DLF's Mumbai project set to launch soon as RERA gives green light to first phase with 416 premium apartments

DLF has received approval from the Maharashtra Real Estate Regulatory Authority (MahaRERA) for the first phase of its upcoming premium residential project in Mumbai's Andheri area. The approved phase will comprise 416 apartments across four towers.
Sources told HT.com that the RERA approval was granted on June 16, and the project is expected to be launched soon.
DLF announced its re-entry into the Mumbai real estate market in July 2023. The company's first project in the city will be developed in partnership with the Trident Group under the Slum Rehabilitation Authority scheme.
In 2005, DLF had purchased 17 acres of prime mill land in Lower Parel at a National Textile Corporation auction for ₹704 crore, the highest bid at the time. After the 2008 economic crisis, it changed its plans and sold the land to Lodha, also known as Macrotech Developers, for ₹2,700 crore in 2012.

The approved first phase of DLF's 'The WestPark' project in Andheri comprises 3, 4 and 5 BHK apartments across four towers, along with a limited number of studio units.
As per details on the MahaRERA portal, the 3, 4, and 5 BHK apartments range in size from 1,048 sq. ft. to 2,278 sq. ft., while the five studio units measure approximately 236 sq. ft. each.
The project's proposed completion date is June 2032. The four RERA-approved towers are planned for a plot area of 7,788 sq. metres.

Ahead of its first project launch in the Mumbai real estate market, DLF's joint managing director Aakash Ohri said in March 2025 that the company is 'careful, cautious, and confident' but not 'overconfident' about the upcoming launch.
Speaking about the launch of the Mumbai project, Ohri had said, "Doubt is the last thing on my mind. I can promise you very, very clearly, no doubt at all, we are very excited, extremely excited about new geography and new challenges. We are confident and not overconfident."
"I am just careful and cautious. To be cautious cannot be misconstrued as having doubt. If I had a doubt, I would never enter any market," he had said.
In September 2024, Ohri had told HT.com that DLF is here to stay in Mumbai and everyone is our competitor.

"Right now, I will say that everyone is our competitor in Mumbai. I am coming from outside, and I have to say this. The company will essentially do what other developers are doing in the Mumbai real estate market when it comes to real estate projects. The financial details are still being worked on and clarity will emerge closer to the actual launch, he added. The move shows a push among India's largest real estate firms to seek a national footprint as they tap into the growing demand for premium and luxury housing. DLF on Friday said that it has sold all apartments, for more than 23 billion rupees ($266 million), in the first phase of their maiden Mumbai project. In May, Prestige Estates Projects Ltd. completed three projects totaling 2.8 million square feet in Mumbai, marking the Bengaluru-based realtor's entry into the country's financial capital. 'Extraordinary growth is only achievable through expansion beyond their traditional local markets,' said Gulam Zia, senior executive director, Knight Frank India. 'The pressure from stakeholders to scale is prompting these companies to explore new geographies.' Homes priced above 10 million rupees made up for about half of all residential sales in India in the first half of this year, according to a report by consultant Knight Frank. Delhi National Capital Region led the race with 16,416 units sold, closely followed by Mumbai at 15,270 units. 'Intensifying Competition' The expansion into newer geographies 'is also intensifying competition for prime land parcels, skilled talent, and institutional capital across new geographies,' according to Arvind Nandan, managing director of research and consulting, Savills India. The real test for this cross-country expansion, however, will come when the market cycle turns, Zia said. 'Even the largest real estate developers have had to retreat from wider markets and refocus on their core geographies during downturns,' he said. The company has lined up about seven to eight launches this year across Mumbai, Pune and Bangalore, according to Bindal. 'We enter a city with the confidence that in next three years we will be in the top three players. That's our approach,' said Bindal.

UP RERA recovers Rs.1410 crores against 5700 recovery certificates

Lucknow/Gautam Budh Nagar, July 25 (UNI) Uttar Pradesh Real Estate Recovery Authority(RERA) has retrieved Rs 1410 crore for paying allottees in 5700 matters so far, officials claimed here today. Between August, 2023, and July 15, 2025, the agency has retrived an amount of Rs.861 crores in 3053 matters. This indicates manifold increase in the recovery of the amounts payable to the allottees against the recovery certificates issued in lieu of orders passed on their complaints. The agency recovered Rs.380 crore during 2023, Rs.463 crore during 2024 and Rs.251 crore so far in 2025. The recovery in the corresponding period in 2024 was Rs. 244 crore. In addition to the direct recoveries through the District Magistrates concerned, approximately 1650 recovery certificates have been settled mutually between the promoters and the allottees. UP RERA has also ensured settlement in another 8500 matters having estimated value of Rs.3320 crores involving both matters of refund and possession of houses during the execution proceedings or through its conciliation forums established at Lucknow and Greater Noida. In total, the claims of 15850 allottee-complainants amounting to Rs.5180 crore have been discharged or settled either through the recovery or through settlement between the promoters and the allottees or settlement between the parties during the enforcement proceedings before the RERA Benches or through conciliation before the Conciliation Forum. Sanjay Bhoosreddy, Chairman, U.P. RERA said the increase in recoveries has been ensured through monthly reviews with the District Magistrates concerned and also by applying pressure upon the defaulting promoters. UNI MBD SSP
