Housing finance firms to raise up to Rs 12,000 crore via RMBS in FY26

Housing finance companies are expected to raise Rs10,000-12,000 crore in the current financial year through listed residential mortgage-backed securities, structured by RMBS Development Company Ltd, a National Housing Bank-promoted entity similar to the likes of Freddie Mac and Fannie Mae.
ADVERTISEMENT The fundraising will be done across seven to 10 deals in the current financial year, Sanjay Shukla, managing director of NHB said on Monday. RDCL, which structured one such deal last week, is in talks with a couple of housing finance companies.
RDCL, in which NHB holds the largest stake of 39%, started operations in March 2025. In addition to structuring RMBS deals, RDCL's scope of activities involve providing liquidity support and credit enhancement, among others.
Shukla was speaking at the sidelines of listing of India's first residential mortgage-backed securities (RMBS). This involved LIC Housing Finance raising Rs1,000 crore last week through pass-through certificates (PTC) maturing in 20 years at a 7.26% coupon, payable monthly. PTCs are debt instruments backed by assets like loans, which in this case was the housing loan portfolio originated by LIC Housing.Securitisation of loan pools is a popular method among non-banking finance companies. But what sets this particular transaction apart is that price discovery was done through the bidding process on National Stock Exchange's electronic bidding platform.'When housing finance companies sell (loan portfolios) to banks at a pre-agreed rate, there is no price discovery. In this structure, there will be price discovery. The bidding will take place on the electronic bidding platform,' Shukla said.

'Another major benefit will be to get long-term housing loans at a fixed rate.''Once PTCs are made available to retail investors, investment in this instrument is another option, where they can get monthly inflow,' Nagaraju said.
ADVERTISEMENT In LIC Housing Finance's deal, the PTCs were issued through a special purpose vehicle and are rated AAA(SO) by CRISIL and CARE.Separately, Shukla also said that NHB is planning to raise Rs55,000-Rs60,000 crore through bonds in FY2026 compared with Rs48,000 crore in the previous financial year.

