Aspiring homeowners struggling as down payments, closing costs present obstacles

Home sales in the Twin Cities and statewide are down about 5% year to year, according to the latest reports.
Affordability remains an issue with the housing market.
"As a millennial you try to attain that American dream and every year of just being under the cusp," said first-time homebuyer Devin Bliayang.
Bliayang and his wife, Marissa, are moving into their new home with their 14-month-old daughter, Eva, at the end of the month.
They first started looking at homes in 2018, and spent the last few years putting in the work to qualify for the larger home they needed.
"Just really locking in and paying off those debts that would have countered against me, and saving for a down payment," Bliayang said.
Four in five aspiring homeowners say the expenses from down payments and closing costs are a significant obstacle to owning a home, according to a new Bankrate survey.
"It's been more difficult for buyers to be able to obtain financing due to higher rates and the affordability has changed," Zachary Adams, a real estate broker and owner of Wright Sherburne Realty, said.
In 2021, a typical "all-in" payment — including insurance and taxes — on the median-priced home in the metro was $1,800. Now, it sits at $2,800, up $1,000 in just four years.
It puts aspiring homeowners in a more money, less home situation.
For those who can afford to buy, many are choosing narrower, single-family starter homes which are less than 2,000 square feet.
Centra Homes — who the Bliayang's bought from — is selling over 80% of theirs before they are completed. They're often more popular than existing homes because of builder incentives that require less cash.
Adams says somewhere in the mid-$300,000 to $400,000 is the "sweet spot."
"That allows for a rate buydown, or to offset closing costs," Adams said.
It's exactly what the Bliayang's did, and in two weeks they'll move into their home.
"It feels amazing. I feel very lucky and blessed to just have this opportunity to start the American dream right?" Bliayang said.
The key to buying a home hasn't changed. Having a large enough down payment that will make your monthly mortgage payment manageable is a top priority. First-time home buyers should look into assistance programs to help with down payments or closing costs.

