Sale of Glasgow west end care home sale nets £1m for charity

It is one of a number of care homes across the country which have failed under pressure from cost inflation, staff shortages, and a lack of public funding. Balmanno House had 51 rooms, but occupancy levels were said to be consistently at or below 85% which contributed to operating losses.
Administrators Blair Milne and James Fennessey at accountancy firm Azets traded Balmanno House, which was built in 1874, for a short period to ensure an orderly relocation of residents to alternative care.

Now, more than two years later and following 'considerable' interest in the property, the building has been sold for residential development for an undisclosed sum. A statement from Azets said the sale of the property to RSD Property Holdings has ensured that all creditors at the date of administration received payment in full, together with statutory interest, including payment of all redundancy pay and other entitlements due to the former workforce. The care home had around 68 employees.
Mr Milne, head of restructuring and insolvency at Azets in Scotland, said: 'It gives me great pleasure to see such a substantial sum being made available for distribution to charity. It is very rare for all creditors to receive full repayment together with interest from any insolvency process, let alone such a substantial sum being made available to charities.'
He added: 'I would like to express my thanks to the board of trustees for their actions and their support prior to the administration appointment and throughout the insolvency process. The actions of the trustees, particularly seeking early advice on cash flow management, helped to ensure an orderly winding down of the care home operation, an optimal outcome from sale of the company's property asset and ultimately a substantial sum being distributed to charity at the end of the process'.
Speaking on behalf of the board of trustees, Allan Carrick, a former chairman of the care home, said: 'The former trustees of Balmanno House are delighted with the outcome of the administration and subsequent liquidation and are very pleased that so many deserving charities of their choice will benefit from the distribution of the surplus funds.'
The insolvency process moved to a liquidation to allow the affairs of the company to be wound up and the funds distributed to creditors.
A statement said the joint liquidators now plan to finalise matters and to distribute the surplus funds held in the liquidation for charitable purpose, in accordance with the wishes of the trustees of Balmanno House. The charities in line for a share of the windfall include Glasgow East End Community Carers; able2sail; St Francis Care Home; CrossReach; Association for the Relief of Infirmity in the West of Scotland; Ayrshire Hospice; Tenovus Scotland Strathclyde; Glasgow Children's Hospital; and The Prince and Princess of Wales Hospice.
Mr Milne added: "The challenges facing the care sector have been well documented in recent years, with many care homes caught in a perfect storm of rising labour and operational costs, insufficient public funding, workforce shortages and unstable occupancy levels, all whilst compliance requirements have intensified.
"Many are operating at very tight margins and unable to increase revenue to meet rising operating costs. Sadly, a number of care homes have had no option but to enter into an insolvency process due to an inability to meet the liabilities of the business.
'As can be seen from the outcome achieved with Balmanno House, taking early advice on restructuring and insolvency ensures that all options remain available, either to restructure and preserve the business or to maximise the value available to stakeholders from a sale of the company's assets'.

Livingston owner Calvin Ford described David Martindale as 'one of the great managers in Scottish football' after the Lions boss signed a new contract. Martindale has committed his future to Livi until the summer of 2027 with the option for a further season open to both parties. The 51-year-old initially joined Livi as a volunteer coach in 2014 and took over as manager in 2020, making him the longest-serving manager in the William Hill Premiership. Chairman Ford, who purchased a majority stake in the club in May, said: 'David Martindale has left an indelible mark on the recent chapter of the history of Livingston FC. 'Despite multiple challenges over the past several years, Davie's commitment to the club – including promoting back to the Premiership after just a single year in the Championship – have only further cemented his legacy as one of the great managers in Scottish football.' The American added: 'As we move into this next chapter at Livingston, there is only one man properly suited to lead us forward, and that's Davie. 'His unwavering commitment to the club, his partnership with and mentorship to his players, and his love and tireless work ethic of the game make this an easy decision. 'We are thrilled to have Davie leading us on the pitch as we look to make Livingston a threat in Scotland and beyond.' Martindale revealed earlier this week that he was considering leaving the club in the summer if he secured promotion, but had been 'rejuvenated' by the arrival of Ford, which has allowed him to focus on football. After signing the deal, Martindale said: 'I knew when Calvin and the board made it known that they would like me to remain at Livingston, there was only going to be one outcome. 'During the previous seasons it had been very hard for us all at the club and I will remain forever grateful to Dave Black, John Ward and John McIlvogue for allowing me the opportunity to try and take the club back to the Premiership. 'I did have it in my head that if we could take the club back to the Premiership, it would probably be my last season with Livingston and allow me to leave the club in the best position possible. 'But when Calvin and his team came in, it gave everyone at the club a massive lift and the more we all spoke and worked together, the more my appetite grew to be part of this – so long as they felt that they wanted me remain at Livingston. 'So when Calvin and the board got in touch and intimated that they would like me to stay at the club, it was a very easy decision and a very easy process.' Meanwhile, Martindale is facing some selection issues in defence when his side host Hibernian in the Premier Sports Cup second round on Sunday. Daniel Finlayson was missing for last weekend's win over Falkirk and fellow full-back Cammy Kerr is a long-term absentee. Left-back Adam Montgomery and centre-back Danny Wilson both went off with muscle injuries during the game, while midfielder Graham Carey was also forced off. The £150m facility in East Tullos could reopen within the next week, BBC Scotland News reports. The plant was opened in April last year but then closed in June, with operator Indaver saying it was reviewing its future involvement in the project, citing "ongoing issues". However, it is understood that an agreement has been reached which will see EFW Ness Ltd running the facility moving forward. As a result of the shut down, non-recyclable waste from Aberdeen, Aberdeenshire and Moray has been being sent to landfill in Peterhead. It has also led to some delays to bin collections in recent weeks. The incinerator is used by Aberdeen, Aberdeenshire and Moray councils for non-recyclable waste, to reduce the amount sent to landfill. The project is also designed to generate heat that is used in thousands of nearby homes. Commenting, Aberdeen councillor Deena Tissera told BBC Scotland: "It is encouraging that the energy from waste plant is close to reopening following the recent dispute. "However, the fact remains that the council was blindsided by the announcement - a situation that raises serious concerns about communication and oversight." She added that "serious lessons" must be learned, and that any losses incurred by the council were reimbursed. The news comes as a landfill ban is set to come into force in Scotland at the end of the year. However, Scottish ministers have said that any export of waste should only be viewed as a "short-term solution".

