
Hyderabad Metro's ₹120 crore multi-level automated parking facility getting ready in Nampally
The MD, who inspected the site, explained that the facility is being built under HMR's supervision through a Public-Private Partnership (PPP) model by the firm 'Novum'. The project is using Germany's advanced 'Palis' technology for a fully automated puzzle parking system. It is the first of its kind in India and ranks among the most advanced parking complexes globally.
Constructed on 2,000 square yards of HMR land under a 50-year concession, the project has been developed with private investment by entrepreneurs Harikishan Reddy and Bhavana Reddy. The complex comprises 15 floors, including three basements and seven upper floors, making up 10 dedicated parking levels. In addition, five floors have been allocated for commercial activities to make this project commercially viable.
The complex also houses two well-equipped cinema theaters and a city-viewing gallery on the 11th floor. It can accommodate 250 cars and 200 two-wheelers, he said. The automated puzzle parking system operates entirely via sensors with zero human intervention. It automatically categorizes vehicles—SUVs, sedans, and small cars—and parks them on designated floors.
Unlike mechanical parking systems in Delhi and Mumbai, this system works without pallets, making parking smoother and more efficient. The entry and exit terminals are spacious and smart, with flat turn-tables that cater to the needs of elderly individuals, women, and differently-abled users, said Mr. Reddy.
Vehicles can be left on the turntable at any angle, and the turntable rotates 360 degrees to position them correctly. The user experience is designed to be seamless and innovative. Upon arrival, users receive an entry ticket with a QR code (smart card) that guides them to the terminal. Swiping the card at the terminal gate opens the gate. The user then keeps the car on the turntable, applies the handbrake, turns off the engine, and exits.
Swiping the card outside initiates the parking process. The system scans the vehicle, classifies it, and parks it on it's own accordingly. To retrieve the vehicle, the user pays the fee at the counter, swipes the card at the I/O terminal, and the vehicle returns to the user from the parking platform.

India's Real Estate Investment Trusts (REITs) have hit a key milestone, with total gross Assets Under Management (AUM) reaching around Rs 1.63 lakh crore as of Q4 FY25. The sector's growth momentum is reflected not just in asset size but also in investor payouts. In Q1 FY26, the country's four listed REITs — Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust — together distributed Rs 1,559 crore to over 2.7 lakh unitholders. This marks a 13% year-on-year jump from Rs 1,371 crore in the same period last year. Collectively, these REITs manage more than 129 million sq ft of Grade A office and retail properties nationwide. Since inception, they have distributed over Rs 24,300 crore, underscoring their role in delivering steady income streams to investors. What Are REITs? Real Estate Investment Trusts (REITs) are companies or trusts that own, operate, or finance income-generating real estate across sectors such as commercial offices, retail spaces, warehouses, and hospitality. They pool money from multiple investors, similar to mutual funds, and invest in a portfolio of real estate assets. The income from these properties, mainly rental income, is distributed to investors as dividends. REITs are regulated by the Securities and Exchange Board of India (SEBI), which mandates that they must distribute at least 90% of their net distributable income to unitholders. This makes REITs an attractive investment for those seeking regular income, diversification, and exposure to real estate without the hassles of owning and managing physical property. In India, the concept was introduced in 2014, and today, major listed REITs are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust. These REITs primarily own and lease Grade A office spaces in prime business hubs, benefiting from stable, long-term rental agreements with reputed tenants. Last week, the Knowledge Realty Trust REIT IPO was open for subscription between August 5 and August 7. It will be listed on the BSE and the NSE on August 18, 2025. The minimum investment amount for REITs in India has been reduced significantly over the years to make them more accessible to retail investors. Hyderabad's proposed Unity Mall to be redesigned as 50-storey tower
HYDERABAD: The proposed 'Unity Mall' for which excavation work is nearing completion will no longer be limited to a six-storey building but would instead be the tallest mall in Hyderabad. The government is believed to have approved the revised plans to build the 50-storey tower at a cost of Rs 1,500 crore in PPP mode on the 5.16 acres of land belonging to the Telangana State Leather Industries Promotion Corporation in Raidurg. According to officials, the redesigned mall will have at least five basements for parking and other facilities, six floors dedicated to hosting exhibitions for textile, handloom and crafts products and 39 floors for commercial usage. The total area of the tower would be 30 lakh sq ft. The implementing agency of the project is Telangana Trade Promotion Corporation (TGTPC). Officials said that the estimated cost of the project is Rs 1,500 crore and will be built under Public-Private Partnership (PPP) mode. It may be recalled that the Union government decided to construct 'Unity Malls' across the country under 'One District - One Product' scheme, which is envisaged to exhibit and promote the local handlooms and crafts at one place. As a part of this, the Union government had allocated Rs 202 crore of which Rs 101 crore was released for constructing the Unity Mall. Gachibowli land value behind 50-storey decision Initially, the state government intended to construct the mall with six floors. But, after considering the land value in the Gachibowli area, it was decided to opt for a tower to optimally utilise the land value. Officials said that the Centre has given approval for Detailed Project Report (DPR) for constructing the 50-storey mall. The Airports Authority of India also issued No Objection Certificate. Meanwhile, Chief Minister A Revanth Reddy reviewed the progress of this project. During the meeting, the officials explained the status of the project. According to the officials, 90% of the excavation work has been completed at a cost of Rs 10.1 crore. With this, the chief minister instructed the officials to speed up the works and call for tenders as early as possible.

Hyderabad Metro Rail Ltd (HMRL) is finishing a modern, fully automated multi-level parking facility in Nampally. This 15-floor complex will have space for 250 cars and 200 two-wheelers, along with cinemas and a city-viewing gallery. Using advanced German technology, it is India's first automated parking system without pallets, making parking faster and easier. The parking process is fully automated—from entry with a QR smart card, vehicle positioning on a rotating turntable, to automatic parking and retrieval. It is designed to be safe and convenient for elderly, women, and differently-abled users. HMRL Managing Director NVS Reddy says this project will improve parking, set new technology standards, and help reduce traffic problems in Hyderabad. The facility will open soon after government approvals.
