Paradigm-REIT makes Main Market debut, the largest M-REIT IPO in over a decade

KUALA LUMPUR: Paradigm Real Estate Investment Trust (Paradigm-REIT) began trading on the Main Market of Bursa Malaysia today, opening at its initial public offering (IPO) price of RM1.
At 9.42 am, the counter advanced two sen, or 2%, to RM1.02, with 13.85 million shares changing hands, making it one of the most actively traded counters.
'The listing of Paradigm REIT marks a proud milestone for our team and Malaysia's REIT landscape. While we opened flat at RM1.00, we view this as a stable and encouraging start — especially in a market where volatility has become the norm,' Paradigm REIT Management Sdn Bhd chairman and independent non-executive director Tan Sri Shahril Ridza Ridzuan said in a statement.
He added that strong support from both institutional and retail investors reflects confidence in the REIT's portfolio and long-term strategy.
'We remain focused on delivering consistent value to our unitholders and executing our strategy in making our assets more value-accretive,' Shahril said.
Paradigm REIT's current portfolio comprises three prime shopping centres – Paradigm Mall Petaling Jaya, Paradigm Mall Johor Bahru, and Bukit Tinggi Shopping Centre – collectively valued at RM2.4bil and strategically located in high-traffic, high-growth urban areas.
The IPO is the largest Malaysian REIT IPO in the past 13 years and one of the largest IPOs in Malaysia for 2025.
Paradigm REIT has committed to distributing at least 90% of its distributable income on a half-yearly basis, making it an appealing proposition for income-seeking investors.

To enjoy the flexibility, the companies must first bring home any foreign earnings from their overseas investments and convert that money into ringgit upon successful one-off registration with Bank Negara. These companies can then invest more money abroad later without needing to ask the central bank for approval each time. "Eligible corporates include all resident corporates that repatriate and convert foreign currency proceeds from overseas investments and demonstrate good corporate governance and compliance with the foreign exchange policy of Bank Negara," it said in a statement. The programme will be available until June 30, 2028. The full rollout follows the success of the pilot programme, which was introduced in April 2024.

Investment, Trade and Industry Minister Tengku Datuk Seri Zafrul Abdul Aziz KUALA LUMPUR: Malaysia is seeking lower tariff rates for selected sectors under the United States' (US) 10 per cent minimum tariff, particularly for industries deemed critical to both economies, ahead of another round of negotiations in Washington on June 18. Investment, Trade and Industry Minister Tengku Datuk Seri Zafrul Tengku Abdul Aziz said the talks aim to secure fairer terms for Malaysian exporters affected by the new baseline tariff announced by the US administration. "The US currently imposes a 24 per cent tariff on certain Malaysian exports. And of course, our first target is to reduce that rate. The second is to identify sectors that should ideally be subject to tariffs below 10 per cent. "We need to consider sectors that are important to Malaysian exporters and also crucial to the US economy,' he told a press conference after launching the ASEAN Economic Community (AEC) Strategic Plan 2026-2030, here today. However, the specific sectors under negotiation were not disclosed. In April 2025, the US government announced new tariff measures affecting more than 60 countries, including Malaysia. The implementation of these tariffs has been temporarily paused for 90 days to allow room for negotiations. - Bernama
