Columbus to review 16-story student housing complex at corner of Lane and High
UNIVERSITY DISTRICT, Ohio (WCMH) — The corner of North High Street and Lane Avenue could look different under a new 16-story student housing proposal.
On Feb. 28, Georgia-based Landmark Properties submitted a plan for the property at 2160 N. High St. for review by the University Impact District Review Board. According to plans submitted to the city, the 16-story high-rise would create 72 parking spots for an undisclosed number of housing units, including some designated for affordable housing options.
Historic central Ohio church listed for $2.4 million
Last July, the city updated zoning laws affecting the site, allowing Lane Avenue, High Street and Broad Street buildings to be taller than was previously permitted. These zoning updates — the first in 70 years — cleared the way for Landmark's high-rise plan.
The site falls under the new Urban Core zoning, which allows 12-story buildings with up to four additional stories if it provides sufficient affordable housing options. Landmark Properties did not specify how many affordable housing units it would provide, but the four-story addition variance requires 20%-30% of units to be low-income qualified housing.
Located across the street from several dormitories for Ohio State University, the site would be centrally located for students. Currently, the spot hosts a CVS Pharmacy, which developers said would be torn down. Conceptual plans show the CVS would be rebuilt into the building's first floor.
The plans and renderings, done by BBCO, show various amenities around the residential units. Floor 13 appears to have a large open-air balcony in the building's center for residential use. Renderings also label the window-heavy development 'The Standard.'
The building is not scheduled for review at this month's University Impact District Review Board meeting, which will take place on Thursday. However, it will likely go before the board in the coming months for approval.

NEW YORK -- The leaders of a sex-focused women's wellness company that promoted 'orgasmic meditation' have been convicted of federal forced labor charges. A Brooklyn jury on Monday found Nicole Daedone, founder of OneTaste Inc., and Rachel Cherwitz, the California-based company's former sales director, guilty after deliberating for less than two days following a five-week trial. The two each face up to 20 years in prison when sentenced later. Prosecutors had argued the two women ran a yearslong scheme that groomed adherents — many of them victims of sexual trauma — to do their bidding. They said Daedone, 57, of New York, and Cherwitz, 44, of California, used economic, sexual and psychological abuse, intimidation and indoctrination to force OneTaste members into sexual acts they found uncomfortable or repulsive, such as having sex with prospective investors or clients. The two told followers the questionable acts were necessary in order to obtain 'freedom' and 'enlightenment' and demonstrate their commitment to the organization's principles. Prosecutors said OneTaste leaders also didn't pay promised earnings to the members-turned-workers and even forced some of them to take out new credit cards to continue taking the company's courses. Assistant U.S. Attorney Nina Gupta, in her closing statement last week, said the defendants 'built a business on the backs' of victims who 'gave everything' to them, including 'their money, their time, their bodies, their dignity, and ultimately their sanity.' 'The jury's verdict has unmasked Daedone and Cherwitz for who they truly are: grifters who preyed on vulnerable victims by making empty promises of sexual empowerment and wellness only to manipulate them into performing labor and services for the defendants' benefit,' said Joseph Nocella, U.S. Attorney for the Eastern District of New York. Daedone's defense team cast her as a 'ceiling-shattering feminist entrepreneur' who created a unique business around women's sexuality and empowerment. Cherwitz's lawyer, Celia Cohen, argued that the witnesses who testified weren't forced to do anything. When they didn't like the organization anymore or wanted to try other things, she said, they simply left. 'No matter what you think about OneTaste and what they were doing, they chose it. They knew what it was about,' she said in her closing statement last week. 'The fact they are regretting the actions that they took when they were younger is not evidence of a crime.' Lawyers for the defendants said their clients maintain their innocence and intend to appeal. 'We are deeply disappointed in today's verdict," the lawyers said in a statement Monday. "This case raised numerous novel and complex legal issues that will require review by the Second Circuit.' Daedone co-founded OneTaste in San Francisco in 2004 as a sort of self-help commune that viewed female orgasms as key to sexual and psychological wellness and interpersonal connection. A centerpiece was 'orgasmic meditation,' or 'OM,' which was carried out by men manually stimulating women in a group setting. The company enjoyed glowing media coverage in the 2010s and quickly opened outposts from Los Angeles to London. Portrayed as a cutting-edge enterprise that prioritized women's sexual pleasure, it generated revenue by providing courses, coaching, OM events, and other sexual practices for a fee. Daedone sold her stake in the company in 2017 for $12 million — a year before OneTaste's marketing and labor practices came under scrutiny. The company's current owners, who have rebranded it the Institute of OM Foundation, have said its work has been misconstrued and the charges against its former executives were unjustified.

Advocacy groups say utility regulators who praised rate freeze before hearing violated state rules