The three are responsible for about half of US steel imports. In Canada, the biggest foreign provider of steel to the US, Carney insisted that the talks were progressing, even as he characterized the higher tariffs as 'bad for American workers, bad for American industry.' Mexico's Sheinbaum, on the other hand, has said she could take measures as soon as next week if the talks fail. Both governments have called the measures illegal. Lula's government plans to continue its attempts to negotiate reduced steel tariffs and a reinstatement of trade quotas of the sort Trump agreed to during his first presidency, according to two people familiar with the situation who requested anonymity to discuss internal matters. Negotiations between Brazil and the US continue, and Lula's government sees no need to rush, the people said. Trump's move earlier this week to raise tariffs on steel and aluminum from 25% to 50% has upset the relationship with some of the US's biggest trade partners. Steel industry groups in Latin America have said that thousands of jobs could be affected, even while the governments in turn have insisted that a deal is possible. Mexico has sought to strike a deal with the US on the basis that the worldwide 50% tariff is unfair given its regional free trade agreement and because Mexico runs a steel trade deficit with the US. 'We don't think it's just or sustainable,' Sheinbaum said at a press conference Wednesday. 'We hope to reach an agreement, but if we don't manage, we will be announcing measures that are necessary to strengthen and protect our jobs.' Mexico's Economy Minister Marcelo Ebrard, who will travel to Washington on Friday for talks with US officials, said on Tuesday that Mexico has a 'Plan B' in the event that the heightened levy remains in place. 'We will present our arguments on Friday to exclude Mexico from this measure,' Ebrard said during an event in Mexico City. 'Urgent Measures' Canacero, the business group representing the Mexican steel industry, indicated it's already facing a hit from the prior steel duties. Mexico's steel exports had dropped off by about 50% in April and May, it said in a statement Tuesday. 'Mexican steel does not represent a threat to the US market,' the group said. 'We trust in the negotiations being carried out by the Economy Ministry and the urgent measures that will follow.' The industry group argued that the measures were making it less competitive relative to countries in Asia, and that the US existing trade surplus with Mexico in finished steel products of about $4 billion would increase in 2025. Brazilian industry group Aço Brasil said in a Wednesday statement that it was 'very concerned' about a tariff increase that will worsen the sector's already delicate global scenario. Brazilian and US trade officials formed a working group to discuss tariffs, and Lula's government will seek to 'deepen the dialogue and highlight that Brazil is not a problem for the US,' Vice President Geraldo Alckmin told reporters Wednesday. The Brazilian industry group said data shows that American-made steel cannot meet current demand, meaning the levies will have harmful effects on both Brazilian exporters and US industrial sectors. Birmingham City chairman Tom Wagner says the club are targeting successive promotions and reaching the Premier League next year "is certainly the goal". The League One champions broke the EFL record for most points in a season in 2024-25, and the American businessman told BBC Sport he wants the club to return to the top flight "as quickly as we can". Advertisement With plans for a new stadium handed a major boost on Tuesday, after the government confirmed investment in local transport links, Wagner believes the Blues will be "highly competitive" in the Championship. And he says that is because the club's commercial revenues will be "very close to, if not in line with" those of rivals in receipt of parachute payments. Leicester City, Southampton and Ipswich Town will each benefit from almost £50m next season, having been relegated from the Premier League. Birmingham spent £25m after dropping down from the Championship last year, and Wagner vowed to be "very active in the transfer market" this summer in a bid to build on the progress under "exceptional" manager Chris Davies. Advertisement He added he is open to the idea of clubs playing some cup matches overseas as a means of growing an international fanbase. 'Unique opportunity' A "thrilled" Wagner was speaking after his hopes for a new 62,000-seat stadium to replace St Andrews took a significant step forward, with government funding for a new tramline to a planned £3bn 'Sports Quarter' in the east of the city. The club's owners, US investment firm Knighthead Capital - which Wagner founded - wants to build a 125-acre sports and leisure complex on abandoned land in Bordesley Green, and have been trying to persuade ministers to grant the West Midlands billions of pounds to fund new transport links for the regeneration project. Advertisement Now that has been achieved, he says the aim is for the "transformative" Sports Quarter - which will also include a 20,000-seat arena, hotel and training complex for the club's men's, women's and academy teams - to be open by 2030. "We needed the transport links to ensure the site was viable," said Wagner. "This will be an entertainment venue unlike many others in the world." "We have a unique opportunity. If you look across western Europe you'd be hard pressed to find another city with that much land available... where a project of this magnitude could be created. When asked if there was a risk that the new stadium would result in higher ticket prices for supporters, Wagner said: "If you price out the fans that are here you have different people sitting in the stands, you lose the singing, you lose the passion and then you've lost your product. "We have to remember this is a club of the people and that means the solution for growing commercial revenue is not solved through ticket prices, it's solved through making a better product." Advertisement Last year, Birmingham City's former chief executive Garry Cook said it would be "a great idea" if they played a league match against fellow US-owned club Wrexham on American soil. "I don't think that it makes sense to do it necessarily with regular-season matches," said Wagner. When asked what he thought about potentially playing some domestic cup matches in the US, he said: "It's something that has to be thought of. "When you think about the top-tier clubs in the Premier League, they're competing globally, which means that they have to have global fans and global-scale revenue, and if that means playing some matches overseas to create more following and revenue for the club I think that's a good thing. Advertisement "You have to find a way to do it that doesn't take away from your local community, so it's very much a balancing act. There's a very fine line that needs to be walked there, but I think for the top clubs it's something that has to be seriously considered. "Perhaps there's a different tournament, or something that happens that allows for that, maybe at a different point in time in the season. There's a whole series of ways that could be pursued beyond simply the pre-season tours." When asked what assurances he could give to fans concerned about the number of English clubs now controlled by US investors, Wagner said: "The reason Americans are drawn to investing here is because it's English football. "If we 'Americanise' it, then it's lost everything that drew people here in the first place."

Despite efforts by House Speaker Mike Johnson to alleviate Musk's concerns over the One Big Beautiful Bill Act, Musk continued a series of X posts warning that the tax legislation would bankrupt the country. The White House has sought to discredit the CBO, but other groups have also presented estimates that conclude that the legislation would expand the U.S. government deficit by trillions of dollars. The Tax Foundation estimated that it would add between $1.7 trillion and $2.6 trillion. Musk also challenged the White House claim that the legislation would reduce the deficit, just as Russell Vought, the director of the White House Office of Management and Budget, was about to testify before Congress. Trump has said little about Musk's tirade against the One Big Beautiful Bill Act. On Wednesday afternoon, he reposted Musk's comment from last week as he departed his official role as special government employee, responsible for leading the Department of Government Efficiency. The repost appeared to be a reminder to Musk that DOGE will continue. Musk wrote then, 'As my scheduled time as a Special Government Employee comes to an end, I would like to thank President @realdonaldtrump for the opportunity to reduce wasteful spending. The @DOGE mission will only strengthen over time as it becomes a way of life throughout the government.' The House passed the bill by just one vote last month. The Senate is now considering the legislation and is expected to make changes. If so, it then would have to go back to the House for passage before arriving at the president's desk. With such slim majorities in the House, any changes made in the Senate risk jeopardizing support from various faction of the GOP. That was apparent when Rep. Mike Lawler (R-NY) warned that he would vote against the legislation if the Senate lowered the state and local tax deductions from $40,000. Lawler and a group of other House Republicans held back their support until the cap was raised from the current $10,000. Lawler wrote on X, 'Let's be clear — no SALT, no deal. To be clear a cap on SALT is a payfor for other important provisions in the tax bill. For instance part of the reason we are able to increase the standard deduction is because of the cap. If the Senate changes the negotiated number of $40,000 — it will derail final passage of the bill.'