Rest assured it is just as frustrating for all of us at the club and our team of consultants as we navigate through the process at mounting cost – currently £3.5m and counting. "Notwithstanding the regulatory boundaries of this planning process, it is incumbent upon us to communicate openly with the main beneficiaries of this project: you, the fans. "Firstly, we remain absolutely committed to working with Dundee City Council and statutory consultees such as Transport Scotland to resolve technical points that ought not to be insurmountable for a project that will deliver £150m of economic benefit to the city, be a transformative pillar of this club's future and provide an ambitious asset to the Scottish football estate. "It is curious that Transport Scotland uploaded a consultation response based on out-of-date information, whilst all parties remain in ongoing technical discussion on the primary issue relating to the junction. "Our planning consultant provided up-to-date context in a letter uploaded to the council's planning portal on the same day as the Transport Scotland submission. In the interests of accuracy and transparency, it is available here – Applicant Letter to DCC Planning "This failure to present both sides of the correspondence in public has understandably contributed to a negative media narrative, which is unhelpful and harmful to the public perception of such a high profile and complex planning application. "It is merely the latest in a series of inexplicable procedural anomalies, which are becoming increasingly commonplace. "Among the concerns raised is the unexplained delay of vital responses from key consultees: The Draft Traffic Management Plan was submitted to DCC on 5 March 2025. The response from DCC [Roads], dated 4 April, was not sent to the applicant until 24 July, along with another response from Police Scotland, dated 30 May. Why the delay in reporting such vital information to us? Transport Scotland's response to the Draft Traffic Management Plan, dated 7 August, was provided to the applicant on 8 August. "It is our dear hope that our misgivings prove to be unfounded. That our assigned senior council officers are shown to have acted with the utmost professionalism and good faith. That ultimately our supporters will be able to see our vision become their reality. "Yet we are increasingly alarmed by unhelpful procedural developments that seem to obstruct rather than try to support – in principle, remember – an ambitious multi-use stadium and event campus. "This, despite on-the-record quotes from council spokespeople stating they exist 'to work with developers to overcome obstacles', when the opposite has been our experience. This, also, despite the fact that in 2017 the Camperdown location was recommended to us by council figures as a preferred site among many under consideration. Ironically, the site since approved for the Eden Project was also under consideration but deemed unsuitable to meet the traffic demands. "Having had no communication from the Executive Director of City Development since the application was submitted in February 2024 – a concern in itself given the obvious long-term benefits to a city facing financial pressures across its main institutions – I am encouraged that the Chief Executive, Greg Colgan, has today agreed to a meeting on the project, at which Robin Presswood will also attend. "We will continue to respect the planning application process in spite of the challenges we have summarised for you illustratively but certainly not exhaustively. We will do so against an apparent indifference by certain council officers to the wider benefits of this project and to our city's regeneration, via the social and economic benefits we have outlined. "In summary, we will continue the fight – though we had never intended or foreseen it being thus – to show our ambition for the City of Dundee and our commitment to a prosperous future for Dundee Football Club, its fans and, indeed, its rivals. The outcome of this process will, of course, have future ramifications for all fans, irrespective of the colour of their scarves. "We now urge the most senior elected figures within Dundee City Council, together with Scottish Government and Holyrood parliamentarians to pay close attention as we approach a critical juncture of this long-running process."
