integrated development designated for 'business-white' use, the hub will have office, industrial and retail spaces for businesses and the community. 'Business-white' zones allow industrial developments to have a greater proportion of non-industrial uses. The URA said that complementary developments such as co-working spaces, alongside hotels and housing, may be considered as well. Flexible industrial spaces will be built around the RTS Link station to support businesses taking advantage of the JS-SEZ. There are also plans to build new homes, including 4,000 flats near Admiralty Park and more homes along Woodlands waterfront. The Gali Batu site in Woodlands is being studied for potential construction aggregate storage, as the government is exploring underground developments as part of efforts to optimise land use and free up surface land. Kranji: New housing estate around nature The former Kranji racecourse presents a 'rare opportunity for major transformation', as it has the key ingredients to be developed for housing, such as good connectivity, ample space and nature, said PM Wong. Comprising some 130 ha or around 200 football fields, the former Kranji racecourse will site a new housing estate with some 14,000 new public and private homes. Set to be ready in around 10 years, the estate will combine urban living with nature and will be supported by new amenities – including a new neighbourhood centre that will be built near Kranji MRT station. As the industrial estate of Sungei Kadut is progressively rejuvenated to better meet industrial needs of the future, the area will get a new MRT station and interchange that will improve connectivity to the Kranji area. Slated to open in 2035, the interchange will link the North-South and Downtown MRT lines, and will be one stop away from the existing Kranji MRT station. Sungei Kadut will be upgraded into a place for emerging industries such as agritech, environmental technology and built environment – with four new precincts to make up the Sungei Kadut Eco-District, according to URA's and JTC's websites. The former Kranji racecourse site will also be surrounded by green spaces, such as a new nature park. These include the Mandai Wildlife Reserve, the Rail Corridor and the Sungei Mandai waterway, as well as upcoming spaces set to open in 2028 – the Mandai Mangrove and Mudflat Nature Park. Sembawang: Vibrant waterfront with maritime heritage preserved The Sembawang Shipyard – a former British naval base before its conversion into a shipyard that opened in 1971 – will be transformed into a vibrant waterfront destination that incorporates its maritime heritage. The coastal area, which is around three times the size of Ang Mo Kio Town Centre, will feature housing and a promenade with dining, shopping and community spaces. The shipyard's 'rich maritime character' will be preserved, including its dry dock – which was the largest globally when it opened in 1938, measuring 305 m long and 40 m wide, the size of around 10 Olympic swimming pools. This could be converted into a space for sports, concerts, performances, events or social gatherings. Former naval workshops and other similar buildings with high-ceilinged spaces could be suitable as spaces for media production, startups, artists, a mall and co-working spaces, the URA's website indicated. The former Sembawang Fire Station at the shipyard's entrance, which closed in 2005, may be transformed into a community and lifestyle hub, according to URA's website. Its Art Deco-Modern building is known for its prominent tower where fire hoses once hung. The URA is collaborating with the Singapore Institute of Architects and the Singapore Institute of Planners for the shipyard's redevelopment. Property prices Despite its size, the North has seen comparatively lower housing supply in areas such as Sembawang and Sungei Kadut, which has contributed to steady home price growth in recent years. Between 2020 and July 2025, median prices for private condos in Sembawang, Sungei Kadut and Woodlands increased by 38.2 per cent, according to Era Realthy Network's key executive officer Eugene Lim. This was behind the 42 per cent rise in the non-landed Outside Central Region (OCR) index.H However, HDB resale prices in Sembawang and Woodlands increased by 54 to 89 per cent during the same period, outpacing the national HDB Resale Price Index rise of 54 per cent. Rental demand has also risen sharply, with average rents in the North climbing 82 per cent over five years to S$3.89 psf pm - exceeding growth across OCR.
