Indiqube Spaces IPO opens for subscritpion: The initial public offering (IPO) of workplace solutions provider Indiqube Spaces is set to open for public subscription today, Wednesday, July 23, 2025.
At the upper end, the company aims to raise ₹852.53 crore through the offering, which comprises a fresh issue of 27.4 million equity shares worth ₹650 crore and an OFS with promoters Meghna Agarwal and Rishi Das divesting up to 2.1 million equity shares, aggregating up to ₹50 crore. Notably, Indiqube Spaces has already raised ₹314.32 crore from anchor investors in the bidding that concluded on July 22.
Meanwhile, the brokerages remain optimistic about the public offering, citing a favourable long-term outlook. Before delving into the brokerage reports, let's have a look at the key details of the Indiqube Spaces IPO:
Indiqube Spaces IPO price band, lot size
Indiqube Spaces has set a price band of ₹225-237 per share for the IPO. The lot size is 63 shares, allowing investors to bid for a minimum of one lot (63 shares) at ₹14,931.
A retail investor can, however, bid for a maximum of 13 lots or 869 shares of Indiqube Spaces IPO with an investment of ₹1,94,103.
Indiqube Spaces IPO grey market premium (GMP)
The unlisted shares of Indiqube Spaces were commanding a decent premium in the grey markets ahead of the opening of their public issue on Wednesday. Sources tracking unofficial market activity revealed that Indiqube Spaces shares were trading at ₹260 apiece, reflecting a grey market premium (GMP) of ₹23 or 9.70 per cent over the upper price band of ₹237.
Indiqube Spaces IPO timelines
Indiqube Spaces IPO will remain open for subscription until Friday, July 25, 2025. Following that, the basis of allotment of Indiqube Spaces IPO shares is expected to be finalised on Monday, July 28, 2025, and shares will be credited to successful allottees' demat accounts on Tuesday, July 29, 2025.
The tentative listing date for Indiqube Spaces shares on the BSE and NSE is Wednesday, July 30, 2025.
Indiqube Spaces IPO registrar, lead manager
MUFG Intime India (Link Intime) has been appointed as the registrar for the Indiqube Spaces IPO, while ICICI Securities acts as the book-running lead manager for the issue.
Indiqube Spaces IPO objectives
The company will not receive any proceeds from the OFS, as those will go to the selling promoters. The company, however, proposes to utilise the proceeds from the fresh issue for funding capital expenditure towards the establishment of new centers, as well as for the repayment/pre-payment, in full or in part, of certain borrowings availed by the company. Indiqube Spaces will further use the proceeds from the fresh issue for general corporate purposes.

Analysts at Anand Rathi Research team have recommended the investors to subscribe to the public offering for a long-term perspective citing that the issue is fully priced. "At the upper price band, the company is valuing at P/S of 4.7x with EV/EBITDA of 14.6x and market cap of ₹4,977.1 crore post issue of equity shares," wrote the analyst in a research note.
The company plans to expand its commercial real estate portfolio further, both in scale and geographical reach across the country. "The company's integrated tech platform, MiQube, connects clients, employees, and service partners to streamline office operations, enhance efficiency, and improve overall workspace experience."