Photo by S Parthiban SALEM: Retired employees of Primary Milk Producers Cooperative Society have requested the state govt to grant them pension, like that provided to those who retire from the District Milk Producers' Cooperative Union and the Tamil Nadu Cooperative Milk Producers Federation Limited. The dairy sector has three levels in the state: the Primary Milk Producers Cooperative Society, the District Milk Producers Cooperative Union and the Tamil Nadu Cooperative Milk Producers Federation Limited. Primary Milk Producers Cooperative Society employees play vital roles, including sourcing high-quality milk and supplying it to the district unions. However, they do not receive any retirement benefits. They have requested the govt to provide them pension at least on compassionate grounds. They have sought inclusion in the medical insurance scheme. They have also sought provision of 500 ml of free milk every day and sweets and ghee during festive times. At present, around 2,000 retired employees are waiting for their pension. "The central government's EPF (employees' provident fund) scheme was initiated in September 1995 to offer pensions to retired employees of these three organizations who have served in the same capacity," Tamil Nadu Primary Milk Cooperative Society Retired Employees' Association president P Ramakrishnan told TOI. He noted that less than 50% of the primary milk producers cooperative societies in the state have enrolled in this scheme. Furthermore, those who have registered under this initiative receive pensions that range from Rs1,000 to Rs 2,374 monthly. Ramakrishnan urged chief minister M K Stalin to establish a fund to assist the retired employees of the Primary Milk Producers Cooperative Society. A Annadurai, the managing director of the Tamil Nadu Cooperative Milk Producers Federation Limited, has indicated that there is currently no dedicated fund for providing pensions to retired employees of the Primary Milk Producers Cooperative Society. He mentioned that the special bylaws of the association do not include any provisions for pensions. "Nonetheless, it has been communicated that in the future, as employees of the association express their willingness to contribute to a pension fund, the feasibility of offering pensions based on the accumulated funds and interest will be evaluated," he said. Bengaluru, Aug 16 (PTI) Over 5,000 students have already registered for the government's ambitious 'study abroad" initiative through the Karnataka Vocational Training and Skill Development Corporation (KVTSDC), the Department of Skill Development said on Saturday. Encouraging more participation, the department announced that students can still enroll by attending the day-long 'Study Abroad Expo" at Hotel Lalit Ashok on August 17. Over 60 international universities offering attractive academic opportunities for Karnataka students have already camped at the venue, officials said. To ease financial concerns, several public and private banks have set up stalls offering education loans at competitive interest rates, an official release said. Public undertaking Karnataka bank has assured the government of the most student-friendly financial packages. 'Studying abroad is no longer a privilege reserved for the wealthy. With our government's initiative, even students from economically weaker backgrounds can now pursue higher education overseas without financial burden. This is the first-of-its-kind initiative in India making global education accessible to all sections of society," said Karnataka Minister for Skill Development, Entrepreneurship and Livelihood Sharanaprakash Patil. Unlike private programmes that stops support once students leave India, the government-backed scheme guarantees continued assistance abroad-covering welfare, academic progress, and legal aid, the release said. The expo also ensures transparency, offering free guidance from university selection to post-departure support, without agency fees, it added. Hyderabad: Telangana Chief Minister A. Revanth Reddy has announced an ambitious development plan aimed at transforming the state's urban, semi-urban, and rural landscapes through massive infrastructure projects, strategic zoning, and investment-friendly policies. Speaking at the inauguration of the Credai Hyderabad Property Show here at Hitex on Friday, the Chief Minister declared that Hyderabad will stand as one of the state's two primary growth engines, alongside other economic hubs. 'Real estate, construction, and infrastructure are the pillars that will turn Telangana into a truly developed state,' he said, assuring investors of transparent governance, robust legal safeguards, and profitable opportunities. 'Telangana is open for business, and we will protect your investments with robust laws and transparent governance,' he added. Highlighting infrastructure as the key growth driver, the Chief Minister detailed plans for a 300–360-km Regional Ring Road (RRR), complemented by a regional ring rail, industrial corridors, greenfield highways, and port-connectivity projects. He also announced 11 new radial roads linking the RRR to the Outer Ring Road (ORR) and the creation of a dry port on the Hyderabad–Amaravati Greenfield Highway. The government will pursue metro rail expansion — redesigned to ensure wider last-mile coverage — with proposed extensions to Shamirpet and Medchal. Multi-modal transportation systems will be developed to serve high-density population areas, addressing long-standing traffic issues. Revanth Reddy outlined a structured growth model with three zones: Urban Service Sector (within ORR) – Expansion of IT hubs, the financial district, and metro connectivity; Semi-Urban Industrial Growth (between ORR and RRR) – Development of manufacturing zones and industrial parks; Rural Agricultural Modernization (beyond RRR) – Linking rural produce to urban and global markets through transport and water networks. He stressed that real estate is 'not just land—it is sentiment, opportunity, and business potential,' promising development grounded in infrastructure, trust, and policy clarity. Acknowledging financial challenges inherited from the previous government, the CM revealed that the state has already restructured Rs26,000 crore of loans at 7.5 per cent interest for a 35-year tenure. He urged Prime Minister Narendra Modi to extend similar restructuring for Rs2 lakh crore in high-interest loans to help Telangana navigate its debt crisis. Responding to criticism over his frequent visits to New Delhi, Revanth Reddy explained that key approvals — including metro expansion and the Musi river rejuvenation — require central government sanction. 'If the central government is in Delhi, I have no option, but to go there,' he said, noting that he now stays in a designated CM bungalow during these visits to expedite clearances. Citing past leaders' landmark contributions — from Quli Qutb Shah's Charminar to N. Chandrababu Naidu's Hi-Tech City and Y.S. Rajasekhara Reddy's Outer Ring Road — the Chief Minister vowed to create a 'great city' that would be remembered for centuries. 'My name will also be etched in history forever,' he said, pledging energy, youth, and commitment to the state's development.
