Five-story apartment building nears construction in Franklinton

COLUMBUS, Ohio (WCMH) — A vacant Columbus lot down the street from the Gravity development in Franklinton may soon be home to a new five-story apartment building.
Grateful Development Partners, a central Ohio-based development company, is advancing plans to build a mixed-use residential building at 550 W. Broad St. in Franklinton. Once completed, the complex will house 64 apartments on the top four floors, and a ground floor retail alongside a 42-space parking garage.

'We are committed to addressing the affordable housing crisis by creating both accessible and desirable projects,' Grateful states on its site. 'We specialize in developing mixed-use properties that blend residential, commercial, and recreational spaces in a way that enhances the quality of life for our neighborhoods.'
Chris Gump, partner at Grateful, confirmed to NBC4 the company is hoping to begin construction by end of the summer. The development company's project was reviewed one last time by the East Franklinton Review Board on May 28, which approved the landscaping and lighting proposed for the complex.
The five-story building was first presented in May last year to the review board, who applauded the proposal and said it 'enhances the area's urban character.' Grateful returned to the review board in July and then again in August for the building's approval.

Before construction can begin on the new structure, crews will need to demolish a one-story building that has long sat vacant on the property.
The site is just a block away from Gravity, a sprawling residential complex that recently sold several buildings part of its second phase for a combined $78 million. Since then, these former Gravity properties have been rebranded to 'Horizon West' and are now under the management of a Columbus-based investment firm named Coastal Ridge Real Estate.

Kansas City, Missouri-based Commerce Bancshares has agreed to buy Fort Myers, Florida-based FineMark Holdings in an all-stock transaction valued at roughly $585 million, the companies announced Monday. Following the transaction, Commerce will add FineMark's $7.7 billion in assets under administration along with $4 billion in banking assets, deposits and loans worth $3.1 billion and $2.6 billion, respectively, according to the press release. The transaction – expected to close by Jan. 1, 2026 – is awaiting regulatory and FineMark shareholders' approvals. Though Commerce has been a serial acquirer since 1991, this is the bank's first proposed acquisition in more than a decade. The last bank Commerce bought was Summit Bancshares in May 2013. The combined entity will have more than $36 billion in assets and more than $82 billion in wealth assets under management, expanding Commerce's reach while bolstering its growth, according to John Kemper, Commerce's CEO. Commerce now counts more than $76 billion in wealth assets. 'FineMark is a natural culture fit, with a history of strong asset quality, a shared client-centric approach to wealth management and banking, and a commitment to building strong communities,' Kemper said in a statement Monday. 'This acquisition is about more than scale — it's about shared purpose and the opportunity to achieve more together.' Under the terms of the deal, FineMark shareholders will get a fixed exchange ratio of 0.690 shares of Commerce common stock for each FineMark share they own. The per-share value of $41.87 for FineMark shareholders was based on Commerce's closing price Friday. The acquisition is expected to be roughly 6% accretive to 2026 earnings, with a tangible book value per share earnback period of 1.6 years, Commerce said in an investor presentation. Commerce is 'well-positioned for continued growth,' the bank added, with the common equity tier 1 ratio of roughly 17% post-acquisition. Fee income comprises roughly 43% of FineMark's diversified revenue stream. The bank's sports management unit offers wealth management expertise to nearly 300 professional athletes, with roughly $600 million in assets under administration. Analysts at Keefe Bruyette & Woods have dubbed the deal a 'prime example of 'quality buying quality'' with Commerce acquiring a lender with strong capital levels and low credit costs and 'meaningful' expansion in Florida, Arizona and South Carolina growth markets. The deal would add 13 branches to Commerce's footprint. After the completion of the deal, FineMark CEO Joseph R. Catti will be named chairman of Commerce Trust and CEO of FineMark, a division of Commerce Bank, according to the investor presentation. FineMark is expected to maintain its brand name as a division of Commerce Bank, which will be merged into a single charter. 'We believe it reflects well on FineMark that a bank of Commerce's caliber would see the value in what we have created,' Catti said in a statement. 'We are excited to announce a partnership that will benefit both institutions, our clients, and shareholders, while also positioning us to work together towards the next chapter of our combined organization's legacy.' (Reuters) -Canadian oil producer MEG Energy on Monday urged its shareholders to reject a nearly C$6 billion ($4.42 billion) hostile takeover offer from Strathcona Resources, calling the bid inadequate and not in their best interest. The board also launched a strategic review to explore alternatives that could lead to a better offer than MEG's current plan to be a standalone company. In May, the Canadian oil and gas producer Strathcona Resources said it planned to launch a hostile takeover bid for MEG Energy, valuing its rival's shares at C$23.27 per share. MEG's last close was C$25.71. Later, MEG advised its shareholders to not take action on the unsolicited takeover bid. Since 2020, Strathcona, owned by Calgary-based private equity firm Waterous Energy Fund (WEF), has become one of the fastest-growing oil companies in North America through a series of acquisitions. If the takeover were to go through, WEF would own 51% stake in the combined company, making it a vehicle for WEF and its investors to sell their material ownership over time, MEG Energy said. Activist investor Barington Capital Group is calling for Victoria's Secret to restructure its board of directors and scrap its recently adopted shareholder rights plan. James Mitarotonda, the CEO of the New York-based hedge fund, which owns more than 1% of the company's outstanding common stock, told Victoria's Secret Chair Donna James in a letter Monday that it has failed to realize its potential since its separation from its parent company, L Brands, in 2021, with the current board overseeing the "destruction of $2.4 billion in shareholder value." Mitarotonda argued that the company's current leadership, including CEO Hillary Super, lacks the experience and strategic clarity necessary to lead a successful turnaround. Barington noted that Super has limited chief executive and public company experience with only a brief tenure in intimate apparel. "We believe that Victoria's Secret requires a reconstituted Board comprised of directors with proven experience in brand revitalization, operational execution, international expansion, and shareholder value creation," Mitarotonda wrote, adding that the retailer "should consider replacing a majority – if not all – of the Board with independent directors who bring relevant backgrounds, fresh perspectives, and a strong track record of value creation." Meanwhile, the activist investor, which also has a stake in Macy's, said it is also disappointed by the company's recently adopted "poison pill" plan, calling it counterproductive. "Equally troubling, it risks entrenching management and the Board at a time when meaningful change is warranted," the letter continued. "Academic research and realworld experience demonstrate that companies with weak governance structures and strong anti-takeover provisions tend to trade at lower valuations." To help the brand "regain its footing and succeed," the investor said the company needs to focus on core product categories, including bras, reinvest in digital and international markets and streamline its operating model. Barington said it had previously worked with L Brands to help implement key initiatives.
