The transaction involves apartments in towers A and B of Omkar 1973 that have already received occupation certificates from the Mumbai civic authority. The portfolio comprises a mix of three- and four-bedroom residences with carpet areas ranging from 2,000 sq ft to 3,800 sq ft, spanning a total of around 80,000 sq ft.
Etonhurst plans targeted refurbishments to align the apartments with current luxury standards before marketing them for sale. The deal involves around Rs 50 crore earmarked for this upgrade before sales of these apartments.

'Etonhurst has access to pools of capital for opportunistic value-driven deals. Investments such as Omkar 1973 fits into such a strategy. This is a strategic play in a high-demand micro-market. With upgrades and patient capital, these ready apartments can bridge the value gap with comparable luxury developments in the area,' Bamashish Paul, co-founder, managing partner & CEO of Etonhurst Capital Partners, told ET.
The project was launched as a three-tower development with expansive layouts and premium amenities, and is amongst one of Worli's prime locations. While towers A and B are complete and are already occupied by residents including a community of professionals and business families, the third tower remains unfinished.
And therefore, despite its prime location, the development is currently trading below Worli's prevailing luxury pricing, where new and under-construction projects are selling between Rs 1.20 lakh and Rs 1.80 lakh per sq ft.
Industry experts say large inventory buyouts in the luxury segment remain rare due to the limited supply of ready OC-approved units. This deal reflects growing investor appetite for undervalued premium assets, particularly in established locations benefiting from infrastructure upgrades like the coastal road and metro network.
ET's email query to Piramal Finance remained unanswered until the time of going to press.
According to property consultants, the deal is based on the opportunity to unlock value given the project's OC-approved status, ready inventory and discounted pricing. The firm may refurbish the interiors, enhance fit-outs and adopt a phased sale strategy to maximise returns.
Mumbai continues to dominate the country's real estate market maintaining its streak of record-breaking transactions backed by unwavering demand from buyers despite steady growth in property prices and the government's recently announced hike in ready reckoner (RR) rates from April 1.
South and central Mumbai, home to India's costliest residences, have been at the forefront of this boom, attracting a string of high-value deals involving industrialists, senior corporate leaders, film stars and sports icons in recent years.

Dharmavaram: In a significant step towards modernising agriculture, the Andhra Pradesh government, under the Annadata Rythu Seva Sangham initiative, has provided state-of-the-art agricultural drones to farmers in Dharmavaram with 80% subsidy. The programme, held at Dharmavaram Market Yard, was organized under the directions and support of Health and Family Welfare Minister Satya Kumar Yadav. Minister's constituency in-charge Harish Babu, AD Laxman Naik, and Mandal Agriculture Officer Mustafa participated in the event. Harish Babu stated that this initiative was made possible due to the special interest and guidance of Minister Satya Kumar Yadav. Implemented with the cooperation of the Farm Machinery Bank and financial support from the State Bank of India, the drones were manufactured by Drago Drones Pvt. Ltd. These advanced drones enable farmers to spray pesticides and fertilisers over crops quickly and cost-effectively, saving time, labour, and expenses while improving crop protection. Each drone is priced at Rs 9,80,000, of which the government covers Rs 7,84,000 as a subsidy. Farmers' groups need to contribute only Rs 1,96,000. Harish Babu described this as a technological revolution in rural farming, bringing modern tools within every farmer's reach. Farmers expressed gratitude to Minister Satya Kumar Yadav and the State government for their support. The event was attended by Drago Drones representative Ravi, SBI Field Officer Kishore, Annadata Rythu Seva Sangham members, rural mandal presidents, several BJP leaders and local farmers.

Mumbai: Capital markets regulator SEBI has banned Dewan Housing Finance Corporation Ltd's former Chairman and Managing Director Kapil Wadhawan, ex-director Dheeraj Wadhawan, and four others from the stock markets for up to five years and slapped a penalty of Rs 120 crore on them for diverting funds and fabricating books. They have also been barred from holding any key position in a listed company for up to five years. According to the SEBI investigation, the main culprits involved in the fraudulent scheme were Kapil Wadhawan and his brother Dheeraj, who have been fined Rs 27 crore each. Rakesh Wadhawan, who was Non-Executive Chairman, and Sarang Wadhawan, a former Non-Executive Director, were also involved through their roles on DHFL's board and face penalties of Rs 20.75 crore each. Besides, Harshil Mehta, who was Joint Managing Director & CEO and Santosh Sharma, a former CFO of the company, have been fined Rs 11.75 crore and Rs 12.75 crore, respectively. The SEBI has stated in its order that since 2006, DHFL, along with its promoters, directors, and key managerial personnel, have engaged and participated in an 'egregiously fraudulent scheme' to divert funds to 'Bandra Book Entities' (BBEs) linked to the promoters. DHFL's loans to BBEs rose to a staggering Rs 14,040.5 crore by March 31, 2019. The order states that the promoters issued huge unsecured loans to these entities despite the fact that they did not have any assets or business. These loans were also falsely recorded as retail housing investigation has found that the modus operandi involved was to first extend large unsecured loans to these BBEs, even though they had no net worth, assets, or cash flows to justify such exposure. Second, all standard loan appraisal processes were deliberately bypassed.

Vishal Mega Mart shares in focus as Q1 profit jumps 37% YoY

Vishal Mega Mart is set to draw investor attention on Thursday after the company reported strong year-on-year (YoY) growth in profitability for the first quarter of FY26. Profit After Tax (PAT) for the April-June period rose 37.2% to Rs 206.10 crore from Rs 150.10 crore in the same quarter last year, with the PAT margin improving to 6.6% from 5.8%. ADVERTISEMENT Revenue from operations grew 21% YoY to Rs 3,140.30 crore, compared to Rs 2,596.30 crore in Q1FY25. Gross profit stood at Rs 891.30 crore, up 21.6% from Rs 733.10 crore a year ago, translating to a gross profit margin of 28.4%. The company's reported EBITDA increased 25.6% to Rs 459.20 crore from Rs 365.60 crore, with the EBITDA margin improving to 14.6% from 14.1% in the corresponding quarter. In terms of segment contribution, apparel accounted for 47.4% of total revenue in Q1FY26, followed by general merchandise at 27.3% and FMCG at 25.1%. As of June 30, 2025, Vishal Mega Mart had a consumer base of approximately 151 million. Own brands contributed 75.8% of the company's revenue during the quarter.'In Q1FY26, we continued to deliver a strong performance in both revenue and profitability and demonstrated the strength of our purpose-led strategy of making aspirations affordable for consumers across geographies in India,' said Gunender Kapur, Managing Director and Chief Executive Officer of Vishal Mega Mart.'The Indian economy remained steady in Q1FY26. Moderation in retail inflation, coupled with favourable tax policie,s is expected to offer relief to household budgets and improve consumer confidence. With our business on a solid footing, we will continue to deliver affordable and aspirational products backed by cost efficiency and focus on execution to create lasting stakeholder value,' he added.