NEW DELHI: Shares of Oberoi Realty and Lodha Developers saw large block deals worth USD 395 million (Rs 3,412 crore) on the stock exchanges, dragging the shares of two real estate majors down by up to 6 per cent on Wednesday. The deals, executed via open market transactions, involved the sale of institutional stakes in both companies. In case of Oberoi Realty, around 11 million or 1.1 crore equity shares -- equivalent to 3 per cent of the company's equity -- changed hands for USD 230 million (Rs 1,987.02 crore ) at a floor price of Rs 1,753.20 per share, reflecting a 4 per cent discount to the previous close, as per a term sheet accessed by PTI. Following the stake sale, shares of the Oberoi Realty fell 4.16 per cent to Rs 1,750.20 apiece on the NSE. Goldman Sachs acted as the sole placing agent for both transactions. Similarly, Mumbai-based Lodha Developers saw a block deal of around 9.8 million shares or 98 lakh shares, representing 1 per cent of its stake -- being sold for USD 165 million (Rs 1,424.97 crore). The floor price for the Lodha block deal was pegged at Rs 1,384.60 per share, also translating to a 4 per cent discount to the previous close on the bourse. Following the deal, the scrip of Lodha Developers declined by 6.64 per cent to Rs 1,346.50 per piece on the National Stock Exchange (NSE). "No confirmation was given on the identity of the seller or potential buyers, market participants expect the offloaded stakes to be picked up largely by domestic and foreign institutional investors, given the deal structure and volumes involved," sources said. Both block deals were executed as part of a clean-up trade by an existing stakeholder. The trades were conducted under Rule 144A and Regulation S guidelines, commonly used for placements to institutional and offshore investors, they added. Meanwhile, the selling pressure reflected in the NSE's Nifty realty index with all of its constituents trading in the red. The index fell 2.90 per cent to trade at 967.15, dragged down by losses in major stocks including Macrotech Developers (Lodha) and Oberoi Realty, which led the decline. Godrej Properties and Prestige Estates also witnessed significant losses, each shedding over 2 per cent in intraday trade. On Monday, Oberoi Realty reported a 28 per cent decline in its consolidated net profit to Rs 421.25 crore for the quarter ended in June on lower income. The net profit stood at Rs 584.51 crore in the year-ago period. Its total income fell to Rs 1,073.98 crore in the first quarter of this fiscal from Rs 1,441.95 crore in the corresponding period of the preceding year. On the operational front, the company has sold properties worth Rs 1,639 crore in the April-June quarter of 2025-26 fiscal.

NEW DELHI: Bajaj Housing Finance has reported a growth of 20.86 per cent in its net consolidated profit in the first quarter of the financial year 2025-26. The company's profit after tax stood at ₹583.30 crore in Q1 FY26 as against ₹482.61 crore it registered in the corresponding quarter of the previous fiscal, the company said in a BSE filing. The company's net consolidated total income stood at ₹2,618.45 crore in Q1 FY26, a growth of 18.55 per cent from ₹2,208.73 crore it recorded in the similar quarter last year. As of June 30, 2025, the company's net worth stood at ₹20,508.37 crore, debt-equity ratio was 4.31, total debts to total assets was 0.81, gross non-performing assets (NPA) was 0.30%, net NPA was 0.13%, capital to risk-weighted assets ratio was 26.94% and liquidity coverage ratio was 210.57%. The company's assets under management (AUM) grew by 24 per cent to ₹1.20,420 crore as of 30 June 2025 from ₹97,071 crore as of 30 June 2024. Loan losses and provisions for Q1 FY26 was ₹41 crore as against ₹10 crore in Q1 FY25. Provisioning coverage ratio on stage 3 assets at 56%.

NEW DELHI: IndiQube Spaces , a managed workspace solutions company, has raised over ₹314.32 crore from anchor investors ahead of its initial public offering. The shares were allotted at ₹237 apiece, according to an exchange filing. Key anchor investors include Aditya Birla Sun Life MF , Ashoka WhiteOak ICAV , Invesco India ELSS Tax Saver Fund, Bandhan Large & Mid Cap Fund, Motilal Oswal Large Cap Fund, Malabar India Fund, and Malabar Midcap Fund. Other participants include Max New York Life Insurance, Edelweiss MF, Baroda BNP Paribas, TOCU Europe III S.A R.L., Groww Mutual Fund, BNP Paribas Financial Markets, Citigroup Global Markets Mauritius, and Société Générale. Out of 13.26 million equity shares allocated to anchor investors, 8.93 million shares (67.35%) were allotted to eight domestic mutual funds across 21 schemes. Private equity investor WestBridge Capital, which holds a 27.95% pre-offer stake in IndiQube through its group entities, is not diluting its holding in the offer. Founded in 2015, IndiQube had a portfolio of 8.40 million sq ft across 115 properties in 15 cities with a seating capacity of 1,86,719 as of March 2025, up from 4.94 million sq ft across 74 centres in March 2023. Of its 769 clients, 44% are Global Capability Centres, and 63% of occupied area comes from clients leasing over 300 seats. The company reported a total income of ₹1,103 crore in FY25, with an EBITDA of ₹660 crore and an RoCE of 34.21%. Occupancy at steady state centres stood at 86.50%. IndiQube paid income tax of ₹7.7 crore in FY24 and ₹8.4 crore in FY25 under IGAAP, and holds a CRISIL A+/Stable rating. The IPO opens on July 23, 2025, and closes on July 25, 2025, with a price band of ₹225–₹237 per share. ICICI Securities and JM Financial are the book-running lead managers.