Stanley Dunlap/Georgia Recorder Three elected state regulators are being asked to recuse themselves from voting on a proposed agreement to freeze Georgia Power's rates over allegations that they violated state rules by publicly endorsing the proposal before an upcoming hearing. Advocacy groups filed a complaint Friday accusing Georgia Public Service Commission Chairman Jason Shaw, Commissioner Lauren 'Bubba' McDonald and Commissioner Tim Echols of showing bias by supporting a proposal between commission staff and Georgia Power that would freeze the base electric rates from 2026 to 2028. Shaw and McDonald are accused of violating state regulations by publicly endorsing the proposed three-year rate freeze during Gov. Brian Kemp's May press conference, which promoted the proposal. According to the complaint, state rules require commissioners to reserve their opinions on the merits of a matter until they have heard all the facts following a hearing. The four nonprofits behind the complaint – Georgians for Affordable Energy, Georgia Conservation Voters, Center for a Sustainable Coast, and Georgia Women's Action for New Directions – recommend that the commission cancel or deny the proposed rate freeze, which would result in a Georgia Power rate case later this year. Another option they floated would be to have an administrative law judge appointed to rule on the base rate plan. Patty Durand, founder of Georgians for Affordable Energy, said the commission should deny the rate freeze plan and instead require Georgia Power to hold its normal three-year rate case this fall that she said could result in ratepayers paying lower utility bills. That would also give regulators a chance to review the utility's commission-approved profit margin, which is currently set at 11.9%. 'Georgia Power's three-year rate freeze is a Trojan horse and absolutely devastating to Georgia Power ratepayers,' Durand said. 'They don't do this out of benevolence. They're a for-profit corporation always seeking to increase profits. This three-year rate freeze does that by locking in high profits through a return on equity that is far above industry norms and delivers $700 million in excess profits annually.' The complaint also refers to a quote from Echols in a May 27 Atlanta Journal-Constitution article about the proposed rate freeze. 'Freezing the rates for three years is the best thing we can do for ratepayers right now, and I have advocated for that incessantly,' Echols said in the article while discussing discount utility programs for seniors and low-income ratepayers. The three commissioners declined to comment on the pending complaint through a commission spokesperson. At the May press conference, Shaw said that freezing rates for 'three years is a very big deal for our state, and it's good for Georgians.' 'At the end of the day, we're going to have an open and transparent process hearing of this agreement,' Shaw also said. 'We're going to have a chance over the next few weeks to meet with all the stakeholders. If anyone has concerns about this agreement, we're going to sit down as we learn more about it ourselves, and have that normal open dialog that we have at the PSC.' Several consumer and environmental groups have expressed concerns regarding the timing of the rate freeze announcement and May press conference. Early voting for the June 17 primary election featuring two commission seats started a week after the press conference. Echols is the only commissioner named in the complaint who is up for reelection this year. Early voting ends Friday as Democratic candidates Peter Hubbard, Robert Jones, Keisha Sean Waites and Daniel Blackman run for the Public Service Commission against appointed Republican Commissioner Fitz Johnson in the Nov. 4 general election. Blackman is still fighting to stay on the ballot, though. A Fulton County Superior Court hearing is scheduled for Tuesday to hear Blackman's appeal after being disqualified for the Atlanta-based seat for failing to meet residency requirements. Georgia voters will also decide this month who will win the GOP primary for the District 2 race that covers eastern Georgia as Republican Commissioner Tim Echols faces challenger Lee Muns. The winner of the District 2 Republican primary will face Savannah Democratic candidate Alicia M. Johnson in the general election. The commission has come under fire for approving six Georgia Power rate hikes since late 2022 that have resulted in the typical household paying about $43 more per month on their electric bills. And bills could still increase, even with the rate freeze. Next year, Georgia Power will file cases with the commission seeking to recoup storm damage and overrun fuel expenses from customers. Georgia Power spokesman John Kraft said that the proposed agreement will balance the company's ability to provide affordable rates to customers while also supporting the growing demands from new customers. State regulators commissioners also adopted a rule earlier this year that requires large-use customers to pay their full electric service costs through Georgia Power. 'We're always working to keep energy reliable and affordable for customers, and this stipulated agreement means no base rate increases for three years – that's great news for every customer,' Kraft said. 'Reaching this agreement was just the start of an open and transparent process, leading up to a vote by the Georgia PSC, which will include opportunities for comment and input from intervenors and the public.' The Independents Acquires Culinary Studio We Are Ona
Fashion communications conglomerate The Independents has acquired culinary studio We Are Ona. Founded in Paris in 2019 by chef and Noma alumnus Luca Pronzato, We Are Ona produces immersive dinners, including for Chanel, Balenciaga, Coperni, Alaïa and Saint Laurent. After working together on various projects for clients over the past few years, joining forces felt inevitable, said Independents co-founder and chief executive Isabelle Chouvet. 'We started to collaborate a lot and then it was natural that we had to officialise this union,' said Chouvet. '[Pronzato] is the only one doing what he's doing. He is able to push the boundaries of innovation, he is the only one who has the network of talents. He has the vision and understands the client's needs.' We Are Ona collaborates with artists like Willo Perron, who has staged shows for Beyoncé and Drake; Carsten Höller, known for his interactive installations; and Michelin-starred chefs including Dalad Kambhu and Mory Sacko. Beyond producing events for brands, the firm hosts pop-ups open to the public, most recently a restaurant experience featuring a dramatic, 100-feet-long sculptural lighting installation in New York's WSA Building with fashion show producer Alexandre de Betak (whose Bureau Betak was acquired by The Independents in 2021) in May. This marks The Independents' first acquisition in the culinary space; it comes as foodie culture reaches a new zenith, and as food becomes an increasingly important tool fashion brands use to engage their customers. When it comes to food, fashion brands are raising the stakes — looking for high-production events that double as marketing moments: 'It's not only dinner to have a dinner, it's dinner to create a brand moment,' said Pronzato. 'These experiences can create an emotional link. When you sit at the table, the experience is different than when you buy a bag.' The acquisition is The Independents' third this year, and part of an ongoing spree that began in 2023 when it set its sights on doubling in size. In April, The Independents bought design studio 2x4 and in May, Paris-based documentary production company Terminal 9 Studios. Now, the company has over 20 agencies in its ranks and counts over 1,200 employees in offices across cities including Barcelona, Beijing, London, Los Angeles, Milan, New York, Seoul, Shanghai and Paris. Group revenue totalled $800 million in 2024, according to the company.
